Our comfy 2 bed apartment (which sleeps 3) is elegant and fully equipped, with a view of our olive grove and the lake far below. Cool in summer and warm in winter, it has a wood stove and electric heating. A full library and lots of videos.
From the upper patio, should you decide to use it, you can sniff the relaxing scent of the lavendar and listen to the sleepy drone of the bees.
20 minutes from Orvieto in Umbria and an hour north of Rome,The Hobbit House is a 750 square foot apartment built under our patio. It overlooks the olive grove and garden and has a large French door leading out to the patio, all on one level so it is good for handicapped access.
Murals by artist, Buckley Smith, painted on the interior wall of the sitting-bedroom make you feel as if you're seeing the best of Italian countryside while relaxing on a loggia.
Sitting-bedroom sleeps 2 in a matrimonio bed.
Breakfast nook looks out over the garden and patio.
Kitchen is fully equipped with china, appliances,gas stove, oven,refrigerator, etc.
Bathroom has full tub and "telephone" shower.
Heating by wood stove or regular radiator.
A twin bed is in the library corner.
Video player is set up so you can watch movies from your bed. No regular tv.

The medieval village, Civitella del Lago, on top of the mountain is a 20 minute walk or 5 minute drive. It has a grocery store, a bakery, a pharmacy and 2 cafes. To do a Lot of shopping, Orvieto is a 20 minute drive away. Gorgeous cathedral. Wonderful old town.
There is a bus from Civitella to Orvieto at 6am, returning at 2pm if you don't have your own car.
Our stone house looks like a Renaissance building, but in fact we finished it in 2007. You approach it on a country lane shaded by old oaks.
Very peaceful and beautiful, the site of the Hobbit House and main house overlooks the Tiber river far below and the olive groves on either side of us.
THE AREA: Orvieto, our closest large town, is 20 minutes' drive away. Spoleto, Assisi, Perugia, Deruta are all within an hour of driving. Montecchio and other medieval hill villages are nearby.
If you bring your pencils and sketchbook,Buckley Smith, well-known artist, will be happy to give you sketching lessons on our patio for 60 euro a lesson!

The medieval village of Civitella del Lago crowns the mountain. Lago di Corbara is far below. Walks through pastoral countryside and views of olive groves and vineyards surround us.
The bus leaves Civitella for Orvieto at 6am and returns at 2pm. It drops you at the funiculare which will take you to the historical town of Orvieto high atop a volcanic plug of tufa.

RULES...It is a self-catering apt which means that you enjoy making your own meals.
Please leave dishes washed when leaving.
No smoking whatsoever.
Please be conservative with lights and heat as utilities in Italy are very expensive.
I will be happy to do your laundry for you for an extra 20 euros.

About the Host, Sheri & Buck
Buckley Smith and I are joint owners of our house in Italy.
Buckley Smith is a well known marine fantasy and landscape artist (see his art work, carvings murals, etc on (website hidden)). He and I built the house over a period of four years, finished in 2007.
We enjoy having guests in the Hobbit House from mid-April to early June and again in fall from late October through the end of November.
For exercise I run and Buck bicycles. We walk the hills. We garden, prune the olive trees, sickle and mow the lawn. We love to read. And of course Buck is constantly painting a picture, building a piece of furniture, or working on some other project.
Fall is olive harvest. So if you'd like the true and serene experience of helping us pick our olives, we'll send you home with a liter of extra extra virgin olive oil handpicked by you!
