Heading WEST off the mountain you'll find:

Sugarbush / Mad River / and Stowe ski areas close by (20-40 min.)
Fine dining can be found from Waitsfield to Waterbury to Stowe (all 20-30 min. drive) and many attractions such as Ben & Jerry's Ice Cream factory, Cold Hollow Cider Mill, and Vermont's exotic beers.
Burlington, Vermont's largest town on beautiful Lake Champlain (home of the University of Vermont) is about an hour drive away.

Heading EAST off the mountain...(and through the covered bridges) you'll find:

Montpelier, Vermont's capital city and home of the New England Culinary Institute (NECI) and their amazing and photogenic meals. There are many other delicious eateries, the Hunger Mountain Co-op, and lots of fun shops and old Vermont charm. Montpelier is just 12 miles up the road.

Norwich University is just 5 miles away. Norwich is the first private military school in the country and home of N.U.'s famous Hockey games!

Many towns with real old-fashioned Vermont flavor can be explored from this side of the 'hill' including Barre and its famous granite quarry.

Many guests choose to spend some quiet time right here.
Enjoy a drink on the porch and watch the moon rise over the distant mountain. Wake up to the soothing sound of the brooks and birds. Hike, read in the garden, or try your hand at bird watching. In the winter, sledding and snowshoeing are fun right here on the property.

Rides in from the train station in Montpelier can be arranged.

Smoking is allowed OUTSIDE only please!

Owner is on premise and will work with all reasonable needs and requests.

Guest access

Many little private areas along the brooks and in the forest. Wading pool with small sun deck in summer, snowshoeing and sledding in winter. The guest apartment is often the only space rented. I ( owner) am usually on premise as well. Occasionally, a guest room in the main house is rented at the same time and those folks may also be in the forest.

Interaction with guests

I'm friendly and always try to be helpful to my guests...but I leave this up to people individually. I tend to keep a low profile once questions or concerns are addressed upon arrival...yet I am available, most of the time, for any of their needs.

Other things to note

I do not believe in collecting 'cleaning fees'. I am your host... you are renting my space... cleaning goes with my part of the job! However, I do often need to stick to check- in / out times. Please be conscious of this as I may need to get ready for other guests. You are welcome to continue to enjoy the property, but I may need to start cleaning the space. Please check with me. Thank you!

The best, most outstanding aspect of this airbnb is the property. The sound of the brooks as we ate dinner on the balcony, the chairs right by the waterfalls where we sat and read after a long day's hike. It's absolutely gorgeous! And Dawn is a great host, and her gardening is also just lovely. One thing to note is that the wifi is not particularly strong, so don't expect to be able to use it to stream anything or easily access photo-heavy web pages. In general, we just loved it, and we hope to come back!

Dawn was a lovely host and made me and my partner feel incredibly welcome and comfortable. The property was beautiful and just the retreat into nature we needed. The views are picturesque and the guest house simple and cozy. We'd definitely return!

Dawn's place is the perfect summer retreat. On our fifth annual visit my husband, two year old son and I had every bit as much an amazing time as we have had in previous years. The apartment is welcoming and comfortable, the land is incredibly beautiful and Dawn herself is a wonderful host. I'm already looking forward to our next visit!

Response from Dawn:
This was one of the hottest weekends nationwide. AC is not listed as an amenity as here in Vermont it is usually not needed. I suppose with climate changing I will look into getting a small window AC for the 5 or 6 nights needed. This is a mountain home in Vermont. WiFi is listed as DSL, as that is the only service available to this area. It usually is sufficient, but yes, with storms in the area it, along with the electricity, are susceptible. A wild storm went through here this weekend. Trees were down across roads and smashed roofs. Our WiFi and electricity were effected very briefly. Cell service is sketchy in many parts of Vermont. I am usually available 24/7 to my guests, but occasionally I am away and sometimes in areas with no cell service. My delayed response to Theresa's texts happened on a Sunday afternoon while I was in such an area. I did not receive the message until later that night. They were settled in for 2 days already and I felt confident all was well and I could go to see family elsewhere for the day. However, I leave several emergency numbers for guests to call if I can not be reached in any emergency. Theresa's texts were not about an emergency. My response time beforehand, with reservation and arrival, etc. were very timely!

The house and Dawn were great. She was sweet and unobtrusive during our stay, but had plent of tips and pointers as we needed them.

Dawn greeted us warmly on our arrival at this quiet, peaceful, gorgeous spot in the mountains of Northfield, VT. She had an arrangement of fresh flowers on the table and muffins in the fridge. She has done an amazing job of restoring this charming old country house and of landscaping the grounds in such a way that preserves its natural beauty. We walked her lovely trails, stuck our toes in the tinkling brook, and relaxed at several of her little picnic spots nestled in the woods. We spent three nights at Dawn's idyllic house, an came home feeling rejuvenated.

Originally from New Jersey, I fell in love with Vermont's mountain wilderness when I was about 12 years old. ( billboards!)
Years later, I bought a falling down camp (no wiring, no plumbing, etc.) and spent much time and money just getting the house into a livable condition. It's been another 15 years or so working out the details and chipping away at the outrageously overgrown flora and fauna to create open areas and some gardens. Whew!

Here's a quizz about Vermonters...."What do you call a Vermonter with 3 jobs?" Answer: "Lazy".
Like most folks here in the Green Mountains I do several things for "loot". I so some substitute teaching, respite for handicapped clients, waitressing and professional driving. In between those, I've finally been able to get my "guest house" up and running!
