I had a great experience staying here. The apartment, the location, and great warmth of the hosts.
The description of the place is accurate. Great experience for me.
I spent one month in this appartement and everything was just fine. The flat is really tiny, but it'is surprising how well furnished and organized such a small place can be. There is all you need, and the view on Paris' roofs is nice.
Adil & Delphine are very kind and friendly and they do their best to make you feel confortable.
The place was perfect. Good location and although is tiny as advertised the place is really cosy. Beside that, Delphine and Adil were extremely attentive. I would definitely stay there again.
The flat is basically one room with small compartments for bathroom (including shower), washing machine and kitchen (=stove+fridge); within maybe 20 square meters you have everything you need even for a longer stay. The bed is wide, comfortable for one person but might be suitable also for a couple that doesn't mind sleeping close to each other. The window is of good quality and blocks the traffic noise of av.d'Italie, which is busy even at night (sleeping with the window open didn't work for me). From the window you have a nice view south (outward from Paris) over the roofs of the neighbouring houses, with higher buildings further away.
The flat is located in the 8th (topmost) floor of a typical old-fashioned Parisian house with wooden staircase and elevator, Parisian flair guaranteed. The house is clean and is taken care of on a daily basis by a young man. It is inhabited by young people (students?) as well as some old ones (as far as I can judge from the few encounters). Immediately beside the house entrance you have an ATM as well as a bakery providing fresh croissants and baguettes. In the next block you find a shopping mall (called Italie 2) spread over several storeys, including a Carrefour (French supermarket). The metro (underground) is in walking distance, either at station "Tolbiac" (line 7) or "place d'Italie" (lines 5,6,7); the metro needs at most 15 minutes to reach the city center.
The hosts, Delphine and Adil, are nice and helpful. They provided food for the first day and responded quickly to questions during the stay (phone or email); they speak (at least) French and English. They live and work nearby, so can easily come by if needed. Checking in and out at a time convenient for me worked perfectly.
Gernot from Austria, who spent two weeks here in September 2013 and might well come again
The place is cozy, equipped with everything you need, and close to 3 major lines on the Metro which enabled me to get around with ease. The neighbors are friendly and the building is nice on the inside (seems like they are doing work on the facade, don't judge book by cover). Adil and Delphine made me feel at home during my month visit in Paris. I think for a female traveling alone it really made me feel reassured that I could count on them since my family was so far away. They go above and beyond. . .from inviting me over, teaching me some phrases, to providing me with a driving tour to see the attractions at night!
I had a great stay in Adil's and Delphine's "Tiny Flat" on Avenue d'Italie. It was just like the photos on the AIRBnB website. Yes, it is tiny, as it quite clearly says in the title, and it was everything I needed for my 4 days there. May be a little pokey with two of you but for one I couldn't ask for anything more. It is well equipped, spotlessly clean and the supplies provided were a real unexpected surprise. The bottle of wine and other bits and pieces were very thoughtful and appreciated. While I didn't get to meet Delphine, Adil was extremely helpful and courteous from my initial enquiry, through my stay and since my departure. The kind of host you would want as a friend I would add, very thoughtful, friendly and attentive. Thank you both so much. I will definitely recommend to others.
Small but perfectly organized place. Everything went smoothly.

Stayed for 7 days. Train was delayed up to St Pancras and also the Eurostar had signal problems in tunnel. Unfortunately the hosts were on holiday and left the keys with a kind old lady. Had problems finding the place despite asking 4 different french people and pointing to the address on the piece of paper I took. Probably would have brought a french sim card to use (website hidden) maps had I not been delayed on the train. However I did contact Adil to tell the lady I was probably going to be late. In the end I was 20 mins late. Easier to find if I had came out of the Tolbiac metro station but this would have meant changing at the Place d'Italie station. If you come out of the Tolbiac station it is no more than 2 minutes walk (a hamburger restaurant should be on your left) continue north while looking at the building numbers. On the outside of the building you require a code entry consisting of a letter and 4 numbers. Once you enter there is a second door which requires the black tag attached to your key which you swipe on the sensor. The old lady did not have good english skills and she was in a hurry as I was late so I did find myself locked out when I went out later to do a bit of shopping. Luckily a nice young girl saw me swiping the tag on the front of the building and wrote me down the code on a piece of paper. Inside the flat is relatively clean and tidy. I had to clean the shower tray as it had a few long hairs left there. The duvet, cover and pillow cases I put in the washer dryer as there were long hairs and flakes of skin there. The toilet although nice and clean was also difficult to flush and when it does can actually take up to 2 hours to fill. I have learnt not to flush it at night (only if I've done a No. 1) otherwise it will disturb your sleep as well as neighbours next door. Adil said he will fix. The hosts have left some small boxes of cereal and cakes etc to get you up & running. As with any city you will hear traffic noise and occasionally sirens. The flat is on the 8th floor accessed by one small elevator and stairs. The elevator is only big enough for 3-4 people without luggage. It was quite cramped with 2 people and my 1 suitcase about 40 x 80cm with wheels. Overall for the price and location this place is not bad I loved the close 1 minute walk to Italie 2 shopping mall with 130 shops including supermarket. Chinatown was roughly the same distance. Adil did apologise for the hairs. If you do book the flat ensure that they're not on holiday if you like your place very clean.
