The space

Casa Francesca is a stunning villa located in the progressive, boutique community of Balcones de Majagual. Casa Francesca is a stunning home mixing both modern luxuries and natural, sustainable organic elements.

Located 12km north of the lovely village of San Juan del Sur Nicaragua, this private villa boasts unparalleled views of the Pacific Ocean from every part of the home. The incredible 15meter infinity pool overlooks the ocean and is the perfect spot to watch one of Nicaragua's incredible sunsets. It is also the perfect spot to watch humpback whales breaching in the ocean as they arrive in the warm waters off the coast of Nicaragua to nurse their young.

Casa Francesca also benefits from its location in one of Central Americas largest private wildlife corridors. Expect daily visits from the local friendly monkey troop, along with sightings of parakeets, maragays, sloths and a variety of other wildlife.

High ceilings, cool white washed stucco walls, and stone floors give Casa Francesa a large, open airy feel. The large screened windows allow for the almost constant breeze that the home benefits from to flow unobstructed through the home, keeping the temperature comfortable both day and night. Gorgeous wooden furniture, stone and rock elements, incredible paintings and blue decor are the final touches in this unique villa, lending to it a soft and natural feel.

This three bedroom 2.5 bathroom home is able to sleep five to six people comfortably. The two large bedrooms in the main part of the home each contain full ensuite bathrooms, comfortable king sized beds and ocean views. The third bedroom is located in the designated office space (located right at the pool, you can step right out of the office and plunge into the water) and contains a large, comfortable futon that can easily be converted to sleep one to two people. The room also contains a spacious bathroom. This is also the perfect space in which to work while away from home, and the excellent wifi signal located in the community makes this fully possible.

The living, dining, and kitchen space all have spectacular ocean views, and are surrounded by large Japanese style sliding doors to allow for true, open air living. They are also all located within steps of the 15meters, stunning blue, infinity pool so you can take a refreshing dip whenever you so choose! Modern conveniences such as a Smeg gas range, stainless steel appliances, and a fully stocked kitchen make cooking that fresh seafood you bought from the local fisherman on the beach a breeze. Enjoy your meal inside at the large stone counter top/breakfast bar, or outside in the shaded patio at the large dining space. The airy, comfortable living space seats 6 plus people comfortable and is a great space to enjoy music and play any of the games provided in the evening after the sunsets.

Casa Francesca is located either a short 15 minute walk or short 5 minute drive down the private road to some of the finest beaches in southern Nicaragua, Playa Maderas, Playa Majagual and Playones. There are surf board rentals, and a small selection of cafes to make your day at the beach both comfortable and enjoyable. Enjoy lunch at the fish taco stand, or at the newly built Barrio Cafe. If you arrive for a morning surf, there is even a smoothie stand to recharge with once you head in from those amazing waves.

An English and Spanish speaking “meet and greet” is included in the cost of rental. This home also enjoys the benefits of secure private parking and 24 hour security in a locked, gated community. Cleaning service included in rate.

The neighborhood

One of the best parts of staying at Casa Francesca is the quiet that allows you to enjoy the sounds of the jungle. On days when the breezes are gentle you can hear the ocean crashing. Every day you can sit and enjoy your morning coffee with the parakeets singing and the Mono Congo monkey's hanging in the trees around the house. Fall asleep to the sound of crickets singing outside the house. Unlike many of the homes in and around San Juan Del Sur, Casa Francesca is unique in its setting. Perched overlooking the ocean with one of the best views to be had in the area, and located in a private boutique community, containing 12 homes on roughly 100 acres stretching from the jungle to the ocean. There is enough space between homes to enjoy complete privacy without feeling alone or isolated. The lack of light pollution allows you to swim in the pool on clear nights by moonlight, something not to be missed. We provide 24 hour on site security, cleaning service and management without being intrusive. We are also an ecologic conscious community. What does this mean? We do not believe in spraying heavy pesticides like local hotels do to control bugs, what this does mean is you may encounter a few critters in and around the house, but we are not poisoning the food chain from the bottom up. All of our actions have far reaching consequences, and we want monkeys and parrots to visit the home. We heat our water with solar heat (and there is no lack of that!) and all our furniture and wood in the home is reclaimed fallen hardwoods, ethically sourced in north east Nicaragua. Besides the obvious benefit of living in a tree house, you are right at the beaches, right near the surf, and not in town so the only noise you hear is that of the jungle!

Getting around

The home is located 12km from the town (about 20mins drive) of SJDS on country dirt roads- meaning cows, horses, stray dogs, random speed bumps and some amazing views! You truly get to see how and where the people of Nicaragua live. We want to make sure you are aware of this journey to and from town. All part of the fun and experiences and we want you to be prepared. As such, a 4wd vehicle, ATV or dirt bike is required (which we can assist with booking at discounted rates) and not optional and our team will escort you out for your first drive to the house!

We stayed for 5 nights and everything was perfectly accurate. Laura was extremely helpful and clear communicating with us the entire time. We opted for the Iskra shuttle and rented a 4WD (both recommended, the latter is mandatory.) Mari met us at the Dollar rental and led us to the Pali market which we stocked up for a few days. She then took us up to the casa (~20m) and got us oriented. There's also a house guide which should be read. The pool is the highlight and the views are insane. There are no words to truly describe it! The views in the showers and bedrooms are equally incredible with lightening flashing in the distance. Completely private even with other casas close by. The open space with ceiling fans were key during hot hours of the day and we really enjoyed using the propane bbq grill everyday. The kitchen was also fully stocked with all the equipment you need to cook whatever you want. I also would recommend not driving after sun down and recommend driving down to playa Majagual instead of walking- best swimming ever. There's a little snack shack ran by a sweet lady with friendly pups and kitties loafing around. A person comes by about 2x a day to clean and turn on the pool. They return sometime in the evening to turn off the jets. There's also room service as well but I also advise to dry your dishes and cups after washing them and wipe down wet counters to help repel critters. Yes, bugs- you're in the jungle. It's inevitable and they are pretty harmless except for your usual mosquitoes and the scorpion. I was stung by a scorpion on my big toe one night and I have never even been stung by a bee! It hurt- it feels like a hot burn. I put ice on it and you had better gotten a bottle of Flor de Cana earlier at the market. I just iced it for about an hour and half, on and off. 2-3 hours later it just felt like a bit of a burn and I slept that evening without discomfort. It was worth it to stay at this place! All in all, everything was perfect. Just book it and go! You won't regret it! Thank you Laura, Joel, Mari, and all the incredible people of Balcones de Majagual!

Casa Francesca was a wonderful place for us and our friends. We were there with another couple and it was the perfect size for us. The open air concept exceeded our expectations of cool and comfort. The breeze during the evenings and mornings kept the eco friendly bungalow comfortable during the heat of the afternoons. The infinity pool and deck offered exceptional views of quiet still mornings and stunning uninterrupted sunsets. Laura was quick to respond during the booking process even with our 16 hour time difference. She offered suggestions on shuttle rental from Managua airport (which was 2.5 hours away and we would highly recommend doing) as well as car rental options as well in SJDS. She made an introduction to Mari who was the on site host, who also was quick to respond and offered many suggestions of activities she could help organize and also shared contact details for where and when to meet upon arrival. We met Mari at the budget rental car location where she we followed her to the house. I would like to reiterate thar the requirement for 4WD is not a joke. The roads are unpaved, unfinished rocky dirt roads with some very steep inclines. It made the adventure all the more exciting and fun and was totally worth it when we arrived to the house at sunset. It's hard to explain how perfect it was. Mari showed us around the house and said to call or email anytime. By the next morning she had emailed us a list of restaurants and cafes to try. The grocery store on the way, Pali, was the way to go. We were able to get items for snacks, breakfasts, dinners as well as alcohol for very inexpensive. We recommend doing so on the way to the house and stocking up as it is not your "down the street" grocer. The house was clean, the bedrooms and bathrooms were ample size, stocked with clean towels and the kitchen equipped for full service cooking. We utilized the grill one night and sat out on the patio enjoying rum punches and cervezas. Each morning the onsite manager would stop by to turn on, clean and test the pool and each evening to turn the jets off. House keeping will come as often as you'd like and when they did they were efficient, quick and considerate as we were home one day. One particular morning we had them stop by and they noticed we had a flat tire. One of the guys Eric was quick to offer a helping hand as the guys changed the tire together. We enjoyed days and sunsets by the pool. We even did a sunset catamaran cruise with Nica Surf n Sail. Highly recommend this! Overall we couldn't have asked for a better first time in Nicaragua and at the Balcones de Majagual: Casa Francesca. We can't wait to come back!

We just returned from a week at Casa Francesca and it was so amazing! The house is exactly as explained in the description. In our opinion it was the best of SJDS. The house is situated 20 min up a dirt road from SJDS, in the jungle, with an awesome pool and view of the Pacific Ocean. The beach is a quick 5 minute drive with some great little taco huts on the beach. The best part of each day involved the monkeys. Yes, they did wake us up at 6am but it's the jungle and it was amazing. They hung out in the trees during the morning, eating their breakfast before moving along. It was super easy to check-in. Nicole (from ReMax) is so amazing. She made sure we had dinner and stopped by the grocery store before heading up to the house. She's knowledgeable and friendly. Things we did: Adam the chef made us an insane dinner at the house, we took surf lessons from Ibrahim at Coconut Surf, we went on a day tour with Francisco to zip line in Mombacho, a coffee farm, to see the crater lake, to the Masaya Market and Grenada, we went out on a day boating trip with Nica Sail and Surf and we booked massages at the house Nicole helped us book all of it. Things to know: You must have a 4x4, Buy liquor at the Managua airport, You are in the jungle so you will see insects/spiders and we hear scorpions (we didn't see any). We drove from MGA to SJDS - the directions were great. We did get lost on the way back to MGA - if you aren't super adventurous - hire a driver. Overall, an amazing house in an amazing country. We had a great time!

Casa Francesa at Balcones, outside of San Juan Del Sur was AMAZING! We had a wonderful time. The staff was very helpful, kind and courteous. The view from the house was beautiful, and the beach was quite, tranquil and relaxing. It is a bit more remote, so I would recommend getting groceries in town before you head to the home. If your looking for a private, relaxing, picturesque vacation home, in a beautiful country with warm, kind people I would highly recommend Casa Francesca.

Wonderful house! Possibly the best house we've ever stayed in. Great meet and greet service making sure that we could get groceries for our stay. Location is slightly secluded, which is mainly a good thing, but also a bit difficult to get to...

San Juan del Sur Nicaragua is the place to come for travellers who are looking for surf, sunshine and a little adventure, and we try our best to make our home a little piece of luxury to come and relax in between all that fun!
