Miami is a beautiful city, Thank you for your hospitality and for the organization.... The hotel is in a central location, near the sea, well connected by bus and other means... The rooms are very comfortable, you are really good!!! I hope to return!!!

More of a traditional hotel experience than your typical airbnb, but good none-the-less. Big comfy bed and a view of the ocean, and very accessible from the airport for just a couple bucks on the bus. Front desk staff wasn't the warmest when asking for help (ie. needed an ice bucket) since the unit is privately owned, but overall good and I'd stay here again. $10 for internet that didn't work for the full 24hours.

the view is great. the parking was what you would expect. but one must be reminded that you are not part of the hotel ! kinder owns the room. so if you need a phone you are out of luck. BUT, hopefully you have your cell phone with you ! bring your own TOILET PAPER as that is not provided for you. and beach towels bring with you as the Hotel CHARGES you $5.00 for each towel per day. i asked for an extra blanket and pillow and this was provided by the host to me. it was funny to be in a... On check-in we had a similar experience to others we read about here - but it was quickly sorted out by a very efficient and capable host. The guests are quite a cross-sector of culture. We like that. Our room was big and had a view of the Atlantic. The bed was comfy enough, pillows could be better. Overall we felt well taken care of. The first room I had (501) was pretty big as well as the bathroom. There was some basic equipment (coffee machine, microwave and a fridge). The bus stop is conveniently located across the street. There is a Subway restaurant inside the lobby of the hotel so of course you can have their products at any time, but you also have the smell of it in the elevator which can be brutal (at least to me) early morning. Ivan is an excellent host, he is very informative and friendly! The room itself is convenient and it is in walking distance from the beach, bus services, and restaurants. Overall the accommodation is good value for the price you pay!

The apartment is a hotel room and is very well located on Miami Beach. The hotel is clean and safe, and mostly nice and quiet in the evenings. Check-in on our first stay was a bit of a headache, but Ivan was very helpful in resolving the issues we had. His replies were prompt and very satisfactory. On our second stay we had no problems whatsoever. Just a pity that you need to pay an extra fee for room cleaning. Overall it was good value for money though!

Location: great Price: great Host: friendly Room quality: ok Building: smells like Subway Other: Check-in took a long time (Ocean Spray staff not up-to-speed on Airbnb / Kinder Enterprise reservations). Room hadn't been cleaned after the previous guest when I arrived and cleaning staff had gone home for the night. However we were able to switch into another room (operated by Ocean Spray) and Ivan @ Kinder was very apologetic and prompt with the reimbursement for the original room.

The hotel is located at a marvelous location. It is very convenient, and I loved the subway downstairs. I had some complications during check in but the problems were fixed right away. I called Ivan to inform him about the problems and he was extremely polite and understanding. I would have changed some things but overall it was a good stay. You definitely get your moneys worth.

I would highly recommend this place for anyone traveling to Miami Beach on a tight budget. It's conveniently located in South Beach and is only a short bus ride to all the action on SoBe (Lincoln Rd Mall, Ocean Drive, clubs, restaurants, etc). There is a beautiful beach literally across the street. There are convenience stores within a block of the hotel. The bus stop to catch a bus to the airport is across the street. Hi I was in Miami from 4 to' 8 march at Ivan beach , the place and the location is perfect and beach is very close to' the hotel! I only have to' say that i have to' pay 45 usd to' switch my room, infact I have a reservation in 2 different room but the day that I have to' change the staff say to' me that I have to' leave my old room at 12 and have the New One only 3 hours later!!!!!so I paid to' have no time left... The service was ok, the people in the front desk were always very nice. Had some problems when checking in. you will need to pay extra for cleaning and internet in the room. Parking its complicated.

Ivan was extremely kind, efficient and accommodating. Every time I emailed him, I was confident in knowing he'd respond within the hour, and I was very pleased with his pro-activeness in responding to my inquiries and getting us the information we needed. Lovely room. Perfect view of a little canal on Indian Road. LOVE how the room is ready with dance music playing on the radio. Very helpful Front Desk staff. One block from the beach and it's at a spot where there is the most perfect sunrise! Sooo ultra easy to get to Lincoln Road and other spots from the hotel on the bus. Will stay here again

You get what you pay for, nothing more, nothing less.. The people are extreamly nice, the Location is just wonderful... but. I feel it is a false advertisement, because there are extra expenses that might make you very uncomfortable to pay after you are thinking you are getting a very good deal... Good view for the asking stay price. Nice hotel/condos. Great staff and their is a Subway in the building which is nice. Room was clean and lived up to the pictures shown. I would recommend staying. Only thing I would liked changed is a more comfortable bed.

It's an hotel room: not more, not less. Economic solution for mid-long holidays in SoBe. No heating system on winter. Directly in front of a nice beach.

The room I stayed in (condo ocean view) is a hotel room located in the Ocean Breeze (Condo) Hotel on 41st and Collins Ave. Ended up barely using it (barely sat down on the bed) since I only rented it for my last night in town (for Art Basel) and was leaving for the airport at 6:00am. I came from England to stay with a friend who lives in Palm Beach he suggested we also went to Miami for a few days.We were so pleased with your place in Miami. It was exceptionally clean with anything you would need and more . The possition was perfect. Far enough out if you didn't want to be in the thick of it but near enough access to where it was all at.Loved it and would recommend it to anyone I know lucky enough to be going to Miami.Hope to be able to do it again

We arrived in the late evening (around midnight) and had a very bad experience with the front desk clerk. Luckily the owner made himself available via phone even at this late hour to help. The only real problem we had was parking, as there is no parking for the hotel so you either have to find street parking or pay for the garage.

Renting with Ivan was a positive and pleasant experience! Ivan was very responsive to all questions and needs that I had regarding the vacation unit that I rented, which was beautiful and well-furnished. We had a few problems during our staying at oceanview studio: the microwave didn't work and the toilets neither. But Ivan has been really great, answered very uickly to the mails, changed the microwave as soon as we told him, came to fix the toilets and, as he couldn't, called a plumber to fix them The studio is in a hotel, where the personnal is really very nice and helpful, and very close to the beach (Very hot water!). Nice Hotel in a nice area, with a short way to the quiet part of the beach. Parking is also good, except the fact that the hour between 08:00 AM and 06:00 PM costs 1$. The room was nice and clean and bigger then excepted. If we stay next time in Miami we try to get it again. Also Ivan was very quick with answering emails and answered all Questions!!! The unit at 3rd and Euclid is fantastic. This was the fourth trip for my wife and I to the SOFI (South of Fifth) area of South Beach and the first time we stayed off of Ocean Drive. We were worried about staying further away from the beach (our primary reason for visiting), but the location turned out to be ideal. Have no worries reccomending this tidy room to anyone. It was everything we were looking for. Very well priced, close to the beach, and a bit removed from the action of South Beach. The room was clean and quiet, the building was convenient and well looked after, and while we didn't actually meet Ivan, he was very prompt and efficient in organising the booking. I stayed in a single bed rm at the Ocean Spray Hotel. The room was very nice and clean, I especially enjoyed the bathroom sink. It was very room and I really enjoyed my stay.

The room was nice but we had an issue with the toilet not working properly the whole weekend and also the room did not have a full roll of tissue and the housekeeper refused to give us another roll when that one ran out so we had to walk to the Walgreens and buy a roll so we could have tissue in the room.

It was as described. Although when we asked about the use of internet, the front desk said that we had to pay $10 per day. But on the website, it said that the internet use was complementary. So we were disappointed that we didn't get to use internet when we wanted to. Parking was bit painful as we had to pay the meter daily, cost $10 per day. Room was comfortable. I spent over a month in this apartment, and had no problems whatsoever. The apartment is beautiful and the building couldn't be in a better location. Whenever I needed anything, Ivan was very friendly and helpful. I would definitely recommend renting with him to anyone. If you stay here, I can't see a reason why you wouldn't enjoy it.

The room itself is very nice and has a refrigiator, microwave and a nice bathroom, and the bed is great! location is great next to a very nice patch of beach! Price was also great. communication with Ivan was great! The OceanSpray hotel itself is not as nice.. The elevator needs servicing (certificate expired, as of 11/4) which probably was the reason that a guy was stuck one night waking the entire hotel. Thank you Ivan! What a great experience! We absolutely enjoyed our stay with you in your Collins Ave unit. This unit comes complete with television, microwave, fridge, electric hotplate, dishes and even a stereo. The unit is very clean with a nice view. Ivan was an absolute pleasure to work with, we contacted him to confirm our reservations and he was available throughout our stay with just a phone call. A great experience and a definite recommend.

I found out my previous booking had a fire just as I landed in Miami, so I had to book something very last minute. Airbnb contacted Ivan and he accepted my reservation right away. The room is good value. Simple, but there's a fridge and microwave. For not being on South Beach, this location is quite convenient compared to the rest of mid beach. Ivans room in the Ocean Spray Hotel is a good one. It is very close to the beach, and just around the corner from the 41st and Beach stop of either the J Bus or the 150 Airport Express, both leaving from the Miami international airport (MIA) bus terminal for a nominal fee. It is 20 blocks away from the convention center, which one can access from the same bus stop, or bicycle as I did. Thank you Ivan, we had a really great experience! The room was clean and like we were expecting. Our room wasn`t ready the first night but they manage to get us another room for the night at a cheaper rate and they also gave us free complementary breakfast every morning because of that inconvenient. Ivan was great to deal with from day one! He answered all our questions and inquiries promptly and in detail. He was readily available. His customer service is excellent and the room was clean and comfortable. The hotel is further away from the excitement of Ocean Drive, but bus service is available and not far by car. I would stay at one of Ivan's properties again in the future!

I found the description of an oceanview studio deceptive as its just a hotel room. There is a microwave and a single hotplate but no utensils or flatware and a tiny fridge. Some one came to see me and was told I was not there as the hotel does not put the rentals from owners in their system - ridiculous!!! Also the phone is inoperable , something which should be told and no maid service but you have to pay over $50.00 at the end for maid serice !!! Overall nice location but probably cheaper... More »

We stayed at the Apt Next to the beach..it was a great location to worth the price. About the owner Ivan, he is a great personnel, who would go the extra mile to make sure your stay is hassel free and you enjoy your vacation. We did run into some trouble and with a call to Ivan , he was very quick to respond.He is a true business man with great work ethics...would definetly recommend to my friends and others.

So, we decided to spend few days in Miami and, lo and behold, Florida experiences the worst cold snap since something like 1927. The hotel does not have heat (I did notice that they have air conditioning though) as one never needs heat in Florida! Until we arrived, that is. We rented the OCEANVIEW STUDIO. And it was just as described. Ivan was very responsive in every matter even though he was actually out of country. Room is neat, clean and close to beach. We could jog on the beach every morning. The surrounding is quiet. The hotel staff were very warm-hearted and offered me a few parking tips. It was exactly what it says. The room was good, nice and clean, with a great wiev. It was easy to park the car and the beach was at half block. Ivan also let us do a late check out with no cost, wich was highly apreciated by us(Thanks again Ivan). I would recommend the place to any person traveling to Miami.

Stayed in the CONDO HOTEL provided by Ivan. The location was great. Short walk to the beach, right off the main road/ interstate and a few minutes drive from south beach or downtown. A slight problem with the bed, but Ivan fixed it quickly. Ivan was easy to reach and quick to respond. Very friendly and courteous. I would recommend to stay at one of his sites.

Unfortunately I didn't get to meet Ivan as I ended up putting him up in an inn since my availability changed, but I really appreciated his flexibility in being open to being reaccommodated.

Ivan had some problems on his way in and was a little confused on the accommodations. He lists commercial spaces and it seems he thought my home was as well. Possible language barrier. Please be clear with him that you have a room not an entire home available so there is no confusion or surprises. My post clearly states a large room with a view and balcony and the picture would indicate that it is a large home and not a single apartment.

I've known Ivan for many many years and he's never disappointed me once. He's a very responsible and fun loving guy who takes his vacation rentals business serious and is willing to go that extra mile to make your stay go from ordinary to 'extra'ordinary, every time! Additionally, I've stayed at least once if not many more times at each and everyone of his properties and they are all wonderful in their own unique way.
