House on 11th - Garden Level Apt.

While Annette is the listing person here, its Carlo who will be your host. He is a great guy, very accommodating and lives upstairs if you need anything. We needed to print a few booking confirmations and it was no problem to use his printer and he checked on us a few times over our stay. We stayed a month and the location was great. 5th Ave with shops and restaurants was very close, and 7th Ave with more upmarket restaurants was only a short walk away. Subway was just around the corner literally and it was a great safe neighbourhood. I would highly recommend both Brooklyn and House on 11th.

My husband and I spent a beautiful week in the Annette’s apt. It was a very good place to stay for our first visit in NYC. The apartment is cool, I like very much its furniture, interior decoration and the lovely garden. It is close to the subway station, so it has a good position for visiting Brooklyn and Manhattan. We thank a lot Carlo and Annette for their kind and warm hospitality.

Great place. Calm area close to metro. The apartment is beautifully decorated and has all needed kitchen ware. We really enjoyed and can recommend you to stay here too!

It was a pleasure staying in this lovely apartment. It was so quiet!! We slept like babies. The garden must be charming during summer. Everything was clean, and Carlo, who lives upstairs and gave us the keys, was very kind. The apartment is a little dark during the day though; if you're looking for a bright place, maybe you won't like it. The location is great, a few steps from restaurants, bars and two subway stations, and is very safe. We really felt like home.

Met and spoke only with Carlo, very friendly and personable. The flat has, in our opinion, great, unrealized potential. Certain lighting not repaired following a hurricane so dim in places and bulb in kitchen area needs replacing too. Bitten by fleas in the garden on regrettably only one time out there, caused we were told by feral cats in the neighborhood. Bugs on counter tops in kitchen area until we purchased cleaner and sprayed them for two days when they disappeared. Otherwise basically very clean and tidy. Inadequate mix pots and pans, no frying pan. An unbelievably old and extremely noisy fridge that kept on going and going. With more attention, time, effort and expenditure this could be a really great place to stay, but not yet. Owners have an excellent coffee/pastries shop around the corner and the flat is five minutes from the subway and excellent restaurants on 5th Ave.

Annette's Garden level flat is very cosy, warm and perfect for a couple or couple with one/two kids. Her interior decorating skills have transformed a small space into a very inviting and welcoming habitation. I have a few caveats however: Owning a car is not recommended since parking is almost non-existent. Light sleeper? Fughettaboutit. Subway stop is coveniently a block away but... it is above ground so...rumble rumble every 20 minutes. The neighborhood is supposedly safe... but the first morning there, a car parked across from the flat was jacked of its 4 tires and rims. The part of Brooklyn this flat is in is clearly economically depressed and not very appetizing.

The garden apartment was very comfortable and workable for three of us, who were in town for a week for my daughter's wedding. There were plenty of interesting objects around, but there was also lots of space for us to use for our daily living. There is a greenhouse room and then a garden, both filled with plants, (phone number hidden)with tables and easy chairs, when was nice for entertaining the guests in a morning-after brunch. The apartment has shiny wood floors, and is not dusty, which was appreciated by family with asthma. The light comes in through glass doors in the front and the rear, so the windowless middle of the apartment is pleasant, not too dark. We watched a good deal of cable TV. Carlo the caretaker was helpful and pleasant. There are some problems with the basic systems. One or two electric light lines were not working. The old refrigerator has an entirely frozen up freezer. I started to defrost it, then realized that I needed to keep the milk cold, so I did not do it.

Great place. Cool location and friendly host. Very very hot in summer though and the air-conditioning didn't really cool the whole apt. Would stay again though.

Nous avons passé 10 jours (7 jours+3jours)dans cette magnifique maison et l'on s'y est senti comme chez nous. Carlo a été très souple sur les horaires lors de nos arrivées et départs et présent ,serviable et prévenant pendant le séjour. L'appartement est réellement comme sur les photos,très agréable à vivre et le jardin parfait pour le petit déjeuner ou pour se reposer après une journée de tourisme. Il est très bien situé,à 2 pas du métro ,on est à Manhattan en très peu de temps. Le quartier est calme et agréable,on s'y sent en sécurité. On trouve tous les commerces nécessaires aux alentours. Le café et les scones au Café 474 sont délicieux ! Bref on recommande vivement cet endroit pour un séjour à New-York.

Annette's place was exactly how it looked online, charming and extremely well decorated. Although we were in what I call a dead area for food in bk we were a 2 minute walk from the subway and a short ride anywhere. She was very easy to work with, and communicated with me diligently before I arrived. We did not interact with her once, she left the keys for us. I would absolutely stay in her place again! Bed was very comfortable and there was amazing cable lineup and wifi. The garden area was the highlight for me because it was adorable. Only complaint I have was that a lot of the light switches didn't work, but there was still plenty of light. I have and will recommend this place to others. Thank you so much Annette!!!

Great stay in Sunset Retreat! Annette and her Mom, Haydee were very helpful and accommodating. Great wall storage in Living Room, and the kitchen was perfect sized for groceries and cooking Christmas Dinner for 5. Very clean, and plenty of hot water in Bathroom. Thanks for such a wonderful week!

I loved my stay at Annette's place. The appartement is beautiful, spacious, extremely clean and convenient. I felt very much at home. Annette's mom, Haydee was very polite and welcome. I highly recommand Sunset retreat.

Great apartment, great neighborhood. Friendly and helpful host. We actually stayed in the 2nd floor unit in this building that Annette thoughtfully moved us to because she said it was more child-friendly (we travel with a 1 and 3 year old). We did a lot of cooking in the kitchen. The second bedroom was a little cold on the colder nights, but the apartment was well stocked with blankets to keep us warm. Washer and dryer in the apartment was a huge plus. We would definitely book here again.

Such a gorgeous, well-appointed space, and supremely accommodating check-in/-out process. Just great.

We had a lovely stay at the Sunset Retreat! The location was wonderful with walking distance to shopping and restaurants. We enjoyed being able to visit with our son, cook, and just hang out together. Thank you so much!

The House on Henry was just as the pictures showed. Very clean and comfortable. Annette was very kind to accomodate our late arrival. The only thing that could have made it better was if it was just a little closer to the subway. I would definitely recomend this apartment.

Very nicely decorated and comfortable apartment. Also so close to N and R trains which will take you to Manhattan in 20 minutes. We never met Annette, but her mother lives downstairs and she was very helpful.

It was an absolutely perfect place to stay for a long weekend. We were attending our friend's wedding and they lived around the corner on Luquer Street. Great space for us and our 10 month old son, a much better option than a hotel room. Love the area and not sure what the noise complaints are about as we all slept very well! Would definitely stay here again. Annette was very responsive too.

Annette is a great person! We stayed there several times on biz trips to NY and she made us feel totally at home. Awesome energy and genuine good spirit. Her place in NY is incredible, a total home away from home. We can't wait to go back.
