How do I set custom or seasonal pricing?
The simplest way to set custom pricing is to use your calendar. Select a date range on your calendar edit page and enter the desired nightly price for the time period. The updated nightly price appears on your public calendar for guests.
You can offer weekly or monthly prices. It is also possible to set custom pricing for specific weeks or months of the year—this does not show on your public calendar, but is included in the price breakdown to guests when applicable.
From Your Listings > Manage Listing > Pricing > Long-Term Prices, click the link to set custom weekly or monthly prices. Be sure to enter weekly rates and monthly rates, not nightly rates. Otherwise, your guest may be quoted a different price than you intended.
Custom weekly and monthly prices override normal nightly, weekly, and monthly prices, as well as custom nightly prices you may have entered on your calendar.
• Your base price applies for reservations of 6 nights or less. If you have custom nightly prices on your calendar, they will override your base price.
• Your weekly price applies for reservations of 7–27 nights. If you have a custom weekly price, it will override your normal weekly price and any custom nightly prices on your calendar.
• Your monthly price will apply for reservations of 28 or more nights. If you have a custom monthly price, it will override your normal monthly price and any custom weekly prices or custom nightly prices on your calendar.
Example: Let’s say a guest books 8 nights total, and the first 3 nights are during a week where you have custom weekly pricing set. We divide weekly prices by 7 to come up with a nightly rate for reservations of 7 nights or more. This means the first 3 nights booked week will have a different nightly rate than the next 5 nights booked.
3 nights x (custom weekly price / 7 nights in a week)
+ 5 nights x (normal weekly price / 7 nights in a week)
