The apartment is at the first floor of a renovated building. It is composed by a living room with double sofa-bed and a table , a fully-fournished kitchen, one bathroom with tub and washing machine and a double bedroom. It can host up to four people.
The area where the apartment is located is still very authentic being inhabited mostly by venetians out of the tourists crowds but still close to the key places of Venice.
Its position is quite strategic: two minutes walking from the "Giardini della Biennale", one of the few green area of Venice, where the famous art and architecture exhibition takes place, fifteen minutes from San Marco square, 5 mins walking from the Arsenale and three mins walking to the "Giardini" Vaporetto stop (15 mins by boat to Lido, about half an hour to the train station).
Very Good location to access also the Venice Film Festival (3 mins walking to vaporetto stop + 15 mins to Lido).

ARRIVAL AND DEPARTURE
On arrival we will meet you and give you the keys.
On leaving keys are delivered to our representative where it will confirm the list of objects that reside in the apartment.
If you find an item in the inventory that is damaged, you must report by 12:00 on the day following the date of arrival, otherwise we will have to charge you for the value of that item from the deposit.
At the moment of booking the customer is asked to pay a deposit by credit card of 300€ to ensure any damage, accidents or failures. This deposit will be returned at the end of the lease, after checking the room. If you leave earlier than the deadline, we may retain the deposit until we check that nothing has been damaged. Only then the deposit will be refunded. In the case of vandalism, damage, theft made in the apartment rented by the customer, he becomes personally liable in addition to the payment of the deposit including the payment of the damages determine.
We will deliver the apartment clean, supplied with linen and everything you need for a short stay.
RULES FOR CLIENTS
All building rules and regulations must be observed. From 13:00 to 15:00 and from 23:00 to 08:00 occupants shall not make noise. If the customer does not follow the building rules , we reserve the right to remove from the apartment immediately without any refund.
- Deposit the garbage out the door by 8:30, or use the bins in the vicinity of the (municipal regulations provide for a fine of € 100 for violation of this rule);
- Do not put cigarettes on the furniture;
- Customers are requested to leave the fridge clean and defrost it the night before departure;
- On departure, guests are asked to leave the apartment in order, and to collect the used linen and kitchen utensils and put them on the sofa and the table respectively.
In case you have need for the presence of our staff during their stay with us for any reason not considered serious, you will be charged 25.00 euros for each time.
In the event that the keys are lost, we are entitled to charge the amount of 50,00 Euro, which includes the replacement of the lock.
In case you forget the keys inside and had requested the assistance of our staff to open the door, we are entitled to charge an amount equal to 40.00 Euro.
In the event that a short circuit occurs due to incorrect use of any equipment within the home (eg hair dryer), you were not able to solve, we are entitled to charge the amount of 40.00 Euro .
LAW AND JURISDICTION
Your contract with us is governed by Italian law and to the exclusive jurisdiction of the Italian court.
Massimo est à l'écoute, il a répondu à toutes mes questions en moins d'un jour ! Stefano, un ami de Massimo qui vient vous accueillir à Venise et vous remettre les clés de l'appartement, est tout simplement adorable ! Il est même venu un soir à 23h me remettre l'électricité qui avait sauté avec l'orage ! Un homme de confiance et d'une gentillesse comme on en trouve peu.
Les points "négatifs" de l'appartement : situé au-dessus d'un restaurant spécialisé dans le poisson, ne laissez pas la fenêtre ouverte sous peine de sentir la friture quand vous rentrez ! L'appartement aurait besoin d'un "petit coup de neuf" : repeindre les murs, nettoyer le tissu des chaises, recoller les plaintes qui tombent sous le frigo et le bar, changer la literie qui commence à se faire vieille et le pommeau de douche qui éclabousse un peu... et il n'y pas internet : dommage ! En même temps, j'étais plus dans les rues à visiter à la ville que dans l'appartement donc ce n'a pas été plus gênant qua ça... Il y a pire !
Les points positifs : Massimo accepte les longs séjours (je suis restée cinq semaines). L'appartement est situé dans un quartier vénitien vraiment authentique : une vie simple de quartier, peu de touristes, tranquillité et amabilité du voisinage contribuent à se sentir en sécurité. Bien qu'il soit situé dans une rue, l'appartement n'est pas tellement sombre et le voisinage n'est pas ennuyant ni trop bruyant (mis à part quelques odeurs de friture de poissons, je n'entendais même pas la musique du restaurant d'en dessous !). Il y a tout ce qu'il faut pour y vivre confortablement (frigo avec petit congélateur, plaque de cuisson, petit ventilateur s'il fait trop chaud, serviettes et draps fournis, une machine à laver... L'espace cuisine est séparé par un petit bar de l'espace salon, spacieux, la salle de bain et la chambres sont séparés du living-room par l'entrée, la disposition est très bien pensée et très agréable à vivre.
L'appartement se trouve à cinq minutes à pied de la Via Garibaldi, où se trouvent restaurants et bars, commerces en tous genres (supermarché, droguerie, tabac...etc), c'est très pratique !
L'arrêt "Giardini" est à trois minutes à pied montre en main, avec beaucoup de lignes qui y passent : la 1 et la 2 qui mènent jusqu'à Piazza le Roma en passant par San Marco et Rialto entre autres (la 1 marque plus d'arrêts que la 2), les lignes 4.1/4.2 et 5.1/5.2 qui vont à l'île de la Giudecca en passant par les Zattere, à Fondamenta Nove et San Pietro...
Si vous souhaitez un quartier authentique avec les avantages de la ville sans les inconvénients, et ce moins cher qu'à l'hôtel ou dans d'autres appartements, c'est le lieu idéal !

This was a great place to stay in Venice. Neighborhood is quiet and pretty much out of the heavily touristed areas of the city. There are 2 nice parks close by and the apartment is within walking distance of all the major sites in Venice. The apartment was clean with a fully equipped kitchen. Everything was in working order. Via Garibaldi is very close to the apartment, with plenty of shops (grocery store, fruit and veg. stand, wine shop), restaurants and ATMs. I would gladly stay here again!
I really liked staying at Massimo's apartment in Venice. I thought the location was fantastic, close enough to St. Marco's but far enough away that it wasn't busy or noisy outside since I was there during carnival. The apartment was great, it had what was needed. My only suggestion is to arrange your checkout with as much notice as you can. My checkout was not done as described in the apartment description and I was a bit confused as to what to do when that time came. Overall I was very pleased with my stay.
Good location, clean apartment, quiet neighbourhood. 10 minutes walking distance to San Marco Sq. and easy acces to vaporetto.

This is very basic accomodation in a great neighborhood. It is much darker than the pictures make it look and there aren't many comforts here, including hand and dish soap, wine glasses, comfortable bed or bedding, or decent towels. But it is really well located and fun to be surrounded by locals. The church bell dings at 8am and it is a really lovely way to wake.
I do not know anything even if I pretend to know something...
