The space

As part of a quiet condominium, and located on the 5° floor (with elevator), you and your guests will be able to enjoy the Rome's roof in front of the apartment. The street downstairs is pedestrian, so the apartment is very quite.
New windows with double glazing ensure isolation from noise and excellent thermal stability.

Peacefully quiet and very sunny, the apartment consists in one large main environment. The layout of the space has been perfectly designated and separated by the furniture settings, consisting partly in lovely pieces.
The environment, fitted with all modern comforts including Air Conditioning and Free Internet access , opens directly onto the day area, characterised by a beautifully design fireplace, large windows, and furnished with a confortable double sofa bed ( 160 cm. - 63 inches wide) and a dining table for 4 people.

The little kitchen is fully equipped with all necessities including a refrigerator and a regular oven.

A wood staircase leads to the night area which overlooks the masterly living room. With prestigious walnut parquet, this area is used as a bedroom, with its large queen bed (160 cm. - 63 inches wide). The bathroom, is fitted with a shower and wash machine.

Stayed in jimmy for 3 nights, we were a late checkin but the management was there to greet us. Very close to Spanish steps and metro (good for colosseum, Vatican & Trevi) Nice food options close by (I recommend la buca Di Ripetta). Overall a good place to stay. Air conditioning was great.

We were really excited to stay at Jimmy's place from just looking at the photos, and I have to say we were underwhelmed when we arrived. The woman who met us and gave us a tour was a sweetheart. Our main issues were the shower, AC and linens. The shower did not drain properly at all. We thought we would flood the bathroom every time we used it. The AC unit was right above the bed and blew air directly on the bed which made it very hard to sleep. It was too hot with it off and too cold with it on. And when we first arrived the AC wouldn't turn on, the woman who was giving us a tour had to play around with the remote a bit until she got it to work. I also found spots of blood on one of the bed pillow covers. We did not use the kitchen during our stay, but I did try to boil some water with the electric kettle but it had so much hard water build up in it and looked like it hadn't been cleaned in years. Additionally, several spots of the ceiling were peeling and unsightly due to what seemed like water damage. I would not stay here again.

Unfortunately Rome has hard water and so limescale builds up very quickly, so we will make sure that the kettle is well cleaned also. We are very sorry that you had a problem with the linen - for that or any other issue the apartment staff are always contactable and available to help you and change things if necessary. Regarding the AC, the unit is located above the bed area, and it can be set from gentle to strong. There is also a fan that guests can use. It has not been reported as an issue by past guests. We hope that you can come to stay again, and see for yourselves the improvements made. Jimmy

Jimmy's place is all about the location! Awesome neighborhood. We really appreciated the Wine Bar Gusto across the street. Daniela checked us in--very efficient and informative. We had to restart the modem once to get into wifi. We slept great. AC worked well.

The location is superb - quite and convenient to what we wanted to see in Rome. Nicola is the most gracious host!!!

Very nice apartment. We are a family of four, to adults and our sons , 15 and 19. We enjoyed our five days in Rome very much. The location is perfekt with walking distance to all the places we wanted to visit. The apartment had everything we needed and was perfect for resting after a long day of sightseeing. The only thing we are dissatisfied with is the lack of information about the local tax. It is annuonced under houserules and is easy to miss. We had to pay 70 euro extra that we were not prepared fore. This could have been more clearly announced.

I'm sorry for misunderstanding but from 1 January 2011 in city the municipality has introduced a tax on tourism services in the city Rome tourist tax 3,50 euros per person per night, for a maximum of 10 days will be added at the total amount in according with the law (childreen younger than 10 years don't pay). In Airbnb it's no possible to add it to the price but it's necessary to write in the House Rules We hope that you can come to stay again, and see for yourselves the improvements made. Jimmy

We were extremely pleased to be able to check-in at 9 in the morning; however, check-in was delayed about 30 minutes after our arrival due to an unexpected issue, which was a very minor inconvenience. While waiting, we had breakfast at a street cafe steps from the apartment. The apartment was very clean; however, there was an issue with a leaky roof that had caused an unsightly ceiling that had not yet been repaired .... but it did not affect our comfort. The apartment was extremely quiet, wonderfully airy when the windows were open and no street noise was evident. A lovely bar is located directly across the street from the apartment and has a great cheese try selection. The flat is within short walking distance to shopping and attractions. It was a great value!
