The Bird House was a perfect little apartment for us. It had everything we needed to have a really comfortable stay. The hosts even lent us a stroller for our baby which was so nice. My husband and I had such lovely stay here. Tom is exactly what you'd want in a host - easy going, friendly and helpful and never intrusive. The space is really comfy and cozy, and has absolutely everything you'd ever need -- good lighting, temp control, coffee maker, toaster oven, microwave, fully stocked dishware and cooking supplies, wifi, cable tv, laundry and a really pretty backyard (to name a few). Our stay in the birdhouse was fantastic the Palisades is a really nice area totally safe and scenic and also convenient to get into town to sight see my parents even walked to the National Mall from the house! There was everything we needed from extra linen to any kind of kitchen utensil you could need and with shops and restaurants out the front door made for a very easy stay. Matthias was quick to respond to any queries we had and we recommend anyone to stay here.

It was the second time I stayed in an apartment of Charlotte. It was not the same apartment but this apartment met my expectation completly.

My stay at The Bird House fulfilled my expectations. I think the best part, in addition to a great host, was that the bed was extremely comfortable and there was plenty of light (no basement place). Perfekte Lage um DC zu erkunden. Ausreichend ausgestattete Wohnung um zeitweise in der Stadt zu leben. Sehr guter Kontakt zur Vermieterin. Probleme konnten kurzfristig abgestellt werden, allgemeine Fragen wurden sofort beantwortet. Parken ist ein wenig schwierig, kein reservierter Platz verfügbar, wenige Minuten zu Fuß lösen das Problem.
Dealing with Charlotte was great. Very responsive to all emails and queries and lots of information provided before arrival.
The place was spotlessly clean and almost perfect for my trip to DC for a conference at the convention centre. The apartment was not right near the conference centre but it was in a really nice area and I preferred staying there. Easy transport via metro!!! We had a great stay in this apartment; it was nice to be in a real neighborhood, not downtown in a hotel setting. Having free parking for our car was also a plus. Working with Charlotte for the rental, and with Denise as our host, was also a very enjoyable experience - Denise was most helpful with tips for transportation, and there was a wealth of information about restaurants, things to do, etc. in the apartment.

Charlotte was simply amazing! She goes out of her way to make certain that all of her tenants have their specific needs met. Her personalized touch makes an ordinary trip to DC, something special. Die Gastgeber sind sehr freundlich und völlig unproblematisch, da ist Familienanschluß vorprogrammiert. Die Wohnung besitzt nur Oberlichter und es gibt keine Möglichkeit zum Frühstück mit Ausblick. Charlotte provided me with books and maps that were extremely helpful. There was much privacy and comfort. Clean. Given the location, it takes a little bit longer to travel. But the Dupont Circle Metro wasn't too far once the D6 arrived.
Wow - SUPER location! You can't beat Georgetown, and this is Georgetown at its best. The apartment itself is comfortable, secure, clean, quiet, well-stocked with the necessities and oh-so convenient. It is very nice and confortable apartment. Perfect for one or two persons for a stay in a very beautiful neighborhood. The apartment is in a basement and the ceilings are not so high. But I'm a tall guy and that was absolutely no problem for me. To make it short. Everytime when I'm looking for an apartment in DC my first choice are always apartments which are hostet by Charlotte.

We loved the DuPont Circle Retreat! The apartment was clean and very comfortable for all 5 of us. It was in a great location, easy to find, and very close to the Metro. Charlotte was very helpful in giving tips to plan our trip. She responded promptly to all of our requests and was a wonderful hostess. We would definitely recommend the DuPont Circle Retreat and Charlotte to anyone who is planning on visiting the DC area.

We came to DC because our daughter was having our first grandchild. This meant we needed schedule flexibility. Charlotte was very gracious in helping us out. We would certainly rent from her again. The location could not have been better.

Beautiful, well supplied and convenient apartment. Perfect location for visiting the nicest areas of DC--from Georgetown to the mall and beyond. Best deal for a couple, with everything one could need very close at hand. This was a great location, very beautiful surrounding, quite near the library and shopping area. Denise and her family were very helpful. She gave us her library card to use if we wanted to get any printouts. Denise's personal library was also open to us and had a wonderful assortment of books. I really enjoyed my stay there....

The condo looks exactly as pictured...and smelled great too. Conveniently located near the Red metro line/Union Station, which is ~10 min ride away to everything. We would definitely stay there again if we ever come back- it was a great experience.
I and Carolina had a amanzing experience recently in DC where we spent exactly 1 month there to study. And "The Best of DC" and Charlotte were a great part to make this period have been so nice. The room is very charming, comfortablfe and clean. The view of the green backyard from the room's windows is very nice.

Oh thanks god, I find the right apartment for my families visits to DC, both Charlotte and Leslie were very very exceptional host. Apartment itself is very clean, nice and cozy. There is much more then a guest needs during our stays. You don't need a guest parking permit. I will be staying there during my next visit.
This is a charming place that was totally comfortable for 3 people. The place was well furnished and stocked, and the hosts were absolutely lovely! We even borrowed their printer and some milk for coffee. It's a great alternative if you're in town for business but don't want to pay the ridiculous hotel prices, and it's a reasonable cab ride to downtown.
We thoroughly enjoyed our stay at Bird's Nest - a cozy apartment in a quaint neighborhood. Very convenient to buses, which enabled us to get all over town to where we needed to go. Matthias gave us a personal tour and could not be more helpful, and Charlotte is a delightful host. Our only complaint is that a week is way too short to take in all the wonderful experiences in Washington D.C. We will have to come back for at least two more weeks!

It was in a very very convenient neighborhood, safe too, where the subway, trainstation, and many resturants were in easy walking diistance. The apartment itself was very clean and well maintained, and even had complementary essentials- soap, toliet paper, coffe, etc. Next time we visit Washington, we will definately stay there again!
I am absolutely delighted with our stay and experience in DC. This is due largely to the wonderful host we found through Airnb. Great place !! Beautiful decor and great location.Close to Union Station , food, market , transportation. Would stay there again. If you have questions, Charlotte was just an email or phone call away. Make sure you have enough towels. We were shorts some and I regret not asking right away. We had a great time at the Bird's Nest. Very clean, nice bathroom, and the washer/dryer were a big plus. There's a foldout euro-style couch (way better than a sleeper sofa) and an alcove with a single bed that our daughter loved because she could close some folding doors and have a little privacy. The Bird's Nest was a great place to rest after a day of sightseeing. My nine-year-old loved having her own space and we loved relaxing on the deck. I couldn't recommend it enough.

We thoroughly enjoyed our stay at Charlotte Perry's studio. It was in a great location, 1 1/2 blocks to Union Station which made subway travel easy to get to everywhere. We also were able to pick up the Hop On/Hop Off bus there which was great since it was 102 one day. That allowed us access to many tourist venues and the Mall. We would highly recommend it. Highly recommend the Union Pub downstairs.
We had a wonderful stay. We almost felt as if we were natives of D.C. After a few attempts driving through town in a rented minivan, we happily rode the bus into the center of the city. Interesting ride through a variety of neighborhoods.
Charlotte is a great host. She provides terrific information and suggestions. Our night of New Orleans jazz at the French Embassy is case in point.

The Bird Nest was a great place to stay, located in a very nice and safe neighborhood. The bus that takes you to downtown Washington was just across the street and the ride through Georgetown was very pleasant every morning.

Charlotte is a good hostess. Her home is lovely. My bedroom and bathroom was very clean and comfortable. The house was in a safe area with some resaurants/cafes nearby which I walked to when it was dark and felt quite safe. The apartment is located in the basement of a house. It's big, there was three of us and we had enough space. There is a washer and a dryer, which we used. Charlotte was very helpful and responded to our emails fast. Denise was a wonderful host, she helped us with everything we needed. Just the bathroom was a bit small, but still nice and clean.
We visited Washington from London for a few days and were lucky to have found the Capitol Hill apartment. Charlotte was really friendly, professional and accommodating.

Furnishings are wonderful, uplifting. It was my first trip to DC. We saw amazing things, and apartment enhanced our overall experience. Space is well utilized. Charlotte and Denise have been so kind and wonderful with us, as we just arrrived in Washington. They discribed us everything we had to do around Washington. The house is wonderful, warm and very clean. The area is one of the best in DC. Just on the border of the river, few steps from the bus line, and very close from Georgetown.
We were very comfortable at Charlotte's place in DC, the space was cute, comfortable and clean. The neighborhood was peaceful and felt safe. We would stay at Charlotte's again in a heartbeat.
This is a nice little studio with your own deck for outdoor enjoyment. It was perfect for the two of us. Very clean and in a lovely neighbourhood. If you do not have a car it can take a while on the bus (30-50 min depending on time) but the trip is very pretty. We found the washing machine and dryer a bonus. My stay was quite and very nice. Great location and an ease to get anywhere I needed to go. Food and all the connivence shopping you need to make a stay just like home.... But even better. For sure going to stay here again the next time I'm in town unless its booked up.
The Bird's Nest is a great, comfortably appointed and decorated efficiency in a wonderful part of Washington, one that I had not previously known very well. Nice restaurants and conveniences are nearby. Having a parking space is a must for a longer-term stay with a car. All the amenities except for a true kitchen, but that can be overcome with careful planning.

Tom was an amazing host. He was incredibly accommodating and asked me what I needed to make my stay more comfortable. I highly recommend staying at his place. I work in downtown dc and had a really pleasant walk or quick bus ride to my office each day. The apartment is also in a very convenient location in charming Georgetown. Our stay at Charlotte's place was excellnt. Nice big room, clean, private, warm, everything you would want to have! It felt like home.
She also had a lot of brochures and books available for your use, even had metro cards and international phone cards!
Charlotte had a visitors booklet which had all the information you'd ever need during your stay there. eg. nice restaurants, public transportation, general tips... etc
She also let us use her kitchen which was really nice.

I stayed with Crystal--or at least at her house. She was kind enough to trust me to be there without her surveillance, but she made sure that I had everything that I needed. The only thing I would have preferred is that she have a designated guest room as I stayed in her daughter's room . Sandra D.
Charlotte and her family were wonderful and welcoming. We stayed with them right before Christmas, and although they were busy with their own holiday activities they took the time to welcome us and give us pointers about the neighborhood and public transportation options. Charlotte's two daughters were lovely and our daughter had so much fun playing with them. We had a very nice stay, and would certainly recommend Charlotte's home to anyone staying in the DC metro area.
The Bird’s Nest was peaceful, comfortable, clean, secure, and close to D.C. Charlotte & Matthais were both friendly, accomodating, and I never had a feeling that I was at someone’s place. One would be hard pressed to find two more gracious hosts. Overall the experience was excellent and definitely comes highly recommend by me. What more can I say-“The Bird’s Nest is a cool bachelor/bachelorette pad”!
I really enjoyed my stay at Crystal's. Great house, exactly how it looks in the pictures. She was also a big help in figuring out how to get around the city, very respectful of privacy, and interesting to talk to.
I definitely recommend staying here and will be doing so again next time I come to DC!
The cozy garden room, unique in its octagonal shape,is cheerful and bright, with its many windows, probably designed with feng shui in mind. It has its own separate entrance through a pleasant backyard. The absence of a TV is appreciated by folks who need to read, work, and discuss quietly, without the distraction of noise from a box. I had the most wonderful time in DC recently. First off, I must say that Charlotte and Matthias were the only people who responded promptly to my inquiry. The Birdsnest is a really lovely little apartment with a deck that I couldn't help walking onto again and again. You can meet the neighborhood in the alley or simply watch it go by. I'm new to this so perhaps I missed some of the fine print, but who/where I ended up staying was not what I had thought I had signed up for. I was really looking forward to meeting Charlotte, but I ended up staying at a person's place by the name of Crystal. Don't get me wrong, Crystal was very sweet and the room turned out just fine. We enjoyed our stay at Bird's Nest very much. The informations on Washington DC you provided were really helpful. We liked the apartment, it is quiet, no traffic noise at nights. The easy and really cheap connection by bus to Washington town is perfect. Matthias was a great host, he is very helpful.

Our experience with Charlotte was top-notch in every way. The location was great and we enjoyed the little sushi restaurant practically across the street (I think it's Kotobuki). The neighborhood is very appealing. I especially love the CVS that used to be a theater and still has movie posters in the entrance hall. We rode the D5/D6 bus each way to the Mall for $1.50 with our SmartCards.

My stay in DC was amazing thanks to Charlotte and the owner of the house, Crystal. Both were fantastic in terms of communication and friendliness. If I were to visit DC again, I have no doubts I would check this place out first; the rates are dirt-cheap for what you get and the location is in a beautiful residential neighborhood. Wonderful studio!!! I've stayed at 4-star hotels that didn't come with all the amenities of this place. All the basics plus a washer/dryer and fridge. Queen sized bed was comfortable and the room was furnished well. WiFi was free and worked well. Host is very friendly and helpful. Transportation to/from Washington DC is about $15 by cab (10 minutes) or $1.75 on the D5 bus (35 minutes). There's no metro line to this area unfortunately.

The Victorian Botanical was a cozy room for my boyfriend and I when we visited DC. The owner of the house was actually Crystal, rather than Charlotte, but she was very friendly and accommodating. She even provided a ride to and from the airport for a small fee.
Great experience. House and room were good. Bed was very comfortable, problems (only one with fire alarm) was corrected within minutes.) She is a hospitable person and has created a warm feel in the house.
Connection to subway is not convenient on the weekend but the bus is just 5 blocks away and you can get real time updates on schedules. It takes about 45-50 minutes to get to the mall but you get to see some of the nicest parts of DC and the trees and gardens are beautiful. You see... More »
I had a great stay in the Room with a View, Crystal is a great and very welcoming host. The room was just perfect, good location in quiet neighborhood yet easily accessible by bus (D5 and D6) to and from downtown DC . I'll certainly stay her again!
I had an excellent experience in Washington. Charlotte was a great host & most helpful in providing us with excellent suggestions that enable us to get most of our stay while touring Washington. Highly recommended.
Our stay with Charlotte was terrific. The accommodations were top notch. We loved her neighborhood. Convenient access to the National Mall. Two blocks from Black Salt, one of the best restaurants I have been too. There is a well stocked Sunday farmers market. Fletcher's boat house is also nearby, featuring boat and bike rentals. Location was great. Charlotte was a great host, providing us with much helpful information and directions to where we wanted to go. The room was very nice. It is close to Wisconsin street, which also gave you a little of the real Washington flavor.

We had a wonderful experience with Charlotte. It was our first time we booked through Airbnb and it was perfect. Just around the corner from a good bus connection which takes you right into town. The place was tidy and clean. Spaceous and private. Charlotte was a good host.

Charlotte and her girls are absolutely wonderful! What a joy it was to be greeted by such warm smiles and enthusiasm! Charlotte's home is in a beautiful and serene family community. I had no problem navigating public transportation. I had clean and private accommodations that felt like home. My only hope is that there will be availability when I return to DC. I now see why Charlotte receives the highest rating in DC.
Charlotte was a great host! The room/bathroom were spotless, and the bed was very comfortable. She was also very helpful when trying to get around DC, and find fun things to do. She was very willing to help us in any way possible. I would definetely stay with her again.

I was completely happy with my experience! Although I did not have the pleasure of meeting Charlotte in person, I look for ward to doing to so next time! Her proxy, Monique, was a delight and the room was very nice and comfortable. The area was wonderful with easy access to the bus downtown and great local eateries. It is everything her posting claimed and more! Love it! The BEST!
She and her daughters are adorable. House is in very safe and relaxing part of the city. Parking is no problem, public transportation is very easy to reach. She is ore then a hostess, you feel like you stayed at your friends place while she always care your privacy. Do not hesitate to choose her place.
What a wonderful lady and thoughtful hostess. She has guidebooks and maps everything you would need to see the sights in DC. Charlotte has the just right balance for a hostess available but allowing for privacy too. Her home is convient to everything. Thank you Charlotte. It was a nice experience staying at Charlotte's charming house. She is very warm and accommodating. The house is in a great location, close to downtown by a short bus ride. I enjoyed the trail in Battery Kemble park, which is just across street, and relaxing in her backyard for breakfast. Recommend highly!
I have spent three weeks at Charlotte's Place, she is really nice and her daughters are adorable. The room is perfect and I've felt like at my own home. The neighbourgh is safety and calm. I highly recommend Charlotte's if you need to stay in DC few days. They are very welcoming!!!
When my initial plans to visit DC with my two children fell through I was extremely unhappy. A web search found Airbnb, which led to Charlotte. I am now extremely pleased that my initial plans failed so my children and I could meet, and stay with, such excellent companions.

Ran across Airbnb purely by accident late one night. What good fortune to book our week at Charlotte's home! She is by far the most hospitable and accomodating hostess I've met in many years of world travel. Though we arrived late, she graciously welcomed us to her home, and patiently offered valuable advice about visiting the local sites. Staying at Charlotte's home was a wonderful experience. Charlotte is incredibly welcoming and hospitable. She knows DC very well and can make great recommendations for sightseeing and for relaxing. Getting to downtown is easy - you can catch a bus just down the street(a 2 minute walk). What great luck to find Charlotte and stay in her wonderful home. Take it from a native Washingtonian — this is one of the best neighborhoods in NW DC. Gorgeous walks in Battery Kemble park and strolls along the canal are practically outside the door. Charlotte was the perfect guest: courteous, good company, easy to be around, fun to talk to, a delight to have in the house. She left the room in as perfect a state as it had been when she arrived. I would welcome her as a guest again anytime, and hope that I get the chance, at some point, to stay at her home in Washington. A lovely person, and wonderful house guest!
In April, this native Washiontonian went back to Charlotte P and AirBnB for a repeat booking in DC. Through Charlotte, I was introduced to another wonderful property in my favorite neighborhood. The Riverview home was incredibly special—spacious, beautifully appointed, gorgeous location and my host, Denise, was just wonderful— so thoughtful at every turn.
