The spacious studio with south-facing terrace is shaded by lush vines, with an outdoor BBQ and shower. Free WiFi, air-con, satellite TV . A fully equipped kitchen, a separate Bathroom with walk-in shower, toilet, washing machine. Walking distance to Risan's centre/seaside. Free on-site parking.

The space
The apartment is equipped to a high standard, ideal for a couple, with a king-size double bed and also a sofa bed for a third person or 2 pre-teenage children. On the 35m2 terrace there is a BBQ area, shower, and sun-bathing loungers. Inside the 27m2 Studio is a shower bathroom with clothes washing machine; fully equipped kitchen with large fridge/freezer; free satellite TV and free Wifi as well as a dining area. Eco-House Studio is about 55m above sea level on the quiet hillside 5-10 minutes walk from the centre of Risan.

Guest access
The apartment is completely separate from the main house, with secure gated access by steps from the road which also lead to the Eco House, home of your hosts. Private off road parking is immediately outside. The hosts' wide sun terrace with sea view is available to guests for sunbathing.

Other things to note
We are developing a Mediterranean garden, there are herbs available for guests to pick for their cooking.
The road from the town is steep and not really suitable for campervans or vehicles much larger than a normal private car or 4x4.
We are happy to arrange for additional cleaning at extrs cost per occasion.

The Studio is in the leafy outskirts of Risan - a green oasis in the north corner of the gorgeous Bay of Kotor on the main road. It is blessed with ancient springs, woodlands, eagles and rich birdsong, including magical nightingales. Risan is an unspoiled ancient small town on the main road around the famous Bay of Kotor with a bustling Sunday market under the fragrant lime trees. There is a beach for sea bathing, 3 great waterside restaurants, 2 supermarkets, a bakery, post office, book/ souvenir shop, clothes shop, taxi rank and kiosk (local mobile phone top-ups, cigarettes &c). The Tourist Office is at the Roman mosiac site, and overnight visitors must register here. Risan is among the oldest settlements in the region, with its fortress from which the Illyrian Queen Teuta fought the invading Romans in the 2nd century BC. A later Roman villa built here boasts the finest Roman mosaics in the country, open for visitors every day. Under Venice for 500 years the area was also on the border with the Ottoman Empire and of the division between Rome and Byzantium. The Austro-Hungarian Empire took over after the Napoleonic Wars, building many fortresses and towns.

Tranquility for the soul, peace of mind, safety and peace in your home, and outside, we all need it, especially now. EcoHouse Risan Studio is a holiday home for our guests, the Studio is a totally self contained unit, easily accessible from the street via a common main gate with the owners main house. Eco House Risan Studio was appointed a '3 Star Apartment' by the Kotor Municipality Tourist department, in October 2020. The Studio has beautiful modern kitchen, easy to use. The very spacious terrace is restful, in the summer one can sunbathe, looking up to the green canopy through kiwi/vine leaves, Jasmin and blue peaceful plumbago blossoms, looking at the endless blue sky, towards the eagle's mountain top. There is an outdoor shower to cool off in the summer, one is surrounded by endless greenery, nightingales are singing their sweet songs, in the early evening. We are in the autumn now, it has been a difficult year so far for tourism with the covid virus, but we have felt safe in Montenegro. Anke and James, as owners have enjoyed the spacious house and the garden, we believe, the spacious Studio and the terrace, surrounded by greenery and views will allow the guests to have peace and enjoy some rest. One can walk along the coastal road of Unesco Boka Kotorska. Cafes and restaurants are open again, but all in a controlled way. Our guests have been lovely. We were privileged to become friends with many of them. It has become a joy to share our sustainable home with our Guests; we try to offer peace, tranquility, and shelter from the outside. Exploring new places, like Risan, Montenegro, meeting different people, and discovering various cultures can help to uplift your soul. It isn’t how much time you spend somewhere that makes it memorable: it’s how you spend the time.” We try to help so you can enjoy a real relaxed holiday, we offer MNE and also 'life' knowledge. Life has pressures, we try and ease them away, gently, in a holistic ecological way. We are still learning to build our 'Mediterranean Garden', building the various terraces, climate change makes it difficult to find the right plants, it's heartbreaking when a lemon tree suddenly does not produce lemons. We are a retired British couple, bought some land in Risan, and have built the first family house in Montenegro designed to German Passivhaus standards. With life-long interests in the environment and ecology, we seized this opportunity not only to build a house for ourselves and our extended families, but also as a demonstration for Montenegrins of what is possible, practical and economic while being at the forefront of sound environmental practice. We finally managed to build the EcoHouse, though needless to say, this being the Balkans, things have not worked out entirely as originally planned! •Holistic ecological view of life.
