  When we arrived from the train station we took bus 37 to the rented room. Fabio's place was beautiful and we didn't expect the single room to be as private as it was, this was a pleasant surprise. The garden is spectacular and the distance to downtown is dead on at about a 15 minute walk. Fabio made an effort to wake up early so he could meet our required early breakfast before we met up with friends. I would recommend this place to anyone and I felt that the rent was a great value.

  Our stay in Fabio's B&B was most delightful. Fabio made us feel very much at home and could not have been more gracious and helpful to make our stay in Florence a pleasureable experience.The bedroom with its private bathroom are modern and most comfortable. The super breakfast was served in the inviting dining-room and we enjoyed the morning conversations with this wonderful and warm person that Fabio is. Everything was perfect.

  If you are staying in Florence, THIS IS YOUR SPOT! ! ! ! Fabio's home is in a quaint neighborhood close to shops, restaurants and walking distance to the major sights. As a host, Fabio is OUTSTANDING and we can't wait to stay with him again. We had a private room AND bathroom that was super clean, very inviting and had all of the touches that made it feel like home. The breakfast that Fabio prepared each morning of our stay was SUPERB and his garden view was an added bonus. Thankfully we were able to sit and talk with Fabio during one of our breakfasts and he was charming, friendly and very helpful. Grazie Fabio for making our stay in Florence memorable.

  Fabio is a dedicated host. His home is beautifully decorated, very clean and had everything we need. The room he provided us is better than a hotel with more value-for-money. Situated very close to the centre of Florence, our stay in his home enhanced our holiday experience. We went touring around a few cities in Europe and Fabio by far is our favourite host. He is detailed and eager to please his guests. We had a wonderful breakfast prepared for us every morning. It was really pleasant to wake up in the morning and have a slow breakfast over wonderful coffee and classical music.

  This was our first Airbnb experience, and it was great! We're a well travelled late 30's to early 40's couple, and Fabio's place was just perfect. Close enough to town to easily walk; a warm and genuine welcome; the room is totally seperate so we didn't feel like we were in his space, and our space felt totally private; bed, linen and towels all good; breakfast was great! Would definitely return and recommend.

  My fiance helped find Fabio's place on AirBNB. After seeing the numerous wonderful reviews, we knew that this was the place for us. His house is located in the center of Florence, and it gives you full access to everything. It is by far the most convenient place to stay in the city. Knowing that the area is safe, made it easier to walk around at night. My fiance and I would always walk down to the river, pop a bottle of wine, and look at the stars. Every morning, Fabio had prepared a delicious breakfast for us. He was very knowledgable of the area since he has lived there for a good majority of his life. He is the sweetest man I have ever met. He goes up, over, and beyond the typical "Bed and Breakfast". He is very helpful and makes it his mission to ensure you enjoy your stay in Florence. If you want: 1. Best location in Florence 2. Amazing price 3. Wonderful host who has a full understanding of the city 4. Host who can speak multiple languages 5. the experience of a lifetime Then you should....Go with Fabio Baudone!

  Great host, great appartment. We were a group of 5 international students visiting Florence. The appartment is a great place to stay, well furnished, there's a bus to the city (or the taxi is cheap too)! Very satisfied, can only recommend!!

  We use florence as our base to visit nearby places including unplanned visit to Rome. The location is superb as it is quite central and near the A1 highway to explore florence, pisa and san gimignano. As for the unit itself, we love it very much and feel at home. Fabio has been a great host and we definitely recommend others especially for family travel. Nonetheless, a car is a must for this place.

  Fabio has a wonderful apartment and we enjoyed every minute of our stay. The Villino Giulia is clean, well-equipped and quiet. The dinner we had in the restaurant was wonderful as well. Fabio is a great host and we can't wait to return.

  The house was was very roomy and comfortable for 2 couple. The kitchen, bathroom and 2 double-bed rooms are extremely well equipped, all clean and tidy with everything we needed. Unfortunately didn't have time to try the green pastoral backyard nor the good looking restaurant. Useful tourist guide books about Florence were also in the house, and Fabio was amazingly friendly and helpful with directions and even printed out the time tables of the local buses.

  Our stay at Villino Giulia i Panieri was enjoyable. Fabio has a friendly and professional manner. He works hard to take care of you, even while tending his restaurant, Trattoria Bibe. He was quick to respond to any question, and especially helpful regarding food for breakfast and bus transport to/from Florence. His place was lovely and comfortable for our family of 2 adults/2 teenagers. We were able to catch the bus to Florence just outside of his place on the corner. Trattoria Bibe was a real treat to experience. The food was scrumptious Italian fare in a classy but relaxing environment. The prices were quite reasonable for the high quality of food. The outdoor eating area is intriguing and private with surrounding lush greenery. Our 13 year old enjoyed it so much he asked to go back twice. Fabio is a wonderful host with a special place, worth the visit!
