The space

Paya Villa is a luxurious holiday villa situated at the picturesque Mae Ping River, just 20 minutes drive from the city center, major regional attractions and Chiang Mai’s international airport.

Surrounded by a tropical garden and edging a large private swimming pool, Paya Villa combines the luxury of a five star hotel with the privacy, spaces and homeliness of a private residence. With an area of 1,500 square meters, Paya Villa offers generous luxury accommodation for up to eight guests

Equipped with all modern amenities and comfort, the villas are delightfully furnished in contemporary Thai style, with solid rosewood floor, teak furniture, high ceilings and air conditioners in all four bedrooms, living area, and dining area.

The 2-story main building provides generous space with ample seating and dining facilities for up to 10 guests. Upstairs lie the two master bedrooms with comfortable four-post beds, extra deep sofas and large balconies overlooking the garden and swimming pool. The two large and comfy poolside bedroom villas are equipped with four single beds.

So while a larger party or family group can enjoy the ample living spaces, the villa also thoughtfully provides en-suite bathrooms and separate entrances, so that you can enjoy full privacy and independence as well.

Catering is also very flexible: the villa provides two separate fully-equipped kitchens (in traditional Thai style these a short distance from the villas for your undisturbed convenience) where you can explore your culinary skills, or have our in-house cook prepare Thai meals for you at a very reasonable rate.

The outside area with swimming pool and tropical garden offers you magnificent views over the Mai Ping River. Outdoor day-beds, garden benches and an own river dock are an ideal place for you to relax, unwind and enjoy the scenery.

Live-in housekeeper, house chauffeur, and in-house manager will be available to provide you with assistance at your request. The housekeeper will clean the room and help you prepare the breakfast, groceries excluded, free of charges. Van rental is available for your convenience, it can be arranged for individual trip or all day usage.

Pyre is a really good host. He reply msg very fast. The villa is clear. The house manager and house keeper are nice and cook tasty food. We also rent the van for four days and the driver is really helpful and kind. We enjoy so much at there. Highly recommended if you would like to take vacation on chiang mai.

We are a family of 6 who booked this villa based on the glowing reviews we read on Airbnb. And I believe the majority of the reviews are absolutely true and accurate. The staff at the villa was absolutely delightful, helpful, accommodating, and you are greeted everyday with smiles ear to ear. Wonderful. The villa itself is also beautiful. High quality natural materials and furnishings. As the other reviews also say, I think it was much more beautiful then can be shown in the pictures. We did however have some gripes which I believe need to be shared with the Airbnb community. Our experience with fully staffed villas is that if you book a staffed villa, mostly everything would be handled by the villa. Meaning usually your meals are cooked for you upon request (grocery expenses aside), and the staff clean as well. However, at this particular villa the staff will only cook breakfast. Every other meal would require an additional cash payment of $1200baht + groceries, extremely expensive by local standards. However we were informed of this upfront prior to booking, so even though unusual, we accepted. When we arrived at the villa we were presented with a sheet of additional expenses that may be incurred. They charged additional cash fees for everything, from ironing your clothes to even cleaning up dishes after a meal. It wasn't cheap either, $1000baht to wash dishes? $1000 baht to iron clothes. $1000 baht paid for our entire family meals at some restaurants, so we felt the fees were outrageous and that the villa priced themselves like this to earn extra money like a tourist resort would. If that was the case I would have stayed in a resort that would be more centrally located. This villa is a solid 25 min by car to the city, don't believe anything else you hear. You absolutely must have a car and a driver. I would definitely recommend the driver from the villa, although he was about 20% more expensive then renting a driver and van yourself, he was an absolute pleasure to be around even though he spoke barely english. The last day we were not given a late check out because other guests were arriving. The villa hired a outside driver and van for us, and that driver was horrible, yelling at us to hurry up because he had another pick up to do even though we booked him for a full day. The villa did however, make good on that issue, and refund half our van booking fee. Good service all around from the villa. The pool looks nice in photos, but its very small, and more like a plunge pool. Not very inviting for a swim. The villa is also located on a small pond, which again looks nice in the photos, but the pond is dead still water, brown, murky and smells. It probably affects the large mosquito and insect problem they have, which forced everyone indoors in the evening...

To begin with, all the things Barron complained that are Baht 1,000.- he did not pay for them. The villa is self-catering and self-service, it is clearly stated in the first conversation we have with all guests. The additional services we provide are for guests who would like to relax and let the staffs do the works. As Barron mentioned, we provide the extra service fees information sheet to guests in advance. Nobody is forced to use nor pay for them. We are a tourist resort, I hope there is nothing wrong with that. We charge everybody the same standard price regardless of their nationalities, including Thais. The pool dimensions are stated clearly on our Airbnb listing. No Photoshop was used to make the pool appear larger in the pictures. The villa is located not on a small pond. We cannot lie, everyone can see the river on satellite images or just walk to riverfront area of the villa. There is no major river in Thailand that has clear water except at the waterfalls. All rivers here have this brown colour because of the soil we have. Regarding the mosquitoes, there are everywhere in Thailand, we cannot stop them from flying around in the garden. They only come out in the evening, repellents with deet will prevent them from biting.

It is a very wonderful experience staying in this amazing place. All the staff are very nice and patient. The house is clean, the yard is beautiful and the cooking is very delicious. Strongly recommend travelers come and stay.

Our family of four, including two boys 5 and 7, had a wonderful time at Paya Villa. It is as gorgeous as the pictures look and even more charming. The house manager is so attentive, helping us make our plan for each day and ready to receive phone calls from us at any time asking for advice. The house is perfectly staffed with a driver you can hire (who accompanied us all week), a cook who made us breakfast every morning, and a cleaner, in addition to the awesome house manager. So everything you need is handled. Everything is perfectly clean and comfortable. Pool was too cold for swimming in December and the river is a beautiful backdrop. But no fishing or swimming in it. Location is 20 min from chiang mai center but interesting viewing en route. I couldn't recommend paya villa more! You will be glad you booked it!

We are a group of 8 people and had a fabulous stay at Paya Villa! The place looks exactly like the pictures! It is well decorated with comfortable beds. Pramort is very helpful and able to reply within a very short period even though he is not personally there. Poh is a very detailed and friendly house manager. We missed the breakfast and dinner which prepared by the maids so much :)

We are group of 9 people with two kids, house is well decorated with different ornaments, well equipped pantry and kitchen, super clean room and toilets, bed sheet and pillow as well. The housekeeping are doing good job on the hygiene standard. Pool is not big but enough for us, located center or the graden, very good privacy and good vie too. But the most amazing are the staffs, they are so helpful on everything. Drive us to downtown, prepare meals, breakfast and drinks. Our kids love to stay in the villa rather ho sighseeing. They are definitely doing good job, and what i wrote are 100% ture.

Wow, what can I say, the house is big, pretty, and very well managed. House manager Poh, the maids and the driver were very nice and helpful. I wish to especially thank the driver as he was very helpful in taking us here and there and also helped us shopping at Big C. The big Thai dinner and every day breakfast prepared by the maids were top-notch, they are really comparable to high class restaurants. Manager Poh was a very kind person, he helped us planned and satisfied all us 7 peoples' ridiculous ( :D ) requests. I am very thankful that our friends very much enjoyed the 4 days stay and I definitely would recommend Paya Villa to anyone going to Chiang Mai for a retreat. PS: The pool is amazing. It is much better than the one I stayed in the hotel in old city.

I am a managing partner of Paya Shop, a home decorating shop in Bangkok. My wife is another managing partner. I design and make custom solid wood furniture. She is responsible for the soft-furnishing and hand-craft products. We had to visit Chiang Mai so often for business and we would also like to settle down there after retirement, so the idea of building this house came up. We built this property from scratch. All furniture except the older pieces and the soft furnishing were made from our own workshop in Bangkok.
