My wife and I really enjoyed our stay at Matt's condo. The location is perfect - quiet, clean, historic part of Indy. We had no problem finding it, and we never had an issue parking right outside of his building. (Parking was free.) At no point did my wife and I feel uncomfortable out walking around. Early in the morning, late at night - it didn't matter. It's a nice area of town, and it feels safe and nicely-lit by street lights when it's dark out.
Matt's condo is within walking distance of several great dining options. We walked to Agio and had a fantastic dinner. After dinner we checked out a local sushi bar/night spot called 45 Degrees - Matt had suggested the place because it was smoke-free, not overly crowded, and within walking distance of the condo. What an excellent recommendation!
As for Matt's condo, it is very spacious. There is a large bathroom with a nice jacuzzi. The king size bed is also very comfortable. Matt left us with clean towels along with several other nice amenities you would expect at a 4 or 5-Star Hotel. There were drinks in his refrigerator he offered to us, along with food if we were interested in making breakfast (although we opted to walk to one of the local coffee houses he had recommended for breakfast instead).
One of the nice touches that helped my wife and I was that Matt left behind a little primitive hand-drawn map of the area around his condo. It simply laid out where different restaurants, bars, coffee houses, and stores were located in relation to his condo. Frankly it didn't matter that the map probably wasn't to scale - it helped us find the several places we wanted to walk. His condo is probably a little too far away to walk to downtown Indy. But it isn't a far drive - maybe a 5 to 10-minute drive/cab ride.
We would definitely highly recommend Matt and his condo to anyone who is looking to spend a night or two in Indy. It's truly a great bargain - more privacy and flexibility than what you would find at any nice downtown Hotel, at a fraction of the price. This was our first time renting out a condo from a private owner for a night rather than just renting out a hotel room, and at first my wife and I were both very hesitant on the idea. Maybe we've just seen too many crappy horror movies. But after having stayed there, and met Matt, I'm thrilled that my money went to him rather than some large corporate hotel chain. We will be back in the future.

I had an excellent experience. Matt was very friendly and helpful, and his condo was spacious and beautiful (as well as excellent location). I'd stay here again if I ever return to Indianapolis.

Second visit and things have changed. The construction noise is gone and all that's left is the beautiful condo and the gracious host. You'll have a fine stay here.

From our first communications with Matt, we have been extremely impressed with his professionalism, thoughtfulness and humor. His condo is beautiful, comfortable, clean, and well located. We mentioned that we'd like to rent bikes while in Indy. When we arrived, he had procured 2 brand new bikes for our use, gave us a map of the city as well as a driving tour to point out routes, restaurants and points of interest. He left us a note with pertinent information (including the number of a taxi service), and let us know how to reach him in case of questions. Like a fine hotel, there were some lovely touches: classy soaps and travelers' shampoo for our use. On our last evening he invited us to a dinner party and we met some of his wonderful friends and got to enjoy his humor and stories at greater leisure. In short, a perfect host and a memorable stay. (By the way, we're light sleepers and enjoyed very peaceful sleeps--no construction noises during our 5 night stay.)

Very attractive condo in an area becoming hip and/or fashionable. Light sleepers should consider bringing ear plugs because of ongoing construction in the neighborhood; the noise isn't bad at all, but people who have trouble sleeping should be aware.
