MY APARTMENT IN™ RULES OF CONDUCT

1. NO PETS ALLOWED

2. Smoking is prohibited inside the units. These are non-smoking units and renters
could be asked to leave and will forfeit rent paid and damage deposit.

3. Please-NO running or jumping in apartments or on walkways.

4. Skateboards, roller blades, scooters and roller-skating are not allowed anywhere
on property.

5. DISTURBANCES: Residents shall conduct themselves at all times, in a
manner that does not unreasonably disturb there neighbors’ or constitute a breach
of the rules of 751 Meridian . Tenants shall not make or permit any disturbing noises in the
building by a tenant or tenant's family, employees, agents, visitors or licensees,
nor do or permit anything by such persons that will interfere with the rights,
comforts or convenience of other residents. Residents shall not play or allow to
be played, any musical instrument or operate audio-visual equipment in the
demised premises, or on the exterior of said premises, if disturbs or annoys other
occupants of the building.

6. DRUG-FREE HOUSING: Drug-related criminal activity will not be tolerated onor near the property, whether on the part of the tenant, any member of the household, any guest or any other person. Acts of violence or threats of violence,
including but not limited to, brandishing weapons or the unlawful discharge of
firearms, on or near the property will not be tolerated. The parties agree that
violation of any or all of these provisions shall be a material violation of the lease
and will be cause for immediate termination of the lease.

7. COMBUSTIBLE AND PROHIBITED SUBSTANCES: Neither the tenant nor
any of the tenant's agents, employees, licensees or visitors shall at any time bring
into or keep upon the demised premises any flammable, combustible or explosive
fluid, material, chemical or substance.

8. No BBQ grills are permitted. Propane, Charcoal or Electric grills of any kind are
not permitted even on the balconies of the units.

9 My Apartment In™ renters who have more apartment occupants than registered will be
asked to leave and will forfeit rent paid.

10. LEASE CONSERVE ENERGY
Do not leave balcony doors and/or windows open
while the air conditioning is on IT CAN FREEZE UP THE AIR CONDITIONER.

I had a great time when I was in Miami. Carlos Alberto did everything he could to make my stay a pleasure from meeting me at midnight due to a delayed flight to setting up a cellphone for me. The location is great, 4 blocks from the beach, 2 blocks from the gym and everything else in walking distance. The outdoor space is also very nice to chill at any time of the day ir night. A big plus for the fast Internet availability. A big plus also for washing machines and drier on the premises. The staff at Sunbrite are very pleasant and helpful. Finally, I found the very quick response from the Airbnb staff to a doubt I had very efficient and impressive.

Maybe the suite we booked was "luxury" but the one we had to take because Carlos switched it at the last minute was absolutely not luxurious in any way. It's in a gated, low rent building. Definitely not sketchy, but not very nice. The room itself was fine in that there was a bed, a tv, a bathroom and a kitchenette, but it was pretty unimpressive. Basically what you'd expect to find in a roadside motel. Also, my husband sat in one of the kitchen chairs and it broke beneath him. He's not fat. When I texted Carlos about it, he responded that he "didn't want the owner to give him a hard time or take it out of our deposit" He said he'd come and fix it after we left. Great, but we're talking about a shitty, 30 dollar chair that's likely been fixed numerous times and is a hazard. I thought it was odd to even passive-aggressively mention the deposit when it was just lucky my husband didn't crack his head. Based on the overall experience, I would never stay here again.

WE had a great stay at Carlos' apartment. He was very accommodating even when we arrive very late at the apartment. He made sure our stay his apartment was pleasant. I highly recommend staying at Studio Art Deco Apartment because it was close to everything that south beach has to offer.

We did not get to stay as we could not get in the front door. We called repeatedly to tell Carlos our plane had been delayed so much so we would arrive late. No one answered and so we had to check in somewhere else
