My 3-level home is on the 12th tee of Indian Peaks golf course, with a pond just beyond the backyard where fox & geese can sometimes be seen. The sun also rises over the pond, while it sets over the mountains to the west, which can be seen from deck.
The "space" is a queen bedroom and/or a two-bedded twin bedroom (and sometimes includes a master ensuite, with a king bed) although the price varies depending upon the number of guests (i.e., the twin bedroom could be used by children, with their parents in the queen, or the twin could be used by those who are friends rather than a couple), with a private double-sinked bathroom. Guests are also welcome to use the kitchen, living room, family room, dining room, laundry, and deck.
Additional guests could be accommodated on the two couches or aerobeds. I also have a "pack 'n play".
My home is on the 12th tee of Indian Peaks (public) golf course, within walking distance of several bus routes, shopping, rec centers, clubs, etc., and only ten minutes from downtown Boulder. Also, please feel free to contact me even though my calendar is showing another guest, as my 3-story home is large enough to accommodate more than one at a time. However, I do live here, but occasionally am willing to stay elsewhere.
I'm 4/20 friendly as well and allow smoking, of whatever, but only outside. :-) Also, I have a queen aerobed if you need it, i.e. for more than 6 guests.
Guests have access to the upper two levels of the home, although the master closet, pantry, storage room and garage are off limits. And I shouldn't have to say this, but please don't go through my drawers -- if you need something, I'm available 24/7 to ask. :-) I don't provide keys, since it's such a safe neighborhood that folks leave their garage doors open with bikes and skis in full view, but do lock up once everyone's in at night. (Also, unfortunately, keys tend to get lost.)
Interaction with Guests
I interact with the guests as much or as little as they'd prefer. Since I live in the home, those who rent the upper-level rooms will probably see me more often, although I still manage to give them a lot of privacy, if that's what they prefer, by being out as much as possible while they are home or hanging out in the lower level.

There's a bus stop within walking distance of my home that goes either directly to downtown Boulder, and another to Louisville, Lafayette or Denver. There's also SuperShuttle and RTD to get to/from the airport.
Other Things to Note
I'd like to explain my reason for canceling a recent reservation. I only did so because my family decided to come for a visit, but at least it was over two months in advance, hopefully plenty of time for the guest to find another accommodation. Also, by staying at my home, you agree to not hold me liable for any injuries per the following binding agreement: All guests are solely responsible for their health, safety and welfare during their stay at 1342 Wasatch Pt., Lafayette, CO.
No smoking of anything in the house, but you're welcome to smoke whatever on either the deck, patio or front porch. (I'm also "420 friendly :-) Please park as close to the 3rd garage as possible, without blocking the two-car garage, or on the cul-de-sac, without blocking any neighbors' driveways. In addition, please do not change the channel on the upstairs TV if it indicates that it's recording. Also, please remove your shoes upon entering. The interior of my home is a "no-smoking zone" as well, although you're welcome to do so on the deck, patio or front porch. Please don't adjust the heat or A/C without asking, as both are on appropriate settings for the climate and set to best accommodate all levels of the house. There are fans in all of the bedrooms for your use, since I realize that heat rises (although the lower level might be freezing :-). All recyclables (paper, glass, and plastic) go into the white plastic bins in the laundry room and bar area. Please turn off all lights and electronics that aren't being used, except at night the one in the living room by the front door. Also, please use the coasters and hooks provided, as glasses and wet towels ruin the wood finish. And be sure to close all windows when you leave, even for a few hours, since rain ruins the wood ledges. I provide plenty of toilet paper, napkins and paper towels, but please use cloth towels rather than the paper ones, if possible. Also, please use the squeegees provided in the showers to scrape the doors after using.

This house was great, the view was amazing! SueAnn was a big help we really appreciate her making us feel at home. Definitely thinking about going back before the yr is over.
We felt very welcomed at SueAnn's house and did not have any issues. Enjoyed our staying at the house and spending time in the neighborhood. I would recommend this house without hesitation.

The whole way from the airport we were both really excited about seeing the place that we will be spending our vacation. As soon as we started getting towards the neighborhood, we got even more excited. They were all beautiful homes with a lovely gold course view from the back yard. As soon as we knocked on the front door, SueAnn was there to greet us. She instantly offered to carry our bags to the floor where we were staying. She made sure to make us feel very comfortable and show us around. The whole inside of our area was great. It was as if it was our own home we were saying at. There was so much for us to use. I would highly suggest this listing to anyone who plans to visit Colorado. Not only is SuaAnn a wonderful host, her house is beautiful and very inviting.

I have lived in Colorado since 1978, mostly in the Boulder area (with the exception of 4 years in Aspen), and received my M.B.A. from C.U., so am very familiar with all of the interesting and fun things to do here. The reason I am opening my home to short-term renters is because my husband and mother (who lived with us) both died within the past two years, and my daughter is away at college, plus it's not a good market in which to sell right now. I also really enjoy meeting all of you interesting travelers, since I do quite a bit myself (and usually stay in similar accommodations :)!
