The space

You can't beat our location. Walk out your door and you will be in the heart of downtown Austin...next door to the Convention Center and the Cap Metro Light rail...not to mention across the street from a Starbucks coffee. Walk just 2 blocks to 6th Street or the 4th Street Warehouse District, the two biggest nightlife areas of Austin with lots of pubs, bars and live music venues, as well as South Congress Ave. and all of the wonderful restaurants downtown like Eddie V's Prime Seafood, Vince Young Steakhouse, Piranha Sushi, Fogo de Chao and the Moonshine Bar & Grill. Within 4 blocks of the condo is the beautiful and famous Town Lake and its wonderful 10+ mile hike & bike trail. Even though a parking spot is available, no car is needed for this great location so save money on parking and rental car fees because you can walk practically anywhere or take the frequent public transportation or taxi for a very short ride. This downtown vacation rental is perfect for business and/or fun.

Location is not the only reason to stay at this condo. It is a 1 bedroom, 1 bath condo located on the first floor inside a unique courtyard. You will feel like you are staying at a boutique downtown Austin hotel with the amenities of an extended stay hotel. Features include granite countertops, fully stocked kitchen with a bar for a dining area, walk-in closet and unique local artwork. Sleeping, for up to 3, includes a comfortable queen size bed with certified organic latex foam mattress and super soft bedding and a queen size sofa bed with memory foam mattress (pillow top mattress cover in closet for more comfort) located in the living room. Other amenities are the HDTV with lots of cable channels, free wireless, full-size washer/dryer, AC, iron/ironing board and access to a pool to get away during those hot Texas days.

There is a 9% City of Austin hotel tax on the costs shown except for the Airbnb service fee because, unfortunately, while Airbnb collects taxes for the State of Texas but does not yet do so for the City of Austin.

Please note that while this property is ideally located near the center of Downtown Austin it is also in a residential complex so no loud parties, or any type of gatherings or commercial events are allowed at any time. Please respect the neighbors during your visit.

Smoking (or vaping) is NOT allowed in the unit. Smoking is allowed outside only. If any sign of smoking is discovered Guest authorizes a minimum $500 cleaning fee.

Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, washing the dishes and taking out the trash are expected of our guests.

Travel Insurance is highly recommended for any stay.

Excellent (and quiet) location in Austin that is walking distance to about everything you need to see in Austin! David's place was incredibly clean and felt like home. Check-in was a breeze and communication was easy. Highly recommend!

Walkable to nightlife and restaurants. Good space if you plan on hanging out at 6th street. Only complaint is the $100 cleaning fee, considering they ask you take out your trash and wash your own dishes.

David's place is extremely centrally located which was great for staying at SXSW. You can hear people in the courtyard, but honestly it didn't bother me at all. I would recommend this place if you are trying to be centrally located in downtown and near the convention center.

* WORST AIRBNB STAY, AVOID! DAVID IS A CROOK! * We arrived to an apartment that smelled like someone dumped a bucket of chemicals all over the place. Turns out, his cleaning lady admitted to using "way more than I was supposed to" of this $0.99 store cleaner called Fabuloso. We got in contact with AirBnB and the host _immediately_ and, since there were no fly screens on any window, we were unable to let the place air out. Instead, we decided to wait it out to see if the smell would dissipate. It didn't and we had to sleep with the bedroom door closed in an attempt to shield us from the harmful chemicals. We woke up the next morning and our throats felt raw and we were experiencing respiratory issues, David sent his cleaning lady over again to wash the floors with hot water in an attempt to rid the place of the overwhelming chemical smells. While doing this, she opened up the doors and windows in an attempt to air the place out. This was something we VERY specifically asked her NOT to do because there were no fly screens and mosquitos are rampant in Texas, especially at sundown when she was performing her work. Instead of returning to a tranquil retreat, we returned to an apartment INFESTED WITH MOSQUITOS. My partner and I killed no less than a DOZEN with our own hands before going to sleep. We awoke to mosquito bites everywhere and killed at least a dozen more. We had had enough! We packed up our bags and went across to the Marriott and checked in. We got to our room and noticed it didn't completely stink of 99cent store cleaner, nor was it infested with mosquitos. Amazing. I spoke with David on the phone at length calmly explaining why we left and asking for a refund. He accused me of trying to scam money out of him and told me to "get over it" with regards to the mosquitos and that "it's Texas, there are mosquitos". He then LIED to AirBnB's resolution staff and told them that his cleaning lady did NOT open the doors and windows to air the place out which is the exact opposite of what his text message proves. He offered us 1 day's refund. So out of $700 he wanted to refund us $135ish. I told him that was completely unacceptable so now I'm disputing with my credit card company. We were also told by AirBnB that the onus was on US to alert the host that we're uncomfortable with a place being doused in cheap floor cleaner prior to arrival and that we were lying about the mosquitos. AirBnB is great until you have a problem like this -- then you're on your own and forced to negotiate with money-hungry crooks like David. I'll NEVER use AirBnB again and I hope David's children are ashamed of him.

This was a very unfortunate situation and I felt bad for Eric and Dervla but Eric handled it very poorly. First off, I did not accuse him of scamming me but said that the way he handled it and how he was refusing some of our efforts or delaying them greatly made it appear like they were just trying to get a discount. And I did not tell him to "get over it"...I asked him to let us take care of it but he refused. I also did not lie to the AirBnB staff, I told them everything that happened and they agreed that we did our very best effort to try and remedy the situation. What he left out was how he cussed me out over the phone. We went out of our way to help but apparently it was not enough for them and they handled it poorly. Just see the statement about my children to understand his temperament. To more fully understand the situation, here is the review I left him before I saw his review..."Eric and Dervla checked into our unit during the day and then later complained about the smell of the condo to AirBnB and not us directly. My cleaning lady met them immediately and tried to determine the cause. It was determined to be the cleaning agent we used. She offered to try and wash out the smell with hot water mopping, candles and other remedies. They refused at the time. She offered to have them stay with her in the same building but they refused. She offered to open up the windows and stay with the condo while it aired out but they refused. They were going to contact her in the morning and if it was still there they would have her try and get rid of it. They didn't ever contact her and instead complained again to AirBnB and not us. I had her meet them and she mopped with hot water 2-3 times and did some other cleaning up. When they finally returned after a delay they told her that it was still there. She could not smell it but they could. She offered again to mop and to open up the windows and they refused. They later complained again and again not directly to us and so she went down there again while they were gone and mopped and cleaned some more and opened up the windows while she was there. She stayed in the condo for an hour trying to let it air out and she did not see any signs of mosquitos. She left and when the guests returned later that night, they complained about mosquitos. We offered to spray for them but they refused. They slept one more night and then complained in the morning about the mosquitos. Since they refused to let us try to get rid of them there was nothing else we could do. They later called and said that they had vacated the condo and wanted a full refund. AirBnB declined their request for any refund and so did we since we had done everything we could to remedy the situation and they limited the things that we could have done that worked best and since the main issue was that the condo was too clean for them. Our cleaning agent has been used for years and never once has their been a complaint about it. We empathized with them and did our best to try and fix it but they refused to work with us. I'm sorry for their inconvenience but they went about it the wrong way. They later swore at me over the phone when I tried to give them a partial refund so I stopped talking to them and let them handle the dispute through AirBnB resolution center. I have not heard anything from AirBnB since so not sure if they ever did anything through them."

The flat is located very centrally in Austin and it is very easy to walk around downtown Austin. It is spacious but I would recommend it for up to two people. It is a bit dark during the day. The automatic air conditioning keeps the flat cool, though at times almost cold.
