In our freshly renovated flat you will find any kind of comfort and enjoy the unique view on the whole city! Located in the very heart of Venice, just 5 min from S.Marco and 8 from Rialto, the flat is also convenient to reach the Biennale and Burano.
The apartment is located in the very heart of the historical centre of Venice. It is composed of a spacious living room with a beautiful marble fireplace and one big table that seats six people; there is a full equipped kitchen with dining table that seats four people; one spacious double bedroom with wardrobe; one spacious single room with wardrobe and a nice private toilet; luxurious bathroom with marble shower and Jacuzzi tub; traditional panoramic rooftop terrace ((website hidden) "altana", see our pictures, and read the apartment reviews!).
Amazing location: just 5 minutes from Saint Mark's square, 8 minutes from Rialto bridge.
Direct connection from the airport (water bus Alilaguna - Blue Line).
Nearest water bus: San Zaccaria (Lines 1, 2, 41, 52).
Additional equipment: air conditioning in every room, 4 rings gas cooker, wash machine, dish washer, electric oven, microwave oven, moka, kettle, independent heating, TV, hairdryer, iron, safe-deposit box.
The price includes everything you need for your stay: housekeeping, linen and towels; electric, heating and water bills are included.
Check-in is guaranteed for free till 19:00, from Monday to Saturday. Late check-in can be arranged and might be charged for with a fee of 20 euro that entirely goes to the girl/guy who will come to meet our guests.

Q: "Housekeeping Included" - what does this mean?
A: In many apartments the cleaning service at the end of the stay is not included in the price per night. In our property the price includes this service.
Q: Are any basic kitchen staples provided? - oil/ salt/pepper etc.
A: Yes, they are provided.
Q: Access - how many levels is the building - please advise access to your level (is it the top level?)
A: The flat is located at the 5th and last floor of an ancient building. There are about 90 low steps.
Q: Images of stairs - are these within your apartment? (multi level apartment) or in the public area of the building?
A: The picture shows the last flight, which is private. The apartment is on one single level, apart from the "altana" terrace which is literally "on the roof". To get to the altana, however, there are just 6 steps from the corridor (see pics!).
Q: "Rooftop terrace" - is this exclusive to the apartment or shared by all occupants of the building?
A: The "altana" is absolutely private. No other apartment has access to it and the building has no other terrace.
Q: How big is the Terrace? How many people can seat at the table?
A: The altana is more or less 4x4 square metres. Four people can comfortably eat/have breakfast together.
Q: Ladder in the bedroom - what is accessed by this?
A: The ladder goes to an attic that is not accessible for our guests. It is just a storage closet.
Q: We will be travelling by train: do you provide details on getting from San Zaccaria water-bus to your apartment?
A: Yes, we provide detailed info to get to San Zaccaria from BOTH the the two city access, which are the TRAIN STATION or the BUST STATION of PIAZZALE ROMA. We also provide via mail a detailed map of the house neighbourhood.

The flat is located in one of the richest and ancient part of the city. Anything you imagine, know, and want to see in Venice is there!
Within 10 minutes from the flat you have the monumental complex of S. Marco, Rialto bridge and the ancient market, Palazzo Grimani, Querini Stampalia Foundation and the Scarpa Museum, the Scuola Grande di San Marco (monumental hospital), San Giovanni e Paolo gothic church, the orthodox Greek's Church and museum, the island of San Giorgio, and many many more things to see...
San Zaccaria water bus stop is just 4 minutes far from the flat. From there you can reach any part of the city, including the airport and the railway station!
you will always receive the keys by one of us at the water bus station of San Zaccaria, which is the most convenient meeting point to reach the flat.
However, there are two options:
1_We guarantee the check-in for free if you arrive on a working day (Mo-Fr) by 19:00.
2_If you arrive at San Zaccaria after 19.00, on Saturday, Sunday, or on a public holiday you will find anyway someone who will greet and show you the way to the flat. However, if we cannot come personally to meet you, we will charge you 20 euro that entirely go to the girl or guy who will come to meet you. Nevertheless, if we can come personally to greet you, this service is for free.
The check-out time is STRINGENT.
However, you can ask if there is the possibility to leave your luggage for a while if your train of flight departures is late in the afternoon.
VERY IMPORTANT: PLEASE MIND TO CLOSE ALL THE WINDOWS AND DOOR WHEN YOU GET OUT THE FLAT. PLEASE ALSO MIND TO CLOSE THE DOWNSTAIR DOOR WHEN YOU GET OUT OR GET IN THE BUILDING.
Great location. Easy to access most parts of the city esp the main attractions and the Biennale. Lovely terrace on which one can look out onto the roof tops of Venice.
Quinzième ... ou vingtième séjour à Venise, nous devenons connaisseurs ... et exigeants, alors nous pouvons vraiment donner un commentaire très positif sur ce très bel appartement. Photos fidèles, tout est très soigné, les vues géniales ! Le quartier est très vivant, c'est un plaisir d'aller chez la fleuriste, le boucher, le marchand de vin, les libraires, la Coop bien achalandée, et de tout cuisiner avec tout le confort nécessaire et ensuite, dégustation sur l'altana, (ou "réfugiés" à l'intérieur, dans l'airco ,vu l'exceptionnelle vague de chaleur de cette quinzaine de juillet !) Après nos journées bien remplies, Biennale d'Art, et concerts du festival de la Fenice presque un soir sur deux, fêtes du Redentore, exploration de la lagune, ...relax et plaisir du jacuzzi, et internet qui fonctionne très bien ce qui permet la correspondance avec les amis présents à Venise et d'écouter convenablement notre soundlink hifi portable, à nous la belle musique ! et dans un cadre dont on ne se lasse pas ...
Davide's place was amazing we had such a wonderful time it has anything you could need the patio has stunning views of st Marco we were even able to take a gondola ride the went right by our place if we come back to Venice we will definitely stay again thanks
Words do not suffice, brilliant apartment , gracious host and the best roof deck in Venice , lovely neighbourhood , close to everything but a great mix of locals and tourists , don't miss Gina who runs the fruit stall at the beginning of the little street the apartment is in , buy some stunning tomatoes and salad items , get some beautiful bread from a few doors down , a couple of aranci from the bar / takeaway , also nearby , make your self an aperol spritz and catch the early evening swallows , if there is a heaven ( this it ) many thanks davide , best listing in Venice for quality , value and location , grazie Mille davide
Really great place with a wonderful view of San Marco. We like it so much that we are staying there again next year for a month.
We booked this based on all of the great recommendations and it definitely didn't disappoint. We were greeted by Maria, who walked us to the apartment and also gave us some great local recommendations (All'Arco, La Zucca, Al Timon, Ca' d'Oro, Dal Moro's, Bacareto Da Lele, La Rosa dei Venti, etc...). The apartment was beautiful and the view was incredible. The location is perfect, only 5-10 minutes from the water bus (San Zaccaria Alilaguna stop) and close to all the main attractions. Aside from a small hiccup with getting the A/C going (it only works from a remote control, which was tucked away in one of the drawers), and hauling our luggage up the 90 stairs (which is well worth it once you get there), the trip was flawless!
I would highly recommend this place and will stay here again should I return to Venice!!
