In compliance with Governor Cuomo's latest hotel-lobby-inspired law, our space is advertised here for stays 31-nights or longer. That's why you may see your nights available on the calendar, but AirBnB states them as unavailable.

The space

Elegant, romantic, cosmopolitan, large, high-ceiling, sunny, full-floor townhouse apartment with huge private deck; warm and inviting; north-south exposure; perfect downtown location; in most exciting, most centrally-located neighborhood in Manhattan; half block from subway exit; filled with historic charm and great restaurants - from superb Northern Italian cuisine to celebrity-chef hot-spots, all on one tree-lined, set-back sunny block in the Village.

Walker's Paradise according to walkscore period c0m: 100 out of 100, 100 out of 100 for transit score. Also, with Citi Bike ((URL HIDDEN) bike rental on each end of the block.

Short-term *legal* rental (thirty nights to 9-months) of beautiful, *full* parlor floor with walnut-oak flooring, ten-foot Breakfast-at-Tiffany's mirrors, and black Italian marble hearths, of registered landmark lower Greenwich Village brownstone townhouse w/ lots of light, 700 sq-ft, well-furnished, elegant, warm & comfortable apt, large b/r w/ queen-sized bed, very small complete kitchen, beautiful bathroom, private 400 sq-foot southern-exposure finished terrace off living room.

Rent includes all taxes, utilities, electricity, insurance, incoming phone, Internet (WiFi & Ethernet).

Situated on most beautiful, set-back, tree-lined, dynamic, super-safe block in Greenwich (West) Village. Private unlisted phone; a/c front & back; fax; full stereo, HDTV, DVD/Blu-Ray/VCR (no cable), flat-panel PC (ancient) with WiFi and DSL Internet; nearby laundry and postal/shipping services; excellent access to express/lcl subways (1-2-3-9-A-C-E-L), PATH trains, and Penn Sta./LIRR/AMTRAK.

We value and welcome your visit. Guests from all corners of the world have been enjoying the apartment for 17 years before Airbnb started.

Guest access

Guests have full access to the entire apartment and to the exclusive deck, with the exception of one bedroom closet, and one cabinet in the kitchen, living room, & bedroom.

Also, I regret that we no longer give previews/tours of the apartment. Again, we regret this, but we had far too many no-shows or very late cancellations.

Interaction with guests

Either I or a colleague will meet you at the apartment, give you keys, orient you around the apartment, and answer any questions you might have on the spot. After that you will not be disturbed at all and are free to contact us via phone, email, or text 24 hours a day, 7 days a week.

Other things to note

We look forward to hosting people from all over the world, but some information will insure that you will be fully happy with the accommodations.

No building that is over 160 years old in constant use is without quirks.

For instance, in exchange for a grand-fathered high water-pressure in the shower, you will notice the tub drains slowly. This is not due to the filter or a clogged drain; the plumbing was recently "snaked" three times by the same good plumber. The pipes are simply from before the 1920s, extremely narrow, below the tub, and, unfortunately, utterly unreachable for replacement. The ventilation fan next to the deck is noisy when it starts up and shares an I-beam with the terrace, so there is some noise & vibration on the deck part of the time. And every time I paint a patch, another patch or scuff mark shows up (although the entire premises are freshly painted now).

If something serious breaks, we will do our best to fix it or make it right. Smaller things (but not insignificant! we go through a check-list for every guest) -- a light bulb out, a door knob loose, a wobbly chair -- can either be fixed for a modest deduction from the deposit or will need to wait. Otherwise, the base rent would have to be raised significantly higher, affecting everyone who visits.

If you would like the high maintenance of a luxury hotel -- and there is absolutely nothing wrong with that -- this will not suit you.

But despite these "infelicities," you are getting a classic dwelling from a bygone era in a unique location and in awfully good shape. You will not find a better deal in Manhattan for this class and location of accommodations.

Lastly, because this is a not-for-profit enterprise, we are just barely covering our costs. As such, we may need to ask that your reservation-request fit the dates left without "unrentable" gaps.

Also, for stays of less than three months, regretfully we can no longer offer tours. Given the dozens of reviews; the years the property's been listed; the buyer-protection offered by AirBnB; and, most of all, the overwhelming number of no-shows, tours have been discontinued. For longer stays, we will be glad to direct you to our licensed Real Estate Salesperson.

There is no smoking whatsoever in the apartment, but you are welcome smoke out on the terrace provided you use and empty your ashtrays. The fireplaces are now decorative and originally designed for coal; they cannot be used.

We have recently had some problems with a guest who thought this was a hotel and he a rock-star. You are very welcome in my home, and I look forward to hosting you. You will be house-guests, not renters in a hotel or bed&breakfast. The space is a completely furnished apartment in a landmark building in a great location, and the accommodations will be offered to you cleaned and prepped. Just as house-guests, you should leave the premises in the same condition you enter them, except for the normal wear of the duration of your stay.

We provide fresh clean linens, two sets of keys, some kitchen staples, and, naturally, clean rooms and empty waste cans. During your stay, you will be responsible for your own linens (i.e., no service comes in during your stay to clean the linens or make the bed), food, key-handling, and garbage removal (again, no one will be coming in and emptying the trash during your stay--your privacy is maintained).

Conditions where the premises require more than regular laundry and cleaning -- examples being music CDs scattered on the floor through the apartment, garbage over-flowing in its containers or on the floor, covers of furniture removed, linens permanently stained -- will be remedied at your cost by an outside service who handles these problems for me and others locally. Please do not spoil your stay or my hosting by treating these choice accommodations at a fantastic location in a disrespectful manner. I would be very grateful for your cooperation. We are really not up-tight hosts; we're just still reeling from a pretty bad, recent incident.

Scott is a very genuine and empathic host. He greeted us, and welcomed us with fresh roses! Everything was perfectly organized for our stay, with a detailed hand out we could refer to when trying the oven, or seeking a good eatery. He was always at the end of a text, and yet also didn't over communicate with us. What an amazing apartment! A gem in the West Village! We shall return...

Scott's apartment in a lovely old brownstone was the perfect home away from home during our last stay in NYC. Great location, very spacious and charming. Many original touches from the hardwood floor, to the old wall lamps, fireplaces, and tall ceilings. Scott is a great host and communicator. He is very flexible, considerate and accommodating.

Scott made me feel most welcome. He sent me emails describing everything, restaurant recommendations as well as grocery and services in the area. This brownstone was a fantastic place for my stay in New York. It felt very roomy and had a lot of character, plus a great location with so much in the neighborhood. It was nice to be on the ground floor and the deck was an extra lovely feature. While I didn't get to meet Scott, he called to walk me through everything and made me very welcome, periodically checking in to make sure I had everything I needed. Overall a top-notch place and host to stay!

I recently moved from NY to LA and this was my first trip back. My 'hood is the West Village so I knew this apartment was in a very prime location which drove my decision. You are near two major subway lines and within a 10 minute walk to 3 more lines. The apartment itself is absolutely charming. It's an old brownstone and has the feel of old NY inside. It was immaculate. The kitchen and bathroom are older but as I didn't cook a thing at home, no problem for me, although everything you would need seems to be there. The bathroom isn't updated, but the shower is hot and water pressure great. Again, everything was extremely clean. There is a restaurant under the apt and I heard some noise as they were closing around 10:30/11pm, but nothing disruptive, just a bit of noise. This is NY, there will be noise anywhere you go! Pre arrival communication and check in was super smooth. You can bet I'll be back at Scott's for my next visit home.

The brownstone is a landmark building, so updates are tricky. The kitchen faces outside, and as such, any renovations must be approved by the City. The building owner has been zero for three. And if we modernize the bathroom, we lose the grandfathered high water-pressure. NYC can be a challenge. We look forward to welcoming you back soon.
