Five tips for hosting

Use quality photos

Guests spend more time exploring photos than any other part of a listing. Using quality photos helps paint a picture of what staying in your home will feel like. Consider these tips as you prepare to take photos.

Write an accurate description of your space

Your summary description is meant to be a brief overview of your place for guests to read before they get into the details of the listing. As you’re describing your place, write about what makes it special. Focus on the style, uniqueness, condition, and atmosphere of your space.

Create a great Airbnb host profile

Just as every guest on Airbnb is different, every host and home on Airbnb is unique. Your profile is a great way for others to learn more about you before they book your space. When your profile is robust, it helps others feel assured that you're reliable and authentic.

Get help from a co-host

Co-hosts can help manage all aspects of the host business, including looking after the space and arriving guests. If you want to know more or need help finding a co-host in your area, please contact our Ambassadors.

Keep the calendar up to date

Make sure that the dates on your calendar are up to date and that they reflect the actual availability of your accommodation. You can highlight your ad by setting the "Early Booking Discount", which rewards guests who plan a trip several weeks ahead.

How to choose the right cancellation policy for your listing?

Choosing a cancellation policy can be a balancing act. You want to avoid cancellations while also attracting guests – and today’s guests want more flexibility as they plan their upcoming travels. Because every Host is unique, we’ve created several cancellation policies to help you find one that works for you. Flexible cancellation policy: Guests can cancel up to 24 hours before check-in for a full refund, and you won’t be paid. If they cancel after that, you’ll be paid for each night they stay, plus 1 additional night. Moderate cancellation policy: Guests can cancel up to 5 days before check-in for a full refund, and you won’t be paid. If they cancel after that, you’ll be paid for each night they stay, plus 1 additional night and 50% for all unspent nights. Firm cancellation policy: To receive a full refund, guests must cancel at least 30 days before check-in. They can also get a full refund within 48 hours of booking if the cancellation occurs at least 14 days before check-in. If they cancel between 7 and 30 days before check-in, you’ll be paid 50% for all nights. If they cancel less than 7 days before check-in, you’ll be paid 100% for all nights. Strict cancellation policy: To receive a full refund, guests must cancel within 48 hours of booking and the cancellation must occur at least 14 days before check-in. If they cancel between 7 and 14 days before check-in, you’ll be paid 50% for all nights. If they cancel after that, you’ll be paid 100% for all nights. Long-term cancellation policy: This policy applies to all stays of 28 consecutive nights or longer and overrides your standard cancellation policy for those stays. Guests who cancel a stay can get a full refund only if they cancel their reservation within 48 hours of booking and at least 28 days before their check-in date. If a guest cancels after that, you’ll be paid for all nights spent plus 30 additional nights from the date of cancellation. If a guest cancels with fewer than 30 days remaining on the reservation, you’ll be paid 100% for all of those remaining nights. Choosing a cancellation policy is all about finding what works for you and your listing. Just remember: Many guests want flexibility when travelling. To help secure their reservations, try creating an attractive listing with an approachable cancellation policy. https://www.airbnb.co.uk/resources/hosting-homes/a/choose-the-right-cancellation-policy-for-you-19
