Delightful building, with local stone building front, set in the green hills of Maremma.
It has a living room with kitchenette and fireplace on the ground floor, two large bedrooms and two bathrooms upstairs. Large garden and outdoor spaces, parking.
Just 800 mt. outside the village of Semproniano, it is situated in quiet but it is not far from the main services (grocery, pharmacy, post office).
The kitchen is equipped with stove, oven and fridge/freezer and everything you need to prepare and
enjoy food; bed linen and towels are also provided, as well as a hairdryer.
Children are welcome, but they must be properly supervised because they do not get hurt, due to the features of the property visible from the pictures and even in view of adjacent woods.
The house is located just 9 km. far from Saturnia Thermae, where in addition to an elegant thermal estabishment you can also take advantage of the “Cascate” (falls) with free admission.
The location is also strategic in many other respects.
It is only 30 minutes by car far away from the important Etruscan necropolis and cities full of history as Sovana (heritage of Umanity - UNESCO), and Pitigliano; but also from Amiata Mount (winter sky resort) and its historic towns, first of all Santa Fiora.
You can also visit the wildlife park of Monte Labbro (about 20 min. by car), with native aminals of the area.
You can moreover reach (one hour’s drive) the Argentario sea, or the Val d’Orcia countryside, (Montalcino, Pienza) and with a little more Siena. The house is less than two hours by car far from Trasimeno lake, Perugia and Assisi.
Semproniano offers, besides its unspoilt countryside, delicious local food production (wine, oil, cheese), as well as walking, horse riding, tennis.
Additional cost (to pay cash on arrival): final cleaning 30 euro (but kitchen must be left clean or more 20 euro)

We had a lovely stay at Giovanna's apartment near St. Peter's Square during our weeklong visit to Rome over the holidays. First of all, it was great to arrive at the airport and have someone meet us to take us straight to the apartment. Giovanna had arranged a taxi service to pick us up as we requested. The apartment was as presented online and it suited us well. The beds were very comfortable and the kitchen and bathroom were well equipped. It was also important for us to have a washer in the apartment. The internet worked very well. Giovanna was very kind and took care of any concerns we had about the heating right away. We were given fresh towels midweek which was great. And we were pleasantly surprised on New Year's Eve with a gift of sparkling wine and panettone!
Because the apartment is so close to the Vatican we were able to make several trips to see St. Peter's and the museum. We even heard the Pope speak from a window on Sunday at noon. The apartment is close to a stop for Bus 64 which takes you straight into the heart of Rome. There are also a grocery shop, a bakery and many restaurants nearby. We really enjoyed the Chinese restaurant Yu Qui Ling. Giovanna gave us some good restaurant recommendations and Osteria dei Pontefici served us the best meal we had during our stay in Rome.
All in all we left very happy with our stay in Giovanna's apartment and with our visit to the Eternal City. We hope to return someday!
If you are looking for a place to stay in Rome and would like to have the view of the dome of St. Peter’s, this is the place to stay. Words can't really explain how wonderful our stay was. The apartment was beautiful and clean and the view outstanding. We enjoyed many evenings on the balcony. Giovanna’s kindness and helpfulness was truly appreciated. She went beyond our expectations making sure we were accommodated. At one point during our stay there was a problem with the hot water in the apartment and Giovanna went out of her way, not only to have it repaired quickly, but gave us an alternative so we would be able to have hot showers..We did use the washer in the apartment and it was very convenient, but there is a laundry a block or so up that will wash and dry for ~9 euros. Bus 64 runs along this route and is very convenient, just make sure that you pick up a pass the day before. We kept forgetting to do that, so more often we would come home via bus 64. The grocery store is just up the street and very convenient. Lots of choices. I cooked at least 9 of the 13 nights that we were there (I love to cook). The bakery, right downstairs is not to be missed. When I visit Rome again, I will definitely stay here!
Goed appartement vlakbij Vaticaanstad, dus een perfecte ligging voor een bezoek aan Rome. Bus stopt in de straat, supermarkt, bakker en diverse restaurantjes en winkeltjes op loopafstand.
Er is wel veel lawaai vanaf de straat, maar ja het is ook midden in Rome.
Inrichting appartement voldoende, alles aanwezig.
Jammer, geen zon in het appartement of op het balkon, dus binnen een beetje somber.
Eigenaresse erg vriendelijk.
Giovanna was a terrific hostess. The apartment is everything that she said in the description, so an excellent option for who want to stay at Vatican.

It is a nice, large apartment located very close to St. Peter's Basilica. There is a bakery a few steps away and a supermarket near by.
The flat is well equipped. We found all the things we needed, and everything worked.
Giovanna was very helpful during our stay, and she answered our emails quickly while we arranged the trip.
I can definitely recommend the place.
The location of the apartment is perfect, very close to all attractions. The apartment was fair, exactly like in the pictures, but a bit noisy. It is situated on a main street and you can hear the traffic.

Giovanna was very nice and helpful. She gave us all the information we need. We all could have a great time in Rome. The apartment was very clean and comfortable. The apartment has a shower and a bath. Having a bath was so nice for me after walking around long time. It is very close to St Peters and a bus stop is a minute away. There is a supermarket near it, too.
Very nice apartment, very spacious. We had 7 adults and there was plenty of room. Good location. Only downside was the amount of traffic noise at night and for Americans having only one shower was a limitation. Hostess was very accommodating and helpful. Giovanna assisted with transportation on arrival and was willing to tailor the beds to our needs.
