Part of a converted Edwardian property, the studio is set at the back of a family home with independent access via the family's mature olive and rose-lined garden. It is fully self-contained with its own luxurious bathroom including large standalone bath and a close-away French kitchenette (fridge/freezer, electric hob, electric kettle and basic kitchen utensils including plates, pans, cutlery, glasses, cups etc). Please be aware that access is via the garden of the main apartment and the shared decking area. Please be aware also that there are sometimes small children living at the property and they have use of the garden area. It is essential that the two gates, one to the alleyway, and the garden gate are kept locked at all times.
Traditional period styling with minimalist twist ensures that the apartment is both elegant and cosy with handcrafted furniture and a very comfortable kingsize bed.
The property is approximately 7 minutes' walk from Richmond overland train station (fast train to Waterloo) and district line tube and benefits from being close to world-renowned Kew Gardens, the Old Deer Park with its open air swimming pool and quaint Kew Village as well as the boutiques and restaurants of Richmond town centre. Major bus routes to central London and Kingston run 24 hours nearby.
Via private gated lane and garden. There are two gates, both of which must be kept locked by the guest.
There is metered parking on Kew Road directly outside which is free after 4.30pm and on Sundays. It is not possible to park even temporarily in the private parking spaces at the front of the house. Please respect the fact that these belong to neighbours and must be kept clear.
Interaction with guests
We are looking for highly independent guests this season as we will be abroad from spring onwards. Our main apartment will be hosting Airbnb guests who value the peace and security of our property and may have young children. The garden is for their use and is maintained by a gardener so though you will have access through it please be respectful of their privacy and be discreet. You are welcome to make use of the decking and place your table outside but again please be aware that this opens directly onto their living space too and so please keep noise levels down and things in order. Grace, our housekeeper, lives nearby and will be responsible for cleaning and preparing the studio for you and will do her best to attend to your needs. We have made wonderful friends in over four years of hosting Airbnb guests and very much hope you enjoy your stay.
Other things to note
The studio is set in the private garden of a family home. Guests to the studio have access via the garden but must ensure that the gate is locked at all times and respect the privacy of the family and/or the guests in the main apartment. The garden is for the use of the family/guests in the the main apartment though guests in the studio are more than welcome to use the decking area outside their window. Please be aware that the decking is a shared area and that there may be young children in the garden at times. Parking is possible in nearby residential streets towards Kew (see Stanmore Road for restricted parking and nearby Gainsborough for unlimited parking) and at certain times unpaid on the main road outside and metered parking at other times. Bikes can be stored behind a locked gate in the private garden although, obviously, we cannot take responsibility for your possessions.
The studio may be on the market during your stay. Viewings will be managed by an excellent local agent whom we know personally. Every effort will be made to plan viewings in-between airbnb stays but occasionally it may be necessary to allow access during your stay. In this case you would be informed in advance.
The studio is set behind a family home so guests are kindly asked to behave responsibly and with respect. An absolute no smoking/live flames ban is enforced throughout the property and surrounding area including the garden alleyway and driveway. Access is via the garden and decking areas though the garden area is reserved for the family and we ask that the garden gate and alleyway gate are kept locked at all times. With families living close by we're looking for guests who will appreciate the residential setting so no parties, events, loud music or guests without prior written approval. Please be aware that although peaceful, Kew Road is close to central London and in a highly built up area as well as transport links and several major airports. Heathrow airport is approximately 10 miles away and Gatwick airport reachable in just over an hour by car. This is not a rural setting. There may be some noise though all sound proofing precautions have been taken. Some guests may find the urban environment unfamiliar and unsettling. There are black out blinds on the skylights and curtain over the doors to minimise any potential discomfort.
