Hello and thanks for your interest! We are offering our fully-built out basement/cellar for your comfortable stay in Munich. We are located in the quiet, pleasant, green Obermenzing neighborhood of Munich (very close to the gardens of Schloss Nymphenburg). The most convenient S-Bahn is Pasing - 15 minute walk. From Pasing, the S-Bahn runs every 5 minutes into central Munich (journey time from Pasing to Central Station is approx 15 minutes). If you are driving, parking is free, plentiful and right in front of the building.
Apartment built recently (2009) -- solid German construction, wood floors throughout, under-floor heating, triple-glazed windows, quality finishes. You have YOUR OWN PRIVATE ENTRANCE directly to the room with key. Room has a double bed, table/chairs, TV (german), WiFi. We can also get an inflatable mattress if need be (please advise). All linens and towels are included. You have your own small bathroom with sink and toilet (it is upstairs -- not attached to the room). You can use the shower in the master bathroom. Feel free to enjoy our large garden and share our kitchen. Kitchen is stocked for you with breakfast basics: coffee, tea, juice, milk, fruit, muesli, rolls, condiments.
We are offering the room at a low price because there is a hitch. The basement has a circular staircase that opens to the living room/kitchen and does not close off completely (see pic). You have 100% visual privacy (ie, we can't see you and you can't see us -- unless you try really hard!) but during 'awake' hours, you will hear us. We commit to keeping it quiet from 10pm to 7am but come 7, we are awake as are our 3 young boys. If you are a super sound sleeper and bring your earplugs, you will be able to catch a few extra zzz's. It usually quiets down at night around 8pm and then we go to bed at 10pm. There is a door that closes off the bedrooms so you should hear little to nothing at night. The daytime is chaotic here but we are assuming you are coming to enjoy Munich and not us :-) This is a very honest description.
There is a 100 euro security deposit to cover the very expensive (if lost) key!! This is held by airbnb via your credit card. Luckily, we have yet to have a guest misplace the key.
