Our basement apartment offers you the comfort, space and convenience of home. Less than 2 miles from historic downtown Fredericksburg with shopping, historic landmarks, breweries, restaurants, and the Rappahannock River for kayaking and tubing. Quantico Marine Base is 20 miles away and Washington DC is 51 miles. We'd love to host you as you're visiting this sweet town of Fredericksburg we get to call home.
The entrance to the suite is located just inside our front door (there is not a private entrance). The suite includes an open living room with a pullout sleeper sofa, 60" TV, and wood burning fireplace. We also have a full size air mattress available upon request. The kitchenette has everything you'll need to cook! Full sink, refrigerator with small freezer, induction cooktop, electric frying pan, toaster oven, microwave, and coffee maker. Not in the mood to cook? We've got plenty of wonderful places to recommend for a quick bite or dinner out in Fredericksburg. The full bathroom has a shower/tub combo. The bedroom has a queen bed, plenty of linens, and pillows to suit your preference. We have a space heater and a small oscillating fan located in bedroom as well.
Our home is in Clearview Heights, a charming well-treed neighborhood across the Rappahannock River from Downtown Fredericksburg. Perfect for walking!

    This newly remodeled Little Castle is ready for guests. It is conveniently located to Old Town Fredericksburg with easy access to I 95 for DC or Richmond trips. This unique space is listed with the Virginia Department of Historical Resources as "Castle Manor" and provides a private setting and beautiful views of historic Falmouth.
    My husband and I are both artists. I teach sculpture at UMW and Kent recently retired from the movie business. We love our property and hope you will come to love it too.
    The Falmouth Bottom is located at the fall waters of the Rapahannock River. It is the home of the Gari Melchers Museum and there are beautiful views of the neighborhood

    This recently renovated home was originally built in the early 1900's. It's ideally located on the Heritage Trail, a 3.1 mile paved loop that connects the two parts of the Canal Path making for a scenic bike ride, jog or walk. Great for people-watching while sitting on the front porch! The space is the entire downstairs with a private entrance, and front porch facing Caroline Street. The unit is fully self-contained with a full kitchen, stove, fridge, washer/dryer, 4 chair dining table, and bar. There is also a thriving organic herb garden, so garden enthusiasts are welcome!
    The property is located in a residential area near commercial shops and restaurants. Directly across the street from Old Mill Park, where you can take the kids to play, walk the dog, or launch your kayak into the Rappahanock River. Visit the nearby beach on the river or kayak the rapids!   • This was a great apt. right across from Old Mill Park!!! We enjoyed walking the dogs and walking the trails everyday. There is a side deck where you can kick back and enjoy a glass of wine. The yard was fenced in which was great for my dogs. I would recommend taking the trolley ride downtown. We learned so much about Fredericksburg that we would have never known. The historical homes were beautiful. This is the place to stay that affords comfort and everything you need!!!

  • Love this rental! This was the downstairs apartment of a two story home with a nice fenced in backyard. Ash's place is in the perfect location in Fredericksburg downtown area in walking distance to all the restaurants and shops and right across the street from the park and trails. Ash made us feel very much at home which was well equipped with all kitchen needs. His detailed check-in letter answered all questions and was very helpful. He also has great communication. My family will definitely rent this place out again in the near future.

  • Patti was an outstanding host! We headed north trying to escape Hurricane Florence. I was stressed and found this cozy cottage last minute. It was such a Blessing to find Patti and her home at such a reasonable rate for this unplanned stay. Patti went over and beyond with amenities. Having fresh milk, cereal, eggs, pancake mix, waffles, coffee, tea and more in a fully stocked kitchen brought me to tears and gave me a sense of calm in a stressful situation. This was our first AirBnB experience and it was awesome. I will never cram the kids into a hotel room again! The house was secluded and across the street from a park. It was also great for my noisy children, who had access to a yard. As a history teacher, I had a deep appreciation for such a historic area as well. I look forward to booking with Patti again and highly recommend this location for anyone visiting the area.

  • We loved our stay here! I had several questions before arrival and Patti answered them promptly. A few of the things that we especially loved were the outdoor fire pit with chairs, basic condiments and extras like cold beer and bottled water and snacks available, and lots of extra towels. The back bedroom has a twin over full bunk bed, and a big tv on the wall. We got on both beds, turned out the lights and felt like we were in a mini theatre. The beds were very comfortable, too. I definitely recommend a stay at Patti’s!!

  • My husband and I decided to make a quick, fun getaway to Fredericksburg for a couple of nights, and we're so happy we found Jeanie's lovely home! The location is fantastic, just a block or so from an amazing walking trail and a park, right on the river. We walked about a mile to the downtown area and had some delicious meals: The Happy Clam for lunch, Ristorante Renata for dinner. Both were delicious! Much closer, a few blocks away, are a few cute diners and (famous! vintage!) Carl's Frozen Custard, which we missed, so we'll have to come back! We also weren't around long enough to go walk around the college (MW), but it's very close to that as well. Jeanie's house is decorated with a lot of care and joy, and even though we made our reservation pretty last minute, she made so many delightful, thoughtful personal touches. Jeanie really went above and beyond to make sure we felt comfortable, welcome, and really special. We're delighted to have found her home and we had a really great time. Jeanie is a beautiful soul! So glad to have met her!

  • This house transports you back to the mid 1800's with the original wood floors, time appropriate furniture and decor, and location among all of the historic sites in Fredericksburg, but with modern amenities. We thoroughly enjoyed staying at Nancy's house during the weekend we came to town for my daughter's volleyball camp at St. Mary's. The house was even bigger and better than what we expected via the pictures. Nancy was there to welcome us, even allowing us to stop by earlier to drop off our things. This house is in PRIME location to all sites in Fredericksburg. We enjoyed taking a bath in the spa tub and utilizing the bathroom that was larger than our first apartment. The modern amenities allow you to stay like you are in a hotel, but in a historic fashion. I loved all the extra touches like the box of microwave popcorn in the kitchen, mini travel sized cosmetics in the bathroom, HUGE lush towels, comfy pillows, Keurig and tea options for drinking, and an enormous fridge to keep leftovers fresh. She even has a wine fridge! We'll definitely be back for a quick jaunt into town when we want to get away the hustle and bustle of the city. I highly recommend Italian at Orofino's, pastries and breakfast NEXT door at Eileen's, and a chocolate banana shake at Goolrick's Pharmacy and soda fountain.

  • I am so grateful that I chose Nick and Monica's home to stay in. It is a beautiful home in the historic part of Fredericksburg and is within easy walking distance of numerous historical sites. They are charming, intelligent and gracious in every way. Taking a bath in the clawfoot bathtub was exceedingly relaxing. The room is lovely and the bed is ultra comfortable. Monica called around to locate a store that had a product I needed. She also helped me do my laundry. I felt as if I was visiting caring relatives. Thumbs up 100 per cent !!!

My young adult son and I are honored to offer three private bedrooms on the second floor, each listed separately, and an en suite room on the first floor. This listing is for the queen bedroom shown with exposure from the east and south. You are steps to the bathroom which is sparkling clean and shared with my 20 year old son. Bed is freshly made with cotton linens and towels are provided. I have a clean, spacious and elegantly furnished colonial home on a street known to Civil War buffs and within walking distance to Old Town Fredericksburg, Mary Washington Hospital and the University of Mary Washington. Parking is plentiful, WiFi is available throughout our 2900 square foot home, and the kitchen and baths are shared. While we don't own a pet we do occasionally pet sit for a friend.     Our center hall brick colonial home is located directly across the street from the University of Mary Washington. With no outlet at the end of my street, it is very quiet and not heavily traveled. Old Town is a nice walk in one direction (about 1/2-3/4 mile) or there is a protected overpass by the college to cross busy Route 1 and get to many restaurants and coffee.

The accommodations were clean, comfortable and nicely decorated with an extra touch of chocolates by the bedside. We enjoyed beginning our day with fresh coffee, bagels and good company with Dee. After returning in the evening after dinner we enjoyed visiting with Dee. We received many helpful travel tips including the traffic to travel to Mt Vernon......heavy!! Ice cream shop is within walking distance of the house and definitely worth the experience. I would definitely recommend staying here.   • Bobbis place of course was gorgeous, clean, exceptional location, easy check in, simultaneous communication and on and on and on. BUT the best part? Her attention to detail. Ive stayed now at close to 100 Airbnb’s in the last 3 years (for work). This was BY FAR the best one yet and all due to her attention to detail. All of the suggestions Ive ever made to hosts, she must’ve heard them! Simple things that mean so much...for a couple examples....in the bathroom, she included hair gel, mousse, and spray! Q-tips even. In the closet with the iron and ironing board was a lint brush. In the bedroom was a pretty ceramic bowl filled with ear plugs. A notepad and pen at bedside....m n m’s in a bowl in the living room...Kleenex, paper towels and water in the fridge. Cream and sugar for the coffee (I hate having to go out when I arrive late) All the things 99% of airbnb hosts dont think of. I’m in awe!!!! Coming back already in 3 weeks. Cannot wait to stay in the COZY bed again! And gorgeous place. Ok ill stop!!! Too wonderful. Thankyou Bobbi!

    Our Victorian home is located in historic, colonial Fredericksburg, VA, just a few blocks from the shops and restaurants for which Fredericksburg is famous. The house is located a mile from the train station, eight blocks from the historic Civil War battle field, a five minute walk to the University of Mary Washington and the Kenmore Historic Plantation, where George Washington’s sister lived, is just around the corner.
    This Victorian house has a main guest bedroom with queen sized bed for couples, or our "overflow" bedroom with two twin beds people traveling in groups. Both rooms can be rented together with an added charge of $70 per night for larger groups, or families traveling with kids. All the guests share a private full bathroom down the hallway on the same floor. You will have your own living room, and the shared kitchen is available for storing a little food in the frig and making yourself some coffee or tea. The front, outside porch is also available for your relaxation. We have free WIFI and are within walking distance of most sites worth seeing in Fredericksburg. This home is best suited for people who can get up and down stairs, and if you are traveling as a family, having children over 6 years old. Parking is available on the street. This is a non-smoking house and we don't accept pets.
    We're located in the historic district of Fredericksburg, sitting on property that once belonged to the Kenmore Plantation and just up the street from where the Union Army crossed the Rappahannock River to attack General Robert E. Lee’s forces. This city is George Washington's boyhood home.

It was fully equipped with all the creature comforts (we loved that breakfast was included, such a nice perk!). The beds were also super comfy, which made us very happy! Catherine (the owner) stayed nearby on the property (separate residence), but gave us our privacy during the entirety of our stay. We did reach out to her for local recs, and she was quick to respond (we ended up going wine tasting at Hartwood Winery! Also recommend!), which added to the charm of visiting Fredericksburg. We would definitely stay here again, loved it!

  • When we drove up to the house, we instantly recognized it since the outside was just as pictured. When we walked in, it was much nicer than the online pictures. It was cute, stylish, and cozy; everywhere was clean and inviting. We knew at that moment that we had made the right choice to stay at The Butler House. We are a family who loves to cook and the kitchen was very inviting and was equipped with everything we needed to do just that. The host provided a few breakfast items which reduced our shopping expenses. The rooms were clean and well laid out. Ample closet space and everything was labeled which helped us to find what we needed in the house. The rooms included Tempur-Pedic beds which contributed to a wonderful rest every night and a pack n play was set up for the baby guest. The Alexa speaker was also very helpful and was fun to use as well. In all, it was a beautiful house and we thoroughly enjoyed our stay. The house is also located near shopping complexes, malls, supermarkets and pharmacies; which made it easy for us to access our necessities. We would definitely consider returning if we're ever in Virgina and would also recommend this house to friends and family members.

  • Ellen and Jerry are very special people with an absolutely gorgeous home. It felt like home from the moment I was greeted with a smile and a warm welcome on the doorstep by Jerry. The bedroom is quaint and beautifully decorated with plenty of space, and the bed so comfy. Ellen is an artist and there are some lovely pieces around the house, if you are lucky she will show you her own amazing work. Ellen and Jerry are truly kind people, they went out of their way to make sure I had everything I need even buying a new bath plug when I mentioned I wanted to take a bath. I felt like they were old friends by the end and I only stayed a night, I felt restored by the time I left. They are natural hosts and did an excellent job of making me feel so welcome and comfortable. I can't recommend their place enough, there should be more people like Ellen and Jerry in the world.

The space has recently been renovated from family use to hospitality and therefore has fewer reviews than the other rooms. But, it is perfect for those who want a little more privacy and a private, non-shared bath. It also is available for longer term rental through the summer months. Substantial discount for monthly rental. This listing is for a full sized Pottery Barn bed with sitting area shown with exposure from the east. You are steps to the 1960s bathroom which is sparkling clean. Bed is freshly made with cotton linens and towels are provided. A sunny deck is within steps of your room. I have a clean, spacious and elegantly furnished colonial home on a street known to Civil War buffs and within walking distance to Old Town Fredericksburg, Mary Washington Hospital and the University of Mary Washington. Parking is plentiful, WiFi is available throughout our 2900 square foot home, and the kitchen is shared. While we don't own a pet we do occasionally pet sit for a friend. And if you like art, I'm active in the local art community, can tell you about the vibrant art scene and sometimes you'll find me making jewelry or painting with my easel set up in a quiet corner of the first floor. Access to I-95 is two miles away and the train station, offering the southernmost stop on the Virginia Railway Express, is 1.5 miles. Coffee shops, restaurants and unique shops and art galleries are one mile from the house. Fredericksburg is home to many historic battlefields, museums, art galleries, restaurants, shopping and more. The shopping district will lure you with free two hour parking. If you are without a car, I am happy to transport you to public transportation or the grocery store if our schedules align. I’m a long time resident of Fredericksburg and will gladly share what I know about this beautiful region.
    Our center hall brick colonial home is located directly across the street from the University of Mary Washington. With no outlet at the end of my street, it is very quiet and not heavily traveled. Old Town is a nice walk in one direction (about 1/2-3/4 mile) or there is a protected overpass by the college to cross busy Route 1 and get to many restaurants and coffee.

The clean and comfortable guest suite has its own outside entrance and deck, plus a comfortable sitting area in the room. In the morning, a very nice continental breakfast offering was set up in the kitchen for us to enjoy on our own schedule. Nice location -- within blocks of historic Fredericksburg-- for example, Mary Washington's cottage, and the Kenmore house. Downtown just beyond, with its main street of restaurants and shops. The campus of the University of Mary Washington is adjacent, and perfect for a nice long morning walk. Running and walking trails along the river are also quite close.   • Nice place rooms are small but no one bugs you no loud or noisey people or music. Their breakfast is honey buns or a bowl of cereal. The room itself is clean no bugs or stains. Bathrooms are small but shower and water pressure are great. If you are just using the room for a place to sleep and shower it's perfect. If you plan on spending a lot of time in room it will be a little cramped.

Learn about the City's Colonial and Civil War history, etc. Go fishing behind our house. Our guest rooms are great for couples, fishermen and other solo adventurers, and business travelers.     Enjoy your Continental breakfast in the formal dining room or take in out on our screened-in back porch. Take a walk in the backyard toward the River. You might see a deer or eagle. Go fishing off our backyard. Experience nature right in the City.
    Use our house as your home base as you experience Fredericksburg's Colonial and Civil War history. Stay here and attend a wedding reception at the "Silk Mill" 1 block away. We are 1 to 8 blocks away from restaurants, breweries, bars, antique shops, boutiques, etc. Stay here during University of Mary Washington functions, walk to the Christmas Parade or cheer on the runners as they pass by our house in the Marine Corps Historic Half Marathon.

We enjoyed walking the historic blocks of Fredericksburg into the lively center of the city for two excellent, locally-sourced French meals. Back in Blanton and Betty's parlor and dining room, we enjoyed period antiques, artwork, and far-ranging conversation over tea and an impeccable breakfast spread. They went out of their way to accommodate my dad's special food needs. I can't think of a better way to experience the area.

  • Stayed at Thomas's place and the location can not be any better for a quick getaway to Fredericksburg. Whether coming down on the train (near Virginia railway stop) or driving (great parking), once you're at Thomas's, you can walk everywhere. Fredericksburg has amazing restaurants and unique shops. I also appreciate the quick support and hospitality of Will & Thomas. Hope to come back again.

  • William was an excellent host and his space was perfect. It was just my mom and I, but the space definitely, comfortably sleeps four. The kitchen has everything you need, the bathroom is recently renovated, and the wifi works! Building is historic, so the wood floors are pretty bowed (I call it character) and the cable connection is tricky, but you can not beat the location. It's right next to the train station, it's got plenty of designated parking, and it's located on the main drag for shops and restaurants. Will was also great for recommendations - quick to respond!

  • Thomas's place is in a GREAT location, a quick walk from everything in central Fredericksburg. Its spacious and has a lot of character. I would definitely recommend staying here.

  • We were in town for a brief stay, but this apartment was perfect for my family. Even with a 2 year old, we were able to take a quick walk around the corner to shops, restaurants, and anything else we needed. Will was a great host that responded immediately to every question; he even helped with our luggage when we arrived!
