My adorable cottage is perfect for winter getaways and summer lake stays. It has everything you need to relax and enjoy. Additionally, it is close to Bethel Woods, restaurants, a casino, and loads of beautiful hiking, biking, and sledding trails.
Get away from it all in my cute and charming 2 bedroom cottage! This space comfortably fits 4,but can fit more if you squeeze! It is steps away from Indian Lake, perfect for swimming, fishing (catch and release) and relaxing. In the winter, you can ice skate and sled down nearby pristine hills. In fall, the foliage on the lake and surrounding areas is stunning. Enjoy easy access to Bethel Woods, and all that upstate NY has to offer.
The space has 2 bedrooms, one with a queen sized bed, the other with a bunk bed: twin over full, as well as a small kitchen and beautiful NEW (email hidden) to come!
You will have the entire house to yourself.
Ferndale is a small hamlet, part of the town of Liberty, NY. You'll be conveniently located near Bethel Woods Performing Arts Center, a concert space and museum, home of the original Woodstock site. Additionally, the Monticello Casino and Raceway is a short 15 min drive. Enjoy a hike or swim in Sullivan County's many parks and lakes. There are ski resorts within 45 min. Supermarkets and restaurants are also nearby.
You will have access to the entire house, outdoor shower when in use, backyard, fire pit, grill, and lake.
Ferndale is a very quiet little neighborhood. Come here to get away and relax in every season.
You can get to the cottage via bus and taxi from NYC, but once you are here, it is difficult to get around without a car, though there are car services. Please keep in mind you are in the country; there's no subway right around the corner, and nothing to walk to. Of course, if you don't mind ordering in, or doing one cab trip to get groceries, the cottage is doable without a car. Ask me for more details.
Sunshine Cottage is my personal getaway, and the result of many years of hard work. It belongs to myself and my two school aged sons. Please enjoy our space, but respect our things, and understand that Sunshine Cottage is a work in progress, always. As such, it has its quirks, but I think you'll love it just the same.
Feel free to smoke on the front or back porch but not in the house. Please dispose of cigarette butts in the garbage.
Guests will receive all of the house procedures for clean up in the house manual. They are simple: basic general cleaning up and sheet changing, but they are necessary, as there is no cleaning service: just me!
The listing was just as described -- a work in progress, but in a quirky, wonderful way. The house was clean, neat, and charming. Unfortunately my boyfriend and I did not get to utilize the lake as it was pretty chilly on Saturday, but it was still nice to sit by and drink our morning coffee.
We slept in the master bedroom and it was incredibly comfortable. Memory foam mattress pad, and more than enough pillows. The backyard is great -- we hung the lights we found in the shed near the fire pit for some extra light and it was beautiful. Also, the trees above the fire pit will actually keep you dry in the event of a not-so-light drizzle!
There are a few breweries/distilleries nearby, as well as some decent hiking. A bit short for our taste, but totally pleasant and worth it.
Bottom line - Karyn has everything covered that you could want for a perfect little weekend getaway :)

The description was right on target, and very helpful about how to turn on hot water tank, and house rules.
The cottage was in a very peaceful neck of the "woods", but had everything you could need a few miles down the road from there. I loved the "Surprize"...a remodeled bathroom!!!so beautiful!!
It was ok. The place is cute, but for the price and location, its .. meh. The house is located in close proximity to other homes, and there is no view. There are tons of rules, and many things to remember to do when arriving and leaving.
We stayed for one day to have a barbeque, and use the fire pit in the back yard.
Interesting, Tony. I think you are mad because you deliberately tried to get extra time, and I said that was not possible. No, you can't just check in and out whenever you want....
Sorry you didn't enjoy the beautiful nature, birds and of course...the lake. My reviews speak for themselves. If you were looking for complete seclusion, you should have asked.
And there are NOT..."tons of rules"....just basic cleaning up. All of my previous guests truly appreciated the detail and care I put into the house and the instructions; this way, they know exactly what to do. I'm sorry you found simple tasks like removing the garbage and turning off the heat to be a challenge.
Next time, you might prefer a motel. Good luck finding one as charming and affordable as my cottage!
The cottage provided a much needed last-minute getaway with everything we needed. We would go back. Everything was clean and easy to find.
Sunshine Cottage was exactly as described - just what one would want in a lakeside cottage. Karen's personal touches made us feel as though we were staying with an old friend or sister who was away for the day. Her house instructions were excellent and she was just a phone call away. There were many activities and great restaurants within short driving distance.
We were out and about during the day, but it was very peaceful, cozy and comfortable during the time we were there. The excellent choice of classic literature made me wish I could just stay at home and read! Being music lovers, we did take advantage of the record player and diverse collection of vinyl. It was fun to see how many albums we had in common. It was also cool to see some of Karen's albums on display in the Woodstock museum - a visit well worth your time and money!
The surroundings are perfect for nature lovers; the lake is gorgeous! We hope to come back when it is warmer to take advantage of the outdoors! Thank you, Karen, for sharing your little hideaway with us!
Due to the 2pm check in, we wanted to make the most of the one night stay. Traveling from two hours away, we mapped out a trip to Lake Superior for a picnic. We then stopped for a drink at the Catskills Distillery. Great drinks made with local ingredients and a great vibe. Outdoor seating which welcomed our dog. We easily found the Sunshine Cottage- very cute neighborhood with a near by lake and quiet, welcoming neighbors. The house was cozy and appeared just as the ad online. We spent the evening making dinner, listening to records, and enjoying each other's company for our weekend get away. There was an organized manual located on the coffee table with concise information and modest requests by the host. She also included nearby favorites that included restaurants, parks, hiking trails, and lakes. All right up our ally. The next morning, we stopped by Indian Lake where our dog sat proud perched on a rock located in the shallow water. After cleaning and locking up by check out, we stopped by a local market and grabbed some coffee and trail mix. We then went on a five mile hike at Walnut Mountain, also referenced as a favorite in the manual. All in all- it was everything we were looking for- a weekend away from our busy lives and getting back in touch with nature. Thank you for a great experience!

Sunshine Cottage is the first house I've ever owned. It is a true labor of love. My goal was to furnish it with only recycled items, and I have come close to doing so. I am delighted to be able to share this getaway with you, and hope you will find it as inspiring and relaxing as I do.

My Astoria/Woodside apt is my main home, and it is filled with books, games, and everything you need to have a fun stay in NYC. My kids and I love sharing it with cool airbnb guests, and meeting people from around the world.
Walnut Mt is about 7 min from my cottage. My kids enjoy the playground there, as well as the several hiking trails. In winter, theres some great sledding to be had as well.NY 12754
