The Space

The apartment is at the first floor of a renovated building. It is composed by a living room with double sofa-bed and a table , a fully-fournished kitchen, one bathroom with tub and washing machine and a double bedroom. It can host up to four people.

The area where the apartment is located is still very authentic being inhabited mostly by venetians out of the tourists crowds but still close to the key places of Venice.

Its position is quite strategic: two minutes walking from the "Giardini della Biennale", one of the few green area of Venice, where the famous art and architecture exhibition takes place, fifteen minutes from San Marco square, 5 mins walking from the Arsenale and three mins walking to the "Giardini" Vaporetto stop (15 mins by boat to Lido, about half an hour to the train station).

Very Good location to access also the Venice Film Festival (3 mins walking to vaporetto stop + 15 mins to Lido).

  • This was a great place to stay in Venice. Neighborhood is quiet and pretty much out of the heavily touristed areas of the city. There are 2 nice parks close by and the apartment is within walking distance of all the major sites in Venice. The apartment was clean with a fully equipped kitchen. Everything was in working order. Via Garibaldi is very close to the apartment, with plenty of shops (grocery store, fruit and veg. stand, wine shop), restaurants and ATMs. I would gladly stay here again!

  • I really liked staying at Massimo's (website hidden). I thought the location was fantastic, close enough to St. Marco's but far enough away that it wasn't busy or noisy outside since I was there during carnival. The apartment was great, it had what was needed. My only suggestion is to arrange your checkout with as much notice as you can. My checkout was not done as described in the apartment description and I was a bit confused as to what to do when that time came. Overall I was very pleased with my stay.

  • Good location, clean apartment, quiet neighbourhood. 10 minutes walking distance to San Marco Sq. and easy acces to vaporetto.
    Wi-fi access and hand soap would be good. After all, It was a good stay in a comfortable apartment.Thank you.

  • This is very basic accomodation in a great neighborhood. It is much darker than the pictures make it look and there aren't many comforts here, including hand and dish soap, wine glasses, comfortable bed or bedding, or decent towels. But it is really well located and fun to be surrounded by locals. The church bell dings at 8am and it is a really lovely way to wake.

  • The appartment is really really well located : very quiet place but close to the center of Venice (San Marco place) because within 15mn walk you're in San Marco, and you also have access to vaporetto very quickly. And at the end of the day we were happy to be in a very quiet neighborhood and comfortable appartment.
    Massimo is a nice host, and everything was really easy for us! He was kindly answering all my questions by mail and SMS really fast, so everything was under control! Perfect.
    I definitely recommand this place and this host!

  • Right from the start, communicating with Massimo was always very prompt and pleasant. Unfortunately he was out of town when I arrived in Venice, but he had a friend of his named Stefano who I was in touch with meet me. We arranged to meet at the Giardini vapporetto stop which was a really nice thing since I would have had a hard time finding the apartment by myself. Stefano was very kind and made my arrival in Venice a very smooth and pleasant one.

    The apartment is located in the eastern end of Venice which is absolutely stunning! The Gardens nearby are absolutely lovely and a real sanctuary from the crowds of Venice's tourists. I cannot say enough about the location! About a 15 minute walk along the beautiful waterfront to San Marco, great shops and restaurants within feet, and lots of little shops nearby where you can buy anything you would need.

    There were a few issues with the apartment when I arrived, specifically to do with cleanliness. The apartment had obviously been cleaned by a service which was nice, but as I settled in I found some minor issues with the cleanliness. In the front entryway there was a large portion of a massive insect stuck to the wall, there was some minor dirt on the washroom floor, and when I pulled back the sheets on the bed there were a few long black hairs. While for most people these would not be major concerns, if you are a highly hygiene conscious person it might be an issue.

    The bright side to this portion of the story is that I contacted Massimo that night via e-mail and by the next morning both he and Stefano had been in touch, apologized profusely for the issues, and offered to get someone in to re-clean the apartment immediately. By that point I had bought some cleaning products and was fine taking care of it myself. Was very appreciative and impressed with how nice Massimo was about the situation.

    The apartment is in reality a little darker than the photos make it seem, but that didn't end up being an issue. The bed and pillows aren't the most comfortable but are do-able as long as you're not sensitive sleeper. Unfortunately because the property is not really used as a home frequently it lacks a lot of little things that were sort of necessary like toilet paper, oven mits, dish towels, etc. Also, unfortunately, Massimo's name was stapled onto the bath towels left or me.

    Also, just a heads up, the bedroom window faces directly into another apartments small patio. Luckily I never really saw them outside.

    What the apartment lacks though in comforts it more than makes up for in value. Very good size, functional furniture, great location, and very kind and helpful host. Would likely stay at the apartment again next time I'm in Venice.
