Fully renovated gracious 2 bedroom house in downtown Charlottesville. Eco features including tankless water heaters ( never run out!),high tech insulation, mini split heat pumps for individual room control, and all LED lighting. 3/4 Mile to mi to Downtown Mall. Deck,hot tub, Flat Rate year round.

The Space

This is only a 2 bedroom house, but the rooms are gracious and well proportioned. High ceilings, antique furnishings, and high level of detail make for interesting visual appeal. Layout, natural light, and relatively large rooms contribute to a soothing and pleasant living space. Additional deck, front porch with chairs, and hot tub extend that to the outside. Espresso maker, Shenandoah Joe's coffee, fully stocked and equipped kitchen, individual room heating/cooling round out the house.

Guest Access

You will have the full house, including deck and hot tub. Full use of kitchen, appliances, washer/dryer ( hospital style ozonator eliminates need for laundry detergent) Wifi, Netflix on the TV ( hulu). Note it is 2 bedroom, 1 bath house, with the bathroom on the first floor and bedrooms on the second. An extra guest could sleep on the living room floor or couches in a pinch, no extra charges.

Interaction with Guests

We or designee will be available for emergencies, and be around to get you settled and for orientation as desired. Otherwise it is yours to enjoy. We are experienced landlords, for houses and office space, but new to the Air B n B type rental. We are also happy to anser questions about the area either before arrival, during the key swap, or during your stay.

The Neighborhood

Close to everything, the Preston area is almost like a small village, and the downtown is only 15 minute walk. I walk to work at the (website hidden) medical center, door to desk in 17minutes. In addition to downtown Cville, the immediate 3 block area has Bodos, Sticks Kabobs, IY Foods, Shenandoah Joe's, McGrady's Pub, Breadworks, Mona Lisa Pasta, Ace barbeque, all within 5 minutes walk. The neighborhood feels safe to me, and Rose Hill is a wide, well lit, well traveled area. I often come home from work late at night, but one should always be aware especially while on smaller side streets.

We are new to renting this house, but rent out office space and a rental house, so are used to being responsive to needs. There are two sofas in the living room and ample floor space if you need to fit someone else in, same rate, also same rate at all times.

  • What a beautiful home! Scott was so responsive to all emails both prior to the stay and during the stay. The kitchen was fully stocked and Scott was very gracious in having goodies there for us to eat. The queen size bed was very comfortable and conducive to a good nights sleep. Lovely bathroom with nice big luxurious towels. The hot tub felt great after a long busy day. Great location in Charlottesville, easy walking distance to the downtown pedestrian mall. My husband and I would definitely stay with Scott again.

  • Such a perfect place to stay in Cville - all the coziness and hospitality of a B&B at a much more affordable prize. We stayed at Scott's home with my in laws and it worked out perfectly (even with one bathroom!). Located close to downtown, we would have walked to dinner at the Downtown Mall if the weather had been warmer. Scott is an extremely gracious host and took time to show us around the house and recommended his favorite Cville spots - he even had cookies and wine greeting us upon arrival. Such a nice touch. We will definitely stay in this charming and convenient house on our next visit.

  • Scott was very, very responsive - on airbnb messaging, and also via phone and text when I was in town and had a few questions here and there. He was happy to work with me on whatever I needed.

    The house is SUPER-cute. You can tell they took painstaking detail in customizing every inch of the house. So cozy, and recommended for a family or couples' cooking and game weekend - but of course the proximity to the Mall, Corner, and more (Three Notches Brewery's tasting room is about a 3 block walk!) is hard to resist. They left a few treats for us in the kitchen which was so welcome the first morning (well, every morning) before I got rolling.

    Just a note that there is one bathroom (sizable, but only one), and it is downstairs, while the two bedrooms are upstairs.

    The house is very dog-friendly! Although I have to say that the neighborhood was not my favorite for night-time dog walks, but I made do. That was my only "eh" of the house.

    Thanks, I have updated my description to make it clear the shower and lavatory rooms are on the first floor. ( New shower pics coming soon.) We have a contractor coming Tuesday to talk about an upstairs bathroom/sunroom porch. I do come home late at night, and have always felt safe on Rose Hill. I would not generally have walked on less traveled streets here or in my Belmont house for that matter with my dog late at night either.

  • I highly recommend this beautiful home for your next stay in Charlottesville. The house is creatively and artfully detailed, and was in clean, mint condition when we arrived. They took "welcome" to a new level with a loaf of fresh locally baked bread and coffee cake left for us in their cozy kitchen. We could relax there, and enjoyed every minute of our stay. The hot tub was the perfect touch after a long day. My family gathered there each evening to catch up and enjoy the warm evenings. The house is conveniently located to the downtown and we walked everywhere throughout our weekend stay. This place is a winner!

  • The place was great!! The house is located in a very convenient central location. I didn't bring my bicycle for this trip, but if I did I could have biked to all the the places I visited. As it were, I was still close enough to walk everywhere! I was in town for a wedding where most of the events were in the downtown mall area. The house was comfortable, spacious yet quaint, and most of all relaxing. The value for what I got at the Rose Hill home trumps what one could get from a standard hotel. And finally, Scott and Christy were great hosts!

  • Scott was great! The house was adorable, and he had everything laid out well to keep us well informed. He was responsive, communicative, and flexible with our plans. Our friends saw the house, and were disappointed they stayed in a bnb nearby and paid more for it.

  • We had a great time at Scott's place, the house was setup great and had a nice deck for relaxing. Was also just a short walk down to the pedestrian mall in Charlottesville. We would definitely stay there again next time we are in Charlottesville.

  • This house is completely amazing, plus Scott and Christie couldn't have been nicer. We didn't have much time to spend in the house since we were in town for work, but our dog got to play in the house while we were gone. I just wish we had more time to use the back deck and hot tub. I would definitely recommend this house to others for future stays in C-ville.

We are a nurse, and psychologist in Charlottesville. We own several types of rental properties, so are used to meeting the needs of guests. Having lived here since 1974, I can probably provide (or research) questions about the area. Our current listing is a 1900s house that we extensively renovated, doing all the work ourselves over the last 4 years ( and yes we are still happily married). Cleaning up now for guests on a Friday seems like a picnic compared to pulling off old plaster walls!
