THE DESCRIPTION: This listing is for a luxury duplex with loft apartment in the East Village ideal for a couple, single or small family with 1-2 children. This can work for 2 couples with one couple in the loft.
All who stay will experience living in a fantastic apartment in NYC while saving a few bucks from pricey NYC hotels that are located in the heart of the tourist frenzy areas in midtown. It's new, very clean and is in a great location, being only 2 minute walk to subway or less than a minute to a bus stop.
The apartment has a large bedroom, full bathroom, fully stocked kitchen and living room with 2 new modern retro sofas that also fold out flat into comfy double/full beds, HD TV with 1900+ channels, WiFi and includes breakfast!
This apartment is on the 6th + top floors of a modern, elevator building which faces South (sunny and bright, with excellent breezy ventilation or A/C) and is across the street from a school, so it's quiet at night and in the mornings on weekends!
Prices (USD), not including Airbnb fees: (No Check-in/out on Saturdays or Sundays (unless after 10 pm, Sunday night only).
Early Bird Special: $ 300 / night single or double occupancy . Extra people charge is $ 30/night per person.
Stays less than 6 nights are $300 night (Mon-Thurs) and $ $ 350/night on weekends (Fri,Sat,Sun), plus extra people charges. Weekly price is $ 2000.
Prices may vary due to other circumstances as well. During summer months (May through September), the minimum stay is 3 nights (on weekends). I will occasionally book 1 or 2 night stays if they add or it precedes or adds to an existing reservation.
The unit has a fully stocked kitchen: full size fridge/freezer, dishwasher, gas stove/oven, microwave, top of the line stainless cookware, utensils, dishware, glassware and a full bathroom with a tub.
There is a laundry room in the basement if you feel like doing laundry, or a dry cleaner half a block away.
The Building and Neighborhood: This ELEVATOR building complex has 12 units, mostly 2 bedrooms, and there are 2 apartments on each floor.
2 minute walk to subway (L Train)
1 minute walk to Bus (M15)
10 minute walk to Union Square (every single subway is accessible from)
20-30 minute walk to midtown (Empire State Building, Times Square, Madison Square Garden)
This neighborhood is very lively after the sun goes down. The East Village has been heavily built up over the last 5 years and located in one of the most desirable neighborhoods in Manhattan. The East Village offers a variety of restaurants, cafes, bars and a beautiful park. You can walk to Indian, Russian, Italian, Mexican, Japanese, Chinese, Thai, Vegetarian and American restaurants within a 5 block radius. If you're too tired and beat up from touring NYC and don't feel like going anywhere, you can simply order room service and have anything delivered to the room (usually until 11 pm or midnight) as there are plenty of menus from all the nearby food establishments. These little privately owned restaurants are MUCH better than midtown/tourist-trap food chain places as well. There are at least three 24/hr places to get food within 2 blocks and about 50 restaurant/bars/cafes and shopping within a 3 block radius and probably 500 within a 10 block radius. This building is one of only a few in the neighborhood that has an elevator. About 95% of the buildings in the area are walk-ups. Enjoy a beautiful park (Tompkins Square) 2 blocks away the East River waterfront park about 5 streets/blocks to the east.
For additional fees, I can be your personal tour guide to all the tourist attractions in NYC or Long Island. At no additional charge, I'm happy to recommend the cool, not-in-the-guide-books places for nightlife or dinner or anything else you may seek while in NYC!
ADDITIONAL INFO / CHARGES:
For stays of more than 10 nights, I require the house cleaner to come at half way point to clean entire apartment and bathroom, do laundry for sheets + towels, sweep + mop floors. You are to pay house cleaner direction ($ 100).
The bedroom is for a single person or couple. The sofas fold out flat into beds (full size and actually quite comfortable!). Additional guests more than 2 are $ 30 per person per night. Maximum is 4 adults or 5 if small children as I have an air mattress as well. My place is kid friendly and can provide a pack and play (crib type) and small air mattresses for the little ones.
Cleaning charges: NO EXTRA CHARGE for up to 7 nights. arrive.
Towels: Clean when you arrive.
Breakfast: Included in price, to help start your days. Coffee, Tea, Juice, Pastries or Bagels or Cereal, milk or whatever else you want! I'll take your breakfast order after you book your reservation and stock kitchen for your arrival for you to prepare and eat at your leisure.

Interaction with Guests
I will meet all guests at check in to give you keys, info on the apt/building/neighborhood and rules of responsibility for using the roof terrace.
Food, food, drink, more food and more drink! Over 400 places to eat and drink in the East Village, by far the best in Manhattan for foodies in my humble opinion. (My belly is proof!)
Just walk! I've been living in Manhattan for 10 years now, and it takes 20-40 minutes to get anywhere in Manhattan FROM anywhere in Manhattan whether you walk, take a taxi or subway. If you want to take longer, jump on a bus. I recommend walking, it's free, by far the safest way to travel, you get to see cool things along the way and you're never waiting and hoping a taxi will be free or the train will be on time (rare).
Other Things to Note
>>As I just moved to this apartment, I'm still waiting on some furniture which will be updated the moment it arrives. As for art work, it's a little light right now, because art takes time to acquire. I get all my art from the streets of NYC or other places I visit.
NO SMOKING CIGARETTES INSIDE. YOU MUST GO OUTSIDE ONTO THE ROOF TERRACE TO SMOKE.
Keep noise down after 10 pm during the week. There are full time resident neighbors who live here permanently and work Monday through Friday.
If you break something, you bought it.
Flexible CHECK IN / OUT. It all depends on whether guests are checking in or out the day you arrive/leave. Normally, if people are checking in the day you are leaving, you must check out by 12 Noon but you may keep your luggage safely stored until your flight leaves. If guests are checking out the day you check in, the house cleaner comes at 9 am or 12 noon, so depending on when the previous guest is leaving the place will be ready either @ 12 noon or 3 pm at the latest. If there are no guests checking in the day you are leaving, you may check out whenever you wish.
Guests who are brought over and stay the night may be subject to $ 30 extra person fee.

This was a great air bnb experience. Our host was professional, responsive, and helpful. The apartment was spacious, clean, and comfortable.
The laundry room in the basement was convenient - just bring a few quarters. The host kindly provided detergent and dryer sheets.
The wifi worked perfectly.
You will like this host. Straight forward, accommodating, and readily available, he respects his guests and asks the same in return. Bruce was not only there to greet me but stocked the fridge with my breakfast preferences. The apartment was accurately described, very clean, and in a safe and convenient location to explore the east village and beyond.
Bruce was awesome and so was his place. He was an excellent host. The apartment was clean and in an excellent area. I had a very pleasant meet and greet. I would stay there again for sure.
ABOVE & BEYOND -- Bruce , without a doubt, is the best host in Manhattan; always available - never intrusive. I could say a lot of good things about the cleanliness and convenient location (which were excellent) but, in the end, it is the quality of the host that can make or break a trip. We had an excellent trip! However, on arriving at the airport learned our 7:30 p.m. flight cancelled and nothing until the next day. I called Bruce and, without hesitation, invited us back for another night! And I know it was an inconvenience for him, but he was once again a charming host.
Very nice, clean and welcoming apartment in one of the best NYC areas. Bruce was an amazing host, giving us all the best advices of the area and letting us find breakfast stuff based on our requests. I would definitely go back in his place.
Bruce was friendly and flexible by letting us drop off our bags early, which I really appreciated. The space was spacious, and breakfast foods were kindly provided. Bruce wants his guests to be comfortable and is responsive to feedback.

Update February 2014 - After 3 great years of success renting out rooms in my apartment, I now have another apartment for my painting studio / office to rent when I'm not working on a project, and I also take care of renting out my friend's apartment here in the East Village.
