  If you want to see the city like a local and stay at the warm,welcoming, lovely home of one of San Fran's most accommodating hosts THIS IS THE PLACE. Clean, comfortable, quiet. I highly recommend joyce's Victorian splendor. And Joyce could not be more helpful. Will definitely stay again.

  Joyce is a fantastic host. She's very knowledgable os her neighborhood. She's also a world traveler! Her apartment is nicely decorated with fabulous color combinations. Her place is very relaxing and the bed is so comfortable. I end up slept 12 hours a day! If you are coming to SF and want to exploring in Mission area, Joyce's place is your best choice!!

  Joyce is an amazing host, and Victorian Splendor is the best room I've rented on AirBnb. If you've been to the city before, but haven't checked out the Mission you'll be blown away by the food, bars and night life within a few blocks. If you haven't been to the city before you're in for something really special - Joyce will see to it that you fall in love. For old SF hands like myself Victorian Splendor was a restful, quiet place to recharge during a busy week. Would definitely repeat!

  Beautiful Victorian home with experienced and gracious hostess. Location is good for public transportation and a lively street scene with lots of youthful energy. We enjoyed the Latino flavor of the Mission District. Accomodations were very comfortable and tasteful. The walking, and stairs, are physically demanding but we made it!!

  Joyce has a beautiful house and the room was perfect. Clean, sunny and well-decorated. Very homey. Towels, hair-dryers, iron--just like a hotel, we had everything we needed. Apt. is in a very quiet location but only a few streets away from lively area--eg. late night burritos! And Joyce is very responsive and accommodating. Hope we get a chance to come back!

  This is a lovely old Victorian house in San Francisco, close to BART and buses so that a car is not necessary. The room is very nice with an adjacent bathroom. The hostess gave us "house privileges", letting us watch TV, using the kitchen and the deck behind the kitchen. We had a most pleasant stay.

  This was my first stay with airbnb and it was amazing! The only thing nicer than Joyce's place is Joyce herself and her lovely dog.   Joyce's house is full if interest, as is Joyce herself. She has travelled widely and shares fun stories and gives great tips if you want to truly immerse yourself in San Franciscan delights. Her dog Zachary, is easy to be around. He is a dog with manners, so you won't find him getting in your way, if that's an issue for you.

So I didn't get to spend much time with Joyce, but I did get the house to my self. My adventure is San Francisco kept me out and about much of the day so I wouldn't have seen Joyce much anyways.

For those wanting to visit the city, you are serviced by the BART Subway and also direct bus services to the City centre or Fishermans Wharf area. It is ideally located in the Mission between two BART stops and is one of the more interesting in town-diverse, not completely gentrified, and lots of terrific cheap eats (as well as high-end bakeries a little to the north).   Wow! My 1-year-old daughter and I had a marvelous time at Joyce's—it's huge and comfortable, perfectly situated, and beautiful to boot. Oh, and there's Joyce herself, a sweet, smart, fascinating soul. We're hoping we can visit again one day, just to stay here.

  We had a lovely stay at Joyce's Victorian Splendor. The decor was fun and so nicely done, the bedroom and bathroom were large and comfortable and Joyce was a very hospitable hostess, really thoughtful and interesting as well. We would definitely stay again!

  Joyce is a gracious hostess and she has a beautiful apartment. The bedroom was large and very comfortable and the bathroom off of the bedroom had deep soaking tub which was a real treat. I would definitely stay there again.

  Her house is exactly as shown here in pictures, enjoyed the space and comfort of living in a house rather a four star hotel square box. Joyce is very knowledgeable and passionate about the City and mission district. Her recommendations on where to go, where to eat etc were spot on. My only discomfort was 12 min walk to Bart station.

  Joyce's place is simply brilliant - in a really interesting part of town and close to heaps of restaurants, bars and transport. Joyce knows more about Frisco than Lonely Planet ... but more than that, is a very cool lady. Stay here - you'll love it. I stayed 9 days DID NOT want to leave.

  Joyce's flat is totally gorgeous, and a really calm and sunny oasis to return to after a day packed with sightseeing. The Mission District is eclectic and vibrant, full of interesting and at times quirky shops and restaurants. It is close to other areas such as the Castro, Nob HIll, SoMA and has easy access to most of the rest of San Francisco. Joyce is a fantastic host, full of interesting and helpful information about SF and its history. Looking forward to going back again.

  If you want a real taste of the Mission District you couldn't be in a better location- we had a blast checking out the neigbourhood- lots of great restaurants,nightlife,excellent coffee shops,people & intriging eccletic stores etc. Joyces place is a classic San Franciscan Victorian- nicely decorated,sunny and spacious.   Joyce's flat is very nice, spacious, with a lot of natural light coming in, and it's a great place to stay in SF (the neighborhood is fantastic and funny and the flat is very close to BART 16 Mission St which brings you downtown just in few minutes). I love Joyce: she's an easy going host, friendly and chatty! I definitely felt welcome and comfortable.
