The farm house...

•Our water source is 100% rainwater stored in catchment tanks. Ten gallons of county water are made available to you in the kitchen for drinking; Refillable as needed.
•In December 2012 the eco-cottage was completed on the property. If you have a large group, you may want to rent both the farm home and cottage. The buildings are far enough away from each other for total privacy, yet close enough for families/friends to be together when you would like. If that is what you are looking for you can share 2 kitchens, 2 baths, 4 bedrooms with sleeping for 14 in beds.

Guest access

Guests have full and private access to the home, outdoor shower and kitchen gardens.... guests are welcome to walk the property & enjoy the farm... see the plants, trees & multiple gardens as well as feed the chickens. There is an ohana (separate living quarters) which shares the same roof as the farmhouse but separated by a 8x15' lanai. There are 2 other buildings on the property that are private for other guests. Everything is private and separated & all guests of papalani are asked to be quiet and respectful of other guests.

this is a working farm so it is a quiet, healthy, nature loving environment... so no parties, smoking, drugs or drama..we like to work with nature here so we try to be quiet and respectful of others always and are pretty early to bed/early to rise as a rule.... quiet hours between 9pm and 7am. No smoking on property. Veggies, nuts & fruit are available for purchase when available (just ask what is in season)...if property is damaged please replace... Mahalo

We were surprised to find that the water from the tap is not drinkable. At the time we booked the house the listing did say something about catchment water, however this was buried at the end of a very long listing and the language wasn't clear to us. We have a baby and require clean water from the taps to wash his bottles. We would not have picked such a place. The place is run-down, especially the bathroom. The shower was terrible. The water temperature fluctuated significantly during a 10 minute shower. While the shower started hot, we often got periods of a minute or two of very cold water during the shower. Water pressure was also fairly low. The location is very scenic and relaxing and the house is kept fairly clean. Because of all the issues, we moved to a different house (without getting any refunds from Nikki), which was much better and cheaper.

i'm so sorry that these guests didn't read the description and/or didn't understand what they were reading. as a result, they were dissatisfied which left me sad and confused. my favorite thing about being an airbnb host is sharing Papalani Farm with 100's of people over the past 7 years... People normally LOVE it and i LOVE having them there & sharing the land & information & aloha with my guests . After 7 years of hosting i had never encountered any issues like these. These guests phoned the first morning saying they had problems with the temp of the shower water. i went out there immediately to find that there was no problem with the water or the shower... i then spoke with the folks in the ohana who had been there for 5 days and they had never had a problem with the exact same shower. The ohana guests were there for 3 more days and never had an issue. The farmhouse is a redwood country home built in 69 and has had moderate alterations...the photos are accurate as it is... it is definitely not the Ritz but it is very clean & welcoming. There are two 5 gallon water jugs filled with county water with a dispenser for the drinking water so i am not sure why water was an issue for them for their babies bottles. I'm sorry that it wasn't satisfactory for these folks.

Nikki was great. She is there to welcome you the moment you arrive and available by phone if you get lost. She is a great masseuse and willing to provide you with suggestions or equipment (beach) to make experience better. The location is secluded and private. Could hear traffic when on lanai but barely notice as your taken away by all the colors and fruit surrounding location. Personally not a bug fan, but it is a farm and need to take precaution to keep place clean and free of critters.

Zaira & Nick spent their honeymoon here & were a wonderfully sweet couple.... Because we are in the tropics i am fanatical about keeping things clean....bugs will take advantage of food left out or dishes left out with food on them.. this is what Zaira wrote in her"private" section of the review: What Zaira loved about your listing: “It was quiet and calm, great for honeymoon or families. I appreciated the fruit and kale she had available to purchase, all delicious” What Zaira thinks you can improve: “Nothing needed. ”

Nikki greeted us when we arrived to show us around and explain all the house rules. The space is great for two couples to stay in! She even provided beach towels for us. She also has snorkeling gear (plenty to choose from to find the right fit) and boogie boards to rent out. Lots of space and privacy and a fully stocked kitchen. The home is bright enough during the day that you don't need to turn on lights. I highly recommend purchasing food from the farm because it is affordable and super tasty! Especially the avocados. We made awesome guac using two avocados, two green onions, one passion fruit, and two cloves of garlic (Nikki had extra garlic-it isn't grown/sold on the farm). Salt and peppered to taste. I wish we could've stayed longer because I would've tried to make kale chips seasoned with turmeric (all grown on the farm). The home stays at a comfortable temperature thoughout the day and evening with the windows open. It is fairly quiet at night and we all slept well in the comfy beds. Major touristy stuff is a bit of a drive away, but it is scenic along the route. Nikki can also point you in the direction of local beaches and excursions. This was a really relaxing place to be. I hope I can return someday!

Nikki was a great host and her farm is a very special place. The location is not too far north and not too far south and afforded great access to just about everything on the Big Island. If you are looking for a cozy, super-sustainable island experience this is your spot. As a bonus Nikki had all of the snorkel and water sports equipment that we needed which allowed us to go right to the beach without messing around! Last but not least Nikki has for sale wonderful organic foods including the most amazing dozen eggs we have had in a long time!

A more rugged option, this place definitely gives a feeling of being immersed in nature. As with any home in the tropics, excessive moisture is a constant threat, and even more so with older buildings; advise caution to those coming from a dry climate, especially those with severe mold sensitivities. The check-in process was very smooth with Nikki there to greet us, and the location was very convenient for getting to the south part of the island. Although we only ended up staying one of the three nights booked, the location really was one of the high points: so many beautiful photos on the black sand beach! The billing process was a little bit confusing, as local taxes were due in cash post booking; I suggest the host roll that into the room rate to simplify things and avoid surprises. Turned out to be not our kind of place, but for a unique individual could be just the ticket.

mahalo John for the feedback... I agree with you that the Hawaii taxes are a bummer. I have tried to figure out how to deal with that with airbnb & their solution was to have it written in my rate write up, let the guests know ahead of time and collect it from the guests upon arrival. if I roll it into the room rate I end up paying 13.41% taxes on the taxes I collect as well as income taxes on state taxes. Because I claim the rental incomes as my main source of income I have to do it this way.... I hope your stay on the island after you left the farm was awesome.... blessings to you and your wife!

We loved staying on Nikki's farm. Nikki was warm and friendly and very welcoming to our family. She gave me a wonderful massage on the day we arrived. The house was spacious, clean and comfortable. We loved using the barbecue on the lanai. There is a great DVD selection of movies and a huge comfortable living room at the house. We chose this location because it is close to our favorite snorkeling spot on the island. We were also conveniently located close to the green sand beach on the southern part of the island and we were only an hour from Volcanoes National Park. Nikki provided coolers and beach chairs to use during our stay and offers snorkel gear for rent. The kitchen is very well stocked with everything you need to cook a wonderful meal. It was great to stay in a place where environmental sustainability is a high priority. We are very much looking froward to another stay in this great accommodation on the big island in the future!
