We have a studio guest room with a private entrance, private bath and kitchenette available for rent in North Hills, CA. One off-street parking space is provided with the room rental and a semi private patio area is just outside your door for your enjoyment.
The sleeping area of the room is furnished with a king sized bed, night stand and a small desk and chair. We furnish all the bedding for you. There is a large closet next to the sleeping area.
The sitting area is furnished with a sleeper sofa, (bedding provided for sleeper sofa as well) dresser and TV with Fios cable provided. Next to the sitting area there is dining area with a small table and two chairs.
High speed WiFi, Verizon Fios TV and HBO are included with this rental.
There are 3 steps up to a kitchenette and private bathroom. The kitchenette provides a space to do some light cooking (no stove). There is a microwave, coffee pot, mini fridge with a small freezer, a blender and a hotpot. A toaster oven is available upon request. In the kitchenette cupboards you will find a few dishes, a dish drainer and a few kitchen towels as well as a few microwave safe cooking bowls.
The listed rate is for 2 people, the system automatically adds $10.00 per night for the 3rd person. Approved pets make for an automatic 3rd person charge regardless of the number of human guests. Please contact to get your pet approved and if you have any questions about our pet policy.
We are located a few blocks off of the 405 in the San Fernando Valley. The major cross roads are Sepulveda and Roscoe.
There are several restaurants available in the area, some of them are with-in walking distance. A 99 cent store, Laundromat and 7-11 are very close by and can be walked to in just about 5 minutes. A bigger supermarket is about a 5 min drive or 15 min walk away.
Public transportation can be found a couple of blocks away and can connect you to the whole of Los Angeles. Please note that Los Angeles public transportation is not the most reliable way to get around the city, we highly recommend a car for guest who plan to travel to other parts of the city on a daily basis.

We sometimes do have a dog at our place....we foster shelter dogs until they can find a forever home...but they are not in your space or in contact with you at any time unless you come into the main part of the house to visit us.
There is a mini fridge with a freezer in the unit as well as a coffee pot, toaster oven, electric pot and microwave. Towels and sheets are provided and the kitchenette has basic dishes for your use.
Interaction with Guests
We try to greet each guest when they arrive and are available to help if needed, but otherwise the place is yours and your privacy is respected.
We live on a cul-de-sac in a 'working class' neighborhood. We have lived here for two years and have loved the peaceful quite family atmosphere. There are several grocery stores with-in a 2 mile drive, a couple just under 1 mile.
There are people out walking their dogs, kids out playing, we have always felt safe here and hope you do to, please let us know if you have any questions.
There is a bus stop that is with-in two blocks, so possible to walk to, this can connect you to the whole of LA if you take the time to study the bus and train schedules.
HOWEVER, I HIGHLY recommend either having a car, or planning on using a ride sharing service for at least some of your getting around town. Los Angeles transit is known world wide for being ....well, awful.
UBER is one of the least expensive ride-share options...way cheaper than Los Angeles cabs. Here is a code for one free ride up to $20.00.... s789w. Just download the app on your smart phone and enter that code when you sign up.
There is also a company called LYFT which seems to be gaining a good reputation. You can look into this option as well.
Other Things to Note
Please realize that this is California, we live in a dessert and we try to be conservative about water, power and other resources. For example we encourage guests to take short showers to conserve water (5-10 minutes) and we do not run the air conditioner when it is cool out, or at any time UNLESS someone is hot. (it usually gets down to around 65 degrees at night in the summer....dessert) So, as a rule we open our windows and/or use fans at night.
If you are hot, please just let us know. The house, including the rental are on central air. Please disregard the window unit in the rental. There is a fan in the rental if that desired.
In winter we run the heat ONLY when someone is actually cold. However, please be aware that we set it on 68-72 degrees.
NO SMOKING. This is attached to a quiet family home at the end of a cul-de-sac and the occupants have health issues in regards to smoke.

Lillian was very responsive and accommodating with regard to schedule.
The apartment is as described in the photos and is well maintained and clean. It was great for my short term stay.
Lillian was wonderful. Everything was exactly how it seemed in the pictures, and the neighborhood was close to everything. All around, a great stay!
Lillian's daughter let us in and told us what we should know. We enjoyed the apartment. It was comfortable and had everything we needed for our stay.
Upon our arrival we were greeted by Lillian and found her to be personable and friendly and eager to make our visit comfortable. When we mentioned a broken fan and a missing hair dryer She purchased a hair dryer and fan the next day. We very much enjoyed talking to her. The immediate neighborhood is older but fine for small walks but the business areas a few blocks away away were old L.A.
No complaints! Very responsive, friendly, and accommodating host. The space was clean, comfy, and everything i expected from the stay. Lillian was very attentive to my needs and was super cool about the late check in. Would stay again soon.
Had a great time! The place was exactly as it appeared in the pictures and Lillian welcomed us & showed us around. It was a nice spot for a little weekend getaway.
Excellent place for the price. Lots of space and privacy, and the kitchen is equipped with lots of little appliances. Lillian was very helpful and easy to communicate with even though our schedules didn't quite line up. Overall satisfied.

My kids and I spent the last 9 months on the road traveling all over the US. In 2012 we got to visit Balimore, Wasington D.C., Virginia, the Florida Keys, the Grand Canyon, Las Vegas and All over California, including a long stay at Yosemite National Park. We got to stay in a lot of rental units, hotels and campsites and we got to know a lot of really great people. However all good things must come to an end and it is time for us to settle down again.
THE NEXT BEST THING....bring the world travelers to us. So we got a place and fixed up a spare room and are hoping to rent it out to some weary travelers to enjoy a good nights rest and awaken ready for a new adverture.
