You'll love having all the comforts of home provided in our walk-out 830 sq ft basement apt **lower floor only** Experience an amazing nights sleep in the king size bed or queen. Guests love the comfy mattresses & plush linens, 3 TV's, 1.5 acre yard & swing-set, the deck & pool (seasonal), the fire pit & watching the hummingbirds, finches & eagles in summertime. Only 2-3 miles to Ky Lake & Ky Dam Village boat ramp. *NOTE it's *COLDER* than upper floors (67ish with thermostat set @72)

The space
It's been confusing to some guests about the LOWER FLOOR ONLY since listing says entire place. The ONLY 2 choices airbnb allows for listings are 1) shared and 2) entire place. Nothing is shared here, you may never even see us. You'll feel like you've gone to your grandmother's house, except you'll have total privacy!

The apt has a full kitchen/Living room combo that's 25x17ft.
*Kitchen has refrigerator, stove, microwave, coffee makers, blender, pots, pans & all you'd need to cook including oil salt/pepper, coffee etc.
*Living room has a 50 inch smart for your streaming services, 2 sofas, recliner & leather chair w/ottoman.
*Master BR is 20x10 & has a king mattress, rocking /recliner chair, small chest, 2 nightstands & a 50"TV w/Roku. Also a large double closet.

* Bonus 2nd bedroom is 10x11.6ft with a comfy 18inch queen mattress, ONE bedside table, a desk with office chair, one tall chest of drawers, 32" TV with built in DVD player & single closet.

VERY IMPORTANT MUST READ **
**ACCESS to 2nd bedroom IS THROUGH the MASTER bedroom & bathroom ONLY!!!
This is NOT IDEAL for privacy so please take note and DO NOT book if this will be a concern for you!!!!

*Bathroom is 10x11.6ft with tub/ shower with hand held shower-head & vanity with triple mirror
***There’s a twin bed in the hallway between MBR & LR.

***NOTE: It's very COLD here during summer (May-Sept) when we're running the AC*** I provide bathrobes, blankets/throws, heavy socks and will lend you a hoodie or jacket.
*****Please note: You CANNOT adjust or control the HVAC TEMP settings. There is no thermostat in your rental, only the one on our floor upstairs We keep it set on 72 year round which makes it* 67-ish* degrees in the apartment.
If you are cold-natured, our place will NOT be a good fit for you in the summer! **Please acknowledge you read and understand this if booking in May-Sept!***

*Registration needs to include the names of all adults. You are allowed to have guests visit & they're welcome to swim in season, however NO overnight un-registered guests without my approval.

**NOT suitable for Parties or Events of any type- this includes birthday parties!!

**Your parking & entry door are in the** BACK** side of the property. Take the paved driveway down & behind the left side of the house to your huge parking lot for up to 3 cars or 2 cars with boats.

Fishermen are welcome here, I have outdoor outlets for your boat batteries.

**There are NO STEPS which may be important for some guests.

Guest access
Inside-Entire lower floor except for garage & storage closets which are labeled. No smoking inside ever!!!! You may smoke outside by the fire pit where there are 4 chairs. Children & adults can use the entire back yard. We have a small play area for children. You're invited to use the swimming pool and the lower part of the deck (in season). The guests lower deck is 18x24 or 432 sq ft. We also have floats stored there for you to enjoy. Open in season only but message us to be sure it's open if the pool is your reason for booking! It’ll be your very own***private pool*** as we DO NOT use it when guests swim.

Other things to note
1). NO SMOKING!!!

2). OUR SPACE IS COLD IN THE SUMMER!! Central HVAC makes this space COLD due to it being a walk-out basement. Fall & Winter when we don't use AC, it's a comfortable 70-72 degrees.
We keep thermostat on 72 year round which makes it 67-68 degrees in the apartment. If you're COLD-NATURED this will NOT be a good fit for you! Highly recommend you pack warm lounging/sleepwear! I provide extra throw blankets, long sleeve warm bath-robes & even socks.

3)The electrical boxes are in the 2nd bedroom so if there's a power outage or emergency we WILL need access to them*** They are behind 2 doors built into the back bedroom wall. We must insist that you NOT tamper with these! If you have children are using this room, instruct them not to open those doors!!

Neighborhood highlights

We have a beautiful quite wooded neighborhood, great for walking, almost no traffic. It has a rural country feel yet we are located VERY CLOSE (1 block) from major roads, only 1-2 mile groceries, pharmacy, restaurants and a convenient store and only 2 miles from Ky Dam State Park, Ky lake, Mike Miller Park, I-24 & I -69. We often see & hear red tail hawks, owls, eagles, deer, rabbits, squirrels & lots of finches & hummingbirds.
