How do I cancel a reservation as a host?
In the event that you must cancel, we kindly urge you to do so right away. Please contact your guest to explain, then officially cancel the reservation as soon as possible on Airbnb at Your Listings > Your Reservations > Alter or Cancel. This is an essential first step, as it provides your guest with the necessary travel credits to book replacement accommodations.
There is also a way for you and your guest to alter a reservation, which might allow you to avoid the cancellation.
Your reservation is officially canceled when the status says “Canceled” in your Airbnb account. Otherwise, the reservation has not been officially canceled in our system. By canceling a reservation in your account, please note that you will be recorded as the party responsible for initiating the cancellation, effective immediately.
Because host cancellations require additional customer support, as well as funds for securing last-minute accommodations, the following actions are applied:
- An automatic review appears on your listing indicating that a reservation was canceled. We encourage you to publicly respond to this automated review. Many hosts find this to be an excellent way of clarifying to the community why they needed to cancel.
- Your calendar will remain unavailable/blocked for the dates of the reservation. This is done as a convenience, to prevent another Airbnb guest from booking unavailable dates at your listing.
- You may be subject to a cancellation fee* if you cancel more than once in a six-month period, in order to help offset the cost of travel credits sent to your guest to help with securing last-minute accommodations. This will be taken from your next payout.
Your guest is fully refunded if you cancel before the reservation begins, and you will receive no payout. When you cancel an active reservation, please know your cancellation policy will no longer determine your payout and your guest will be fully refunded for every night not stayed.
You must make any security deposit claim within 48 hours of the original checkout date.
There may be special situations in which host cancellation penalties can be waived, such as when a host must cancel due to Extenuating Circumstances.
*$50 USD for each canceled reservation after one in a six-month period or $100 USD for each canceled reservation after one in a six-month period that begins in 7 days or less.
