Our newly renovated studio is located in a quiet friendly neighborhood and has a separate entrance. We are located on Capitol Hill two blocks from the metro and can easily get to the Capitol and surrounding museums. It's a 20 minute walk to restaurants and the weekend farmer's market.
Our newly renovated basement studio has a private front entrance with keypad entry. My husband and I live in the main house and are fairly quiet but occasionally entertain dinner guests.
We love our diverse and friendly neighborhood. There is a great park four blocks away. You will see families, people with dogs and runners.

In the heart of Capitol Hill near the Congressional cemetery and walking distance to two metro stations. The space is about 400 square feet with private room and bath. It is tastefully decorated for convenience and functionality in mind.
The suite has a full-sized bed with tempurpedic mattress as well as a small dresser. Additionally, you have love seat, side table with power and USB ports, private bathroom, mini-fridge, microwave, A/C and heat unit, and tv. The ceiling in this basement suite is 7ft with a few exposed tubes so if you are very tall, this room might not be for you. The space has good overhead lights but gets very little natural light. Our house is 1 block from Stadium-Armory metro station (the subway), 1/2 mile from Potomac Ave metro station (Harris Teeter supermarket is located in that area), a major bus stop, as well as a Capital Bikeshare bike dock where you can rent bikes by the hour or day(s). We offer free parking in front or side of the house, which is a rarity in this city. We will have a variety of teas, towels, linens, blankets, iron, and ironing board. We can sleep two additional people on a queen airbed mattress, if needed ($25 additional charge per night).

Newly renovated basement studio apartment in a 1920s home. Guests will have the entire basement for their enjoyment which includes private bathroom and efficiency kitchen. Private entrance and one free parking spot available. Steps to the Stadium-Armory metro stop.
The space is an efficiency studio in the basement of our townhouse. There is a separate entrance from the back of the house where the parking pad is. The space has everything you need, full bathroom, queen size bed, couch that converts to a full size bed, smart tv, and efficiency kitchen. The kitchen has a microwave, hot plate, and refrigerator. All the essentials to cook a hot meal. We are a one block walk to the Silver, Blue, and Orange Metro lines at Stadium-Armory. Queen size air mattress available upon request. Kindle Fire stick available with access to Hulu, Netflix, and Amazon Prime. Please note that the house is almost 100 years old, heating and air-conditioning were added during the renovation and control the temperature to the entire house. The basement is naturally colder in the winter due to DC temperatures and colder in the summer due to A/C usage. We utilize a Nest thermometer and can adjust temperature remotely if needed. We have taken steps to mitigate with vent covers, space heaters, and extra blankets. This is a no-smoke and drug free space.
East Hill by the old RFK stadium is an up and coming neighborhood. We live on a street with many families and professionals.

Our residential neighborhood, technically known as Kingman Park, is located a few blocks outside the area specifically designated as Capitol Hill. We are sandwiched between Hill East and the H Street corridor/Atlas District near RFK Stadium. If you are not accustomed to city life, D.C.’s urban fauna might take some getting used to. Our neighborhood is not glitzy or glamorous but our particular street is a hidden gem. We know most of our neighbors on the block, some of whom have lived here since the 1950s, and everyone looks out for one another. That said, the area is best described as “transitional.” Located on the outer edge of Capitol Hill proper and next to the quickly developing H Street corridor (Atlas District), the residents are diverse in many ways. This unique variety is mostly good but also includes some less desirable elements. We feel safe but are always vigilant, which is recommended practice around ALL parts of D.C. - or any large city for that matter. Always be cognizant of your environment and pay attention to those around you when in public spaces. Be on guard if you notice anything unusual or suspect. Avoid texting or being engrossed in your phone as this can detract you from noticing something out of the ordinary. If something feels “off,” always trust your intuition. I have an irregular work schedule so will not always be around but am always reachable by email or text. In general I'm a private person but do my best to make the stay as welcoming as possible. There is a medium-size dog (Huxley) who lives at the apartment so guests should not have any pet allergies. Hux is extremely friendly, as all the reviews can attest. Great DC neighborhood! Less than a 15 minute walk to either Eastern Market or H Street - both provide plenty of shopping, dining, and nightlife activities. About 1.5 miles (25 minute walk) from the National Mall. Parking is available upon request. Conveniently located just two blocks from the Stadium-Armory Metro or five blocks from the Potomac Avenue station. Both stations provide access to Blue, Orange, and Silver lines, making it an easy trip to anywhere within the city.
Great DC neighborhood. Less than a 15 minute walk to either Eastern Market or H Street - both provide plenty of shopping, dining, and nightlife activities. About 1.5 miles from the National Mall. Newly remodeled, sunny 1-bedroom apartment on the 2nd floor of a 4-unit building with all new appliances, washer/dryer, new queen size bed, new queen sofa couch, newly constructed deck right off the kitchen, and a new fence in the backyard for privacy and security--and with a fire-pit and BBQ to boot! Easy walk to Eastern Market and H St NE nightlife and restaurants. Lots of drinks, fruit, and other snacks included, and you're free to store your bags with us if you arrive early or leave late.
Private apartment with full kitchen, 55" smart t.v and wi-fi, a queen size pull-out sofa with 3" memory foam topper, and a queen size bed in the separate bedroom with a new Nectar mattress, pillows, sheets and duvet. There is also a queen-sized air mattress (with fresh sheets, pillows, and blankets) if needed for additional guests. It's 700 square feet living space, and 3 people (or 2 couples) can use it comfortably. More than that and it will get too crowded. My favorite space in the apartment is the walk-in shower with a built in bench, a rainfall air-injected shower-head, and stained glass sky-light. It's a total spa experience. We just finished the new wooden deck in the back that opens up right at the kitchen door, and is perfect for morning coffee or evening drinks. We also just fenced in the back-yard for more privacy and security, and are currently working on the garden area and installing a fire-pit. The apartment is nicely situated between 16th and 17th St. NE, which means it's located about 17 blocks from the Capitol Building (1.7 miles on Google Maps), 10 minutes from H. St with lots of cafes, bars, dances spots, theater, and restaurants, 1 mile to Lincoln Park, and 1.2 miles to the lively Eastern Market. Public transportation (including the free Streetcar on H. St) is close at hand, and bike-shares are just around the corner. The D6 bus line that will take you downtown and to Dupont Circle is one block away, and the closest metro stop is only 0.7 miles away. Regarding Safety: We have lived in this neighborhood for about 10 years and have never had any problems ourselves--but it's important to be alert of your surroundings, especially at night if you're getting home late or checking in when it's dark. The neighbors on the street (and in the back) are very friendly and we look out for each other, but if you're not accustomed to city life and happen to be leaving or coming back late, then it's best to use Uber or Lyft until you feel safe. A clean & private room comfortably sleeps two or three with a handmade log bed, comfortable queen sized log bed, and side room with desk and fold-out twin loveseat bed. Centrally located + 4.5 blocks to the metro, also enjoy kitchen, patio, & porch.
This two and half bedroom house is in a residential neighborhood of Capitol Hill, three and half blocks from the metro (On the Silver, Orange and Blue line), and less than two blocks from a major grocery store. The house has central air, Wifi, gas for cooking, and plenty of street parking. The neighborhood is very safe. Historic Eastern Market, the second oldest open air market built in 1805 is seven blocks west which is perfect for picking up fresh veggies at the farmer's market and getting Maryland crab sandwiches. I'm a great host too and will greet you when you arrive and retreat if you want space or can chat a bit. You will stay in the guest bedroom with a private attached office which has wifi, closet space, and a super comfortable log bed. There is a fold out twin bed in the gold couch in the side room. You only have this one bedroom and side room in this listing. You do not get additional rooms without booking the listing for the 2.5 bedroom listing. This listing is for one bedroom and one pull out bed for two people. You can bring a third guest by paying additional fees. If you want the extra twin bed to be made there’s a $15 fee. For insurance purposes the maximum number of guests on this listing is three people only. No outside guests allowed that are not booked on the reservation. If you bring additional guests not booked on the reservation there is a $250 charge per person per night. No exceptions. The house has new hard wood floors, stainless steel appliances. There is a little patio out in the back and a front porch. If you want to feel what real Capitol Hill neighborhood is like--this is it. It should be noted that a little pretzel shop jone-a-half blocks away and the Capitol is one-and-half mile away! A Capitol Bike Share stand hosts rental bikes one block away where you can rent bikes that is open 24/7. You have a private bathroom with your room. Location: My house is a mile point two on foot to the Capitol building, accessible by metro by Reagan airport or a 15 minute cab ride from there. From Baltimore I am 38 miles away and you can take the metro here from there too on the Green metro line. From Dulles Airport here are your options: 1) Cab: A cab costs about $65 and is fastest. Cash or credit card. 2) Washington flyer: This bus leaves Dulles airport every half hour on the quarter hour and takes you to Metro station where you can finish your trip on the Orange or Blue line east to Potomac metro. Cost: $9 for the bus fare and about $2.85 for the metro ride at peak hour. This way is second fastest. Buy tickets inside the airport at a stand. 3) 5A Municipal bus. Many professionals who travel for business take this. It leaves from the airport every half hour on the quarter hour also. It costs $6 and takes you to L'Enfant plaza where you take the Orange or Blue line east to Potomac metro. This is the best value for your money and takes about ten minutes more than Option #2. Cash only/Exact change required. 4) Super shuttle: $35. This is my least favorite option for the money as Capitol Hill East is the farthermost of neighborhoods on the Hill from Dulles and they drop you off last. I don't recommend this option. 5) Union Station: Take the D6 bus and get off at Stadium Armory, walk towards D Street SE turn right and walk to 15th street. Beds: The bed in this master guest room is a queen sized bed. The mattress, before I bought my house, was the second most expensive thing I owned. It is a premium mattress. The second bed in the study/den is a twin bed that pulls-out from the love seat. The sofa bed is new (purchased in May 2012). I put a thick foam topper on it and mattress pad. If you need the second bed made please tell me in advance. There is a second charge of $15 for it. Safety: My neighborhood is safe. I've lived on Capitol Hill for seven years and never felt unsafe. Continental Breakfast: Consists of orange juice, a pastry and a banana or other piece of fruit and hot tea. Communications: I prefer to use AirBnB's site for our communications. Thank you!
Residential Capitol Hill is an amazing, little known part of great American living. Eastern Market, one of three public open air markets, was created here in 1805 when DC was designed. It attracts artisans, organic fruit and vegetable farmers, ad gourmet food vendors. The American Planning Association recently ranked the Eastern Market Neighborhood, which is four blocks me (8 blocks to the market itself) as one of the top ten places to live in the United States. The neighbor is very safe. I've lived here for 10 years and never felt unsafe. It is ethnically diverse like Sesame Street. Be prepared to see all kinds of people of different ethnicity and sub-cultures living together (e.g. White, Asian, African American, gay, married with kids, single, retired). My area of Capitol Hill is how all US cities should be like --mixed racially and ethnically and happy! Potomac Metro, my metro, has the second highest earning household income of any other DC metro except Foggy Bottom (e.g. the average income is $122,000)! The General of the Marine Corps lives blocks away like many Congressional Hill Staffers and other prominent DC politicos. There is a ton of security in the area--probably a little too much ;) Barack Obama and Michelle dine occasionally on Barrack's Row on 8th street just blocks away. Barrack's Row is home to Rose's Luxury, Bon Appetite Magazine's rated #1 new restaurant in the county. For good local eating check-out Ted's Bulletin (try a home- made adult milkshake or poptart), Bayou Bakery, Belga (Belgian), Ambar (Balkan), and Cava (Greek).

The space consists of a guest room and bath with separate entrance in back of house. A great stay for couples, solo adventurers, and/or business travelers. A door connects the apartment to the main house through the bathroom, which remains locked from both sides during your stay.
The Metro (Stadium-Armory is our stop) is very close to the apartment, so you have easy access to most places in DC. Eastern Market and Barracks row are great areas with lots of shops, restaurants, and bars. There is a weekend market (at Eastern Market) featuring local vendors and area farmers on Saturdays and Sundays. The Eastern Market/Barracks row area is about a 15 minute walk due west of the apartment (or 2 stops on the Metro). The H St. neighborhood is a popular restaurant and nightlife destination. Uber or Lyft are the easiest and cheapest options for getting to H St. The Capitol and the National Mall can be accessed from the Blue, Orange, or Silver Metro lines, all of which stop at Stadium-Armory, using either the Capitol-South station or Smithsonian. The Capitol-South station brings you near the Capitol and Botanical-Gardens near the East of the Mall, while the Smithsonian Station lets you off near the majority of museums.

The main area (kitchen, living room, and laundry) are shared with the hosts who stay downstairs and have their own bathroom. The kitchen has all standard appliances (fridge, freezer, toaster, french press, kettle, etc). The yard is shared with three other units.
The condo is in a residential area about a fifteen-minute walk to two popular areas -- the Atlas District located around H St NE and Eastern Market/Barracks Row located at Pennsylvania Ave SE and 7th St SE. Each offers a variety of bars, cafes, and restaurants. We are happy to provide our recommendations. For those who enjoy a quiet running trail, we are also located near the Anacostia River Trail and near to East Capitol St NE.

It is less than a mile from the really wonderful and growing Eastern Market / Barracks Row area, and about one mile from H St Corridor / Atlas District. It is also about 1.8 miles from the Capitol and the start of the National Mall. The area around Barracks Row and Eastern Market, extending up Pennsylvania towards the Capitol has some great bars and restaurants. Barracks Row is 8th St SE running south from the Eastern Market Park to I St SE. It’s so named because the Marine Corps Barracks Washington and the house of the Commandant of the Marine Corps are located there between G St SE and I St SE. We love Montmartre and Belga for brunch, Acqua Al 2, Cava Mezze, Beuchert's, CHIKO, and Montmartre again for dinner, and Beuchert's, Tunnicliff's Tavern, and Ambar for drinks. Finally, for a quick breakfast, you can't go wrong with the Pretzel Bakery - a local institution!

It features a bright and spacious basement apartment with its own private entrance. The apartment offers a bedroom with a queen size bed, TV, and ample dresser space; a well-appointed kitchen with all the basics to cook your own meals; living and dining space with an additional full-size sofa bed if needed; a full bath with tub and shower; heating and air conditioning; and even a brand-new washer and dryer (rare in basement apartments around here!). You'll have coffee and tea available for breakfast, strong wifi, lots of books and games, and most importantly, a cozy and welcoming place to stay after a long day exploring the city. As noted in further detail below, our neighborhood is residential and quiet but still close to pretty much all of DC's public transportation options (metro, bus, bikeshare, streetcar). Plus, there is usually lots of (free!) parking on our street and in the surrounding area if you have a car. This is simple yet comfortable room in my apartment. The room has great natural light and high ceilings. The room is at the back of the apartment so you enjoy privacy. The apartment is on the second floor of a 4-unit apartment building. The building is old but has great 'cachet.'
The neighborhood is quiet, but you can find every restaurant, bar and coffee shops on H street, which is within a 15-minute walk . Eastern Market is also a lively area with a farmer's markets and great restaurants. The apartment is right on a running/biking trail that is over 20 miles long. Kingman Island is a great place to go for a walk and enjoy a great view of the river.

There is an HD smart TV with cable, Netflix and HBO and wireless internet. It will comfortably sleep up to 4 people. Empty closet and dresser for your clothes (no one lives here). There are two private entrances and the apartment is completely separate from the rest of our home. The kitchen was renovated in 2014 with stainless steel appliances, full sized oven/stove, fridge, microwave, kettle, French press, plates, utensils, pots, pans, linens and other essentials. There is an assortment of tea and coffee. We provide a pantry full of snacks, place settings for four and all the essentials. There is a full sized futon in the living room. Traveling with kids? Capitol Hill is an amazing neighborhood in Washington D.C. We are a short block to the metro (Orange/blue/silver line), three blocks to the grocery store, two blocks from the famous Pretzel Bakery. And if you have kids you will love the playground/park/green space just across the street! Cozy basement studio apartment located in Capitol Hill East; 7 minute walk from the Stadium-Armory metro and 1.5 miles from the United States Capitol.
We like to think our basement is a clean, cozy nook—perfect for short stays. You’ll enter the rear of the home through a tidy storage area (directions provided upon booking). The space is setup like a large studio apartment. In it you will find a small table with two chairs, a generous couch, and TV area are perfect for lounging. Tucked into a corner, you’ll find a very comfortable queen size bed. We love to sleep downstairs from time-to-time when we don’t have visitors and want to sleep in with minimal sunlight coming through! We list the space for two people, but we do have a blowup mattress and sofa that is the size of a twin bed that can be used for kids (or a third guest if you’re good friends I guess). The space also has a private full bathroom. For your convenience there is a small refrigerator, coffee station, and microwave, but not a full kitchen. We have a washer and dryer on the main floor that we can coordinate for you to use. You will be given an access code for the basement door before check-in. We have locks on both sides of the door at the top of the stairs so we can both maintain privacy.
Enjoy the comforts of living on Capitol Hill (1.5 miles to the US Capitol building and the start of the National Mall). Wake up and grab a coffee at Hill Café, our local café at the end of the block, then stroll through Lincoln Park on your way to the Eastern Market farmers market on Saturday and Sunday mornings (be sure to take a detour down Walter Street SE if you want to explore the neighborhood). Take a water taxi from the nearby Wharf to visit Old Town, National Harbor, or Georgetown. Have dinner on H Street NE after a full day of visiting the many local attractions.
