The standard monthly rental rate plus associated Airbnb fees.
On the day after the guest checks in, the payout method you supplied will be credited.
Security deposit amounts, payment of which is required prior to or at the moment of entry in the apartment, vary according to the length of the stay.
- for periods of 1 month or less than one month, the amount is equal to Php10k
- for periods of 2 to 5 months, the amount is equal to 1 month’s rent (can be negotiated during the availability confirmation)
Security cash deposit is to be returned when you check-out. (assuming no damage).
In addition to the prices listed in the apartments’ description, you must add the following:
- Utility costs for the consumption of electricity and water

As a guest, you have the exclusive use of the property and its facilities. The condo complexes usually share swimming pools, fitness room, basketball court, outdoor grill, etc. You will have access to all the facilities, but it will not be at your group’s private use. Other guests and home owners that are staying in other units will also have access to the facilities.
Other Things to Note
CONFIRMING A RESERVATION
A down-payment of 30% of the total rent is required at the time of reservation. The amount may vary depending on the dates of rental period. The down-payment is non-refundable under any circumstances. We accept payment through PayPal, bank transfers or cash direct to admin.
PAYING THE REMAINING BALANCE
The remaining balance is payable in cash upon check in.
CANCELLATION AND REFUNDS
The down-payment is non-refundable under any circumstance. Cancelling your reservation within a week before the scheduled arrival date will result in forfeit of full payment. For rentals longer than four weeks, cancellation will result in forfeit of one month’s rent.
PLACING AN OPTION
In order to allow you to coordinate your vacation arrangements, in most cases, we are able to hold an option up to 48 hours before confirming your reservation.
In the absence of damage and/or any outstanding accounts, the security deposit will be returned following the end of the stay. The security deposit shall be paid at the time of check-in; it must be paid in cash in order for the tenant to have access to the premises.
DAMAGE TO PROPERTIES OR MISSING ITEMS
As a guest of Linmarr properties, you are responsible for leaving the condo in the condition it was in when you checked in. In the event that the admin claims otherwise and provides evidence of damage or missing items, you agree to pay the cost of replacing the damaged or missing items. It will be deducted from the security deposit amount before its return.
INCLUDED SERVICES IN THE PRICE
As a guest, you have the exclusive use of the property and its facilities. The condo complexes usually share swimming pools, fitness room, basketball court, outdoor grill, etc. You will have access to all the facilities, but it will not be at your group’s private use. However, the tenant is allowed to have max. of 3 guests to use the facilities for free. Other guests and home owners that are staying in other units will also have access to the facilities.
EXCLUDED SERVICES IN THE PRICE
The following services are excluded in the price:
Consumption of electricity, A/Cs, water, gas tank refills.
Airport pick-up and drop-off
Bath towels and Toiletries
GUEST CONDUCT DURING YOUR STAY
The homeowner made the private residence available to you to rent and we are confident that you will treat the properties with the care and respect.
Unacceptable behavior (including destruction of property, excessive noise, and other acts of misconduct) may result in termination of the rental agreement and guests may be asked to leave the property immediately, forfeiting any fees paid.
Guests acknowledge that by agreeing and signing these terms & conditions, they individually and jointly agree to be bound by the provisions contained herein and responsible for all sums due hereunder.
We would appreciate your cooperation in a couple of areas that will make your stay safe and enjoyable. These will also keep our condo in the condition that you expect.
a. Report any damaged articles or malfunctioning equipment to the Guest Coordinator: (phone number hidden) or email the host: (email hidden)
b. We make every effort to have all the appliances available and in working order. Problems in the condo will be handled in a timely and professional manner but are subject to availability of repair people, etc.
c. In the unlikely event you need maintenance during your stay, DO NOT ATTEMPT TO FIX ANYTHING YOURSELF. Please call the guest coordinator at the above number.
d. We are not liable, nor will provide a refund, for any stoppage of electrical services caused by inclement weather, blackouts or other circumstances beyond our control.
2. EQUIPMENT & APPLIANCES
a. Close and LOCK all doors and windows anytime you leave the condo. Turn off all AC units, lights and fans while out to conserve energy.
b. DO NOT REARRANGE ANY FURNITURE. Please treat this condo as your own, as it will help assure our condo is in the condition you expect when you arrive.
c. Please do NOT DISCONNECT OR REARRANGE ANY WIRING TO OR FROM THE TV. If you have any problems, please call the guest coordinator at the above number.
d. WATER HEATER. The water heater is a multi-point system which is FLOW SWITCH ENERGIZED. Hence adjusting the temperature from medium to high and changing the flow of the shower won't be beneficial. DO NOT ADJUST WATER HEATER SETTINGS MANY TIMES. Just set it once in either medium or high, let the water flow rapidly and do not reduce the flow. The water heater turns on and off depending on the flow of the water.
3. UTILITY BILLS
a. The utility costs for the consumption of electricity and water will be tallied into final sum and settled upon completion of the stay.
b. For rental periods exceeding 1 month, the Guest Coordinator will notify you of the amount due and payments will be made on a regular basis with the monthly rent to avoid disconnection of utility services.
c. For rental periods of less than 1 month, utility fees will be calculated based on the readings of the meter counters at the time of both entry and exit and settled at the time of check-out.
4. PRE-PAID INTERNET 4G SUPERSTICK
a. Globe Pre-paid Internet Super stick is provided but you have to load it by yourself.
b. Its speed is up to 3mbps. The wifi connection can be shared with up to 5 wifi enabled devices.
c. It's like a pocket Wifi which you can carry it with you anywhere as long as it is fully charged.
d. PLEASE HANDLE THE STICK WITH CARE AS IT IS PRONE TO BREAK/DAMAGE WHEN IT IS DROPPED.
e. The usual costs of loading the stick but still depending on the current promotion from Globe:
Php200.00 for 5days unlimited usagePhp999/- for 30days unlimited usage
f. For assistance to load the stick, please refer to any Globe outlets in nearby malls. They will be happy to assist you.
No copies may be made, and keys will be returned to the Guest Coordinator upon check out and before the security deposit is released.
6. CIRCUIT BREAKER BOX
The circuit breaker box is located on the wall near the refrigerator. In case of a short, flick the switch for the appropriate equipments / appliances.
7. INDIVIDUAL ROOFTOP LAUNDRY AND DRYING AREA
Always LOCK the laundry area when not in use to safeguard the laundry set and equipment. Always keep it clean.
Parking is limited to one (1) vehicle. Vehicle shall be parked in the designated PARKING NO. A38/39.
Clean any spills up immediately. Do not cut directly on the granite countertops, use dishware or cutting board provided.
a. Only the confirmed number of guests is allowed on the unit. We do not allow more than 2 guests at any time. We do not allow parties on the condo.
b. Quiet time should be observed from 9pm to 8am during which time the noise from the condo shall not unreasonably disturb adjacent neighbors.
11. SMOKING is always restricted inside the condo.
No animals or pets of any kind can be kept, allowed or permitted on or in the premises.
Always dispose the Trash to the garbage chute of the building.
14. SECURITY DEPOSIT
In the absence of damage and/or any outstanding accounts, the security deposit will be returned following the end of the stay.
15. CHECK OUT
At least three days before quitting the condo, you must contact the Guest Coordinator to arrange an appointment for your check out. On the morning of your checkout please do the following:
• Take all food out of refrigerator and dispose it properly in the garbage bin/chute of the building.
• Turn off all lights.
• Lock all windows and doors.
16. DAMAGE OR MISSING ITEMS
As a guest, you are responsible for leaving the condo in the condition it was in when you checked in. In the event that the Guest Coordinator claims otherwise and provides evidence of damage or missing items, you agree to pay the cost of replacing the damaged or missing items.
17. FORGOTTEN ITEMS
We are not responsible for items left behind. Please check and recheck that you have not left anything behind.
18. LOST ITEMS
We are not responsible for the loss of personal belongings or valuables of the guest.
Please check your car and bags for any items that are supposed to remain at the condo.

LINMARR COMPLEX RULES
1.The gate(s) for ingress/egress to Linmarr Towers shall be open 24 hours. However, Linmarr Towers shall implement a sticker system. Vehicles without stickers shall surrender their driver’s license or valid identification card and Linmarr Towers may validly refuse entry to vehicles/persons who refuse to comply.
2.Visitors are prohibited from entering the premises after 11:00 pm unless an arrangement or advice is made with the management/guard beforehand by the unit owner concerned. This notwithstanding, unit owners and visitors are prohibited from parking their vehicles at the visitors parking area overnight.
3.Solicitors, advertisers and product promoters are prohibited from entering the premises of Linmarr Towers.
4.Pets/animals are not allowed in the residential unit nor shall anything be done therein or emanate therefrom which may be or become an annoyance or nuisance to other unit owners.
5.Ostentatious display of firearms within the premises of Linmarr Towers is strictly prohibited. Drivers and bodyguards shall not be allowed to loiter within the premises. Bodyguards shall stay outside the premises of Linmarr Towers while drivers will have a specific area designated for them. No parking slot shall be used in a manner which is improper, offensive, illegal, immoral or annoying to other owners.
6.Loud and excessive noise within the premises is likewise prohibited. No horns, whistles, bells or other similar sound devices shall be placed or used in the unit, except security devices used exclusively to protect the security of the unit and improvements located thereon.
7.Every tenant is obliged to keep and maintain the unit and its appurtenant areas in good and sanitary condition and repair at all times. No noxious substance shall be kept and no illegal and offensive activity shall be carried in the unit or Common Areas.
8.Violation of the provisions above and other policies that may be enacted from time to time shall be subject to strict penalties that Linmarr Towers/the Condominium Corporation may impose and deem appropriate including but not limited to the suspension of voting rights and/or rights to use and/or enjoy the recreational facilities of Linmarr Towers. All illegal activities shall be reported to the proper Authorities.
The condo is nice and very conveniently located. It's an easy walk to two malls, and public transportation is close by. As a studio, it is only large enough for 1 or 2 people, and that should be obvious from the listing. Private laundry facilities are located on the roof. The condo would really benefit from a Murphy bed whenever remodeling is done. The few questions I had were quickly answered.
First we must say that this condominium is in Porras street, not in Lakandula street, this is very important cause in Lakandula street there is an other condominium called Linmarr apartelle. The taxi driver took me there when i arrived, so that, after i spoke with the reception of linmarr apartelle, i had to call an other taxi to arrive to the real adress. When i arrived, the check in was perfect, the father of Mary Ann was already waiting for me at the entry. He is kind. When i saw the apparment, i realized that the condo didn't receive any kind of cleaning after last guest left. The wc had stain of urine, in the toilet i found covers of razor for man, under the bed used condoms, old sleepers, a death big green locust and so on...
even if i tryed to clean it by my self, i changed my mind when i found a big red cockroach under the sink. So, i contacted Mary Ann asking to receive a professional cleaning.
Beleive me, i would not have writen this reference if i had not receive this answer from Mary Ann: she said that her father had some family problem and cannot help me, and if i want, i'm free to leave the aparment paying only the first month!
This answer was really scaring me also because she repeated it more times.
If you leave from Italy, to arrive after 2 days of travell in a totally unknow country, to know that you are free to leave a place that you have booked 3 months before leaving, and you don't have any idea where you can go to stay...that s not a solution!!! I just wanted a cleaning of the condo! And i can understand her father has family problems, but i dont need her father, only a cleaning personnel.
Anyway her father sent me a boy who helped me to clean the condo for 20 minutes. (it took like 3 days for me to clean it all and get rid from cockroaches) and about 2000 p. for cleaning staff and Baygon.
After this, i must say that my stay in this condo was nice. The condominium, the neighbourhood, the pool, everything is nice. The pocket wifi sometime is not working, but you just need to swich it off for a while.
The water heater got blocked 3 times during my stay, but the boy just teached me to unblock it. The first time it happened, i informed Mary Ann, who sayed that it is "because of it's usage" (so, like it is my fault). in reality is quite normal and i just learnt to unblock it by myself.
About the location: is quite central. 10 minutes far from gaisano mall. But if you go out at around 12:00 you will wait like 10/15 minutes before to get a tricycle, and if it is sunny, it s pretty an hard time.
For the record let’s look at the whole picture.
Max had booked the condo in a very rock bottom price that I am pretty sure he could not find anywhere in Davao city. Comparing to other listings here, the condo is already the cheapest. But I did still give him discounts for 3 months stay. Aside from that, there was conflict in booking. He had preferred dates which had an overlap with the booking of previous renter, and I had requested him to adjust his dates to fit in the calendar and for the preparation of condo for his check-in. I usually allow 2-3 days after each guest so that there will be enough time for cleaning and checking the equipment, but Max was aware before the booking that there was no time in the schedule with the previous guest which he had accepted. We tried to prepare the condo though we had same day for preparation only.
However, Max could not adjust his schedule; instead he had asked us to arrange the 3 nights for him somewhere or to cut the price of these 3 nights from the total sum. And again, I had given him more discounts as he was friendly during the booking and with the trust that he would be grateful of it.
As there was no enough time to clean the condo and unexpectedly there was death happened in the family which made circumstances uncomfortable from day one and my father being the caretaker could not facilitate the issue. I had informed him whether he wants to cancel the booking without any obligations as I was worried and concerned that my father could not attend him for uncertain times. But Max showed positive interest and consent in spite of all those issues; he ignored the issues and preferred to stay in condo for a period of 3 months. I assumed this issue was already settled as he did not raise any complain during the whole three months he stayed. I have maintained this condo for more than two years. I have had many different nationalities staying here and when they addressed me with a concern we resolved it. We admit that the condo was not totally cleaned because of unexpected event occurrence. Anyway he also admitted that he is a kind of “hygiene phobia”.
Our condo I believe is to be a great value compared to any listing. If you were to book in a hotel room during the peak season time, it would likely cost thrice of the amount. We assure all our guests to have a comfortable and happy stay in the condo.
This was a great choice for my stay in Davao. While I did not get to meet Mery Ann personally, she and her family were very receptive to my questions. The apartment itself isn't big but it's got everything you need: TV, appliances, and a nice balcony view of downtown Davao. The building itself is also well-maintained and safe, and it's conveniently located in the heart of the city.
My only criticism---if you can call them that---is the lack of WiFi. While the apartment has a Globe 4G superstick, it's not quite the same. I would have been willing to pay more money for true wireless Internet.
Overall though, this apartment is a great choice for singles or couples traveling to Davao.
The condo had just undergone a change in management when I first arrived, so there were a few little mix ups here and there, but Mery Ann was always extremely responsive and helpful in getting even the tiniest problems taken care of immediately. I can't say enough about her customer service.
The unit itself is gorgeous. Granite countertops, new appliances (including a remote control AC unit that works great), fantastic lighting throughout, a queen size bed, and even though it's just a studio, there's more than enough storage for all your things. I actually got to see a few of the other units in the building and this one had by far the best setup.
Your balcony view overlooks the beautiful grounds, which are maintained around the clock by a team of caretakers. If you're up early enough, watching the sun rise over the mountains in the distance is absolutely breathtaking. The pool is extremely nice, and there's an outdoor grill (which they were actually adding to when I left) and plenty of tables.
There are a few other condos in Davao City, but Linmarr Towers has the best location in my opinion. You're right in the heart of downtown. It's easy to catch a cab or tricycle by the guard house for a short ride to the nicest malls, restaurants, and bars in the city.
Make sure to check out the Fountain Court at SM Lanang mall for an awesome selection of really nice places to eat, and Brick Lane for some cool, higher-end bars and really talented live musicians.
The Samal Island ferry is just a 15 minute/$4 cab ride away and it only takes another 15 minutes/$1.50 once you're on the boat, so it's easy and cheap to get to and from the beach.
All in all, this unit is an amazing value -- especially compared to the rest of what you'll find on Airbnb. I actually ended up extending my initial stay for two more months, and the only reason I left is because someone had already reserved it for the next one. If you're planning a trip to Davao, reserve this place while you still can because it simply can't be beat.

Cozy studio apartment, a place to hang your hat at the end of the day. Even though there is air conditioning, cable TV, a small kitchen and balcony I think its too small if you want to hang out in the apartment on a regular basis. The 4th floor balcony overlooks a half basketball court and both pools. The office staff and security guards are very nice and helpful. Free wifi is only available at the front office. Overall this place is suited for 1 or 2 people that will be out and about most of the time. Also Mery Ann, the host, was very quick to reply and notify the front office of all my arrangements.
