Beautiful country home on 5 acres of paths, ponds, waterfalls, gardens and streams. You can rent the private guestroom for a weekend getaway, or for an additional fee (see below) the entire house ($300 per night) for a vacation with the entire family or group of friends.

Two living rooms one with woodstove, 4 bedrooms (1 with two double beds) a study, full kitchen, back porch, grill, fire pit and a huge dining table.

Guests will have access to the entire house regardless of whether they rent a single room or the whole place.

Your interaction with me all depends if you're renting the entire house or just one room. There are many private places in the house and in the garden to make sure you have all the privacy you need even if I'm up for the weekend. If you rent the entire house, well it's all yours to enjoy.


The house is in a sleepy hamlet in the Catskill Mountains. Private, with hiking nearby, farm market, local cheeses, a distillery with tours, a perfect country getaway.

You will need a car to get here.

If you want to book the ENTIRE HOUSE all bedrooms it's $300 per night plus cleaning fee. If you book 6 nights or more the total cost is discounted 10%. The cleaning fee is reduced to $20 per night if just renting one room.

3 NIGHT MINIMUM for holiday weekends.

HALL OF FAME WEEKEND, $400 per night for entire house (up to 4 guests, $25 per night for each additional guest, up to 6 total). Minimum 3 nights.

Highly recommend! The place is incredible if you appreciate a good country home beautifully furnished and taken care of. The property is stunning. On top of all of that, John had everything prepared for us, gave us ideas of things to do in the area, allowed us to use his grill, even use groceries he had at the house. The wine he had waiting for is was incredible. We stayed there to drive into Cooperstown for the hall of fame induction, and it was about a 45 minute drive. We loved every minute of the trip and I appreciate how hospitable John made his home for us. Thank you!

John's country house was a dream come true for our group getaway! Beautifully decorated, stylish, homey, with the most charming details - you can tell John has a true understanding and eye for design. We arrived to find jazz playing over the speakers, plenty of firewood to get us going, and champagne to start off our new years eve celebration! The accommodations were clean, comfortable, and had everything we needed. Bedrooms on both levels of the house, as well as two separate living rooms, allowed members of our group to spread out without feeling on top of each other. The backyard is expansive and very well-landscaped with a pond and small waterfall, different seating areas, fire pit, garden lights, etc. As a host, John generously allowed us to use any groceries or supplies that we wanted, and was flexible with check-in and out. He touched base throughout the weekend to make sure that our stay was going well, or to answer questions that came up. We are already talking about planning our next trip back - we were that sad to leave!! All in all, probably the best AirBNB experience any of us have ever had!

It was sheer luck that brought 5 of us to John's farmhouse. We were looking for accommodations near Cooperstown and got around to it too late. Most places were booked up. I had no idea where Charlotteville was, but it turned out to be only about 30 minutes from the event we were attending in Sharon Springs, and John's home was available for the 3 nights. The house turned out to be a nice base for exploring the area and a great place to return to each evening. The backyard is wonderful. I could have spent our whole time there, especially lying in the hammock with the sound of the brook nearby. We spent each evening gathered on the back porch, drinking wine and listening to crickets. Instead of 3 separate hotel rooms, we enjoyed comfy beds under one roof and terrific common areas where we could dine, chat and play games. The house is definitely an old farmhouse, with a few accompanying quirks, but we found things like the creaky stairs and lack of cell coverage gave it character we wouldn't find at a hotel. John provided all the comforts of home and made us feel welcome. John was in touch with us before and during our stay and made everything really easy for us. He gave some recommendations of things to do in the area, and we enjoyed several of them, including KyMar Distillery and Buck Hill Farm. I would definitely recommend his house to others.

John was a wonderful host! His thorough instructions made us feel welcome and the house was beautiful. We had a busy weekend planned and it was nice to have a beautiful place to relax each evening. If we're ever traveling in upstate New York in the future, we will definitely stay again!

We had a perfectly lovely stay at John's house. The house and property were beautiful and John was very helpful and communicative. He met my family there (they arrived before me) and gave them a full tour. The house was well kept and beautifully decorated, with lots of character and charm. We enjoyed dinners on the back porch and walks around the garden. We stayed with 6 people one night and had 2 more join us the last night, and we were still all very comfortable and had plenty of space. We drove into Cooperstown one day for a concert, which was about 45+ minutes away. The property is truly in the middle of nowhere (which is part of the charm and escape!) Would highly recommend for an lovely get away.

We had a fantastic time at John's wonderful home. The house is cozy, welcoming, and perfectly suited for dinner parties and fireside conversations. He set us up well with plenty of firewood and a stocked pantry. One thing to note is that there is no cell service or Wifi in the house, but you can get both in the nearby town of Stamford (~25 minute drive). We would absolutely return!

John's place was clean, amazingly unique, tranquil, and charming. It was the perfect weekend getaway for myself and my fella. John himself was a very open and warm person. He shared a bit about himself with us over a glass of wine, which added to the fun of our stay. I wouldn't hesitate to recommend John's home away from home to anyone!
