We are a small riad based in one of the most highly desirable neighbourhoods in the heart of the Marrakesh Medina.

The space

Now under new management, Riad Eva offers a tranquil R&R retreat and is both couples and family friendly. The Riad is located in the highly sought-after Moulay Abdel Kader neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.

The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.

This listing is for the Ground Floor Double en-suite "Rabat Bedroom." It is cool in the summer seat and can accommodate an additional single bed on request.

Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.

Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.

The Riad is a 30 minute transfer from Marrakech (RAK) airport and 10 minutes by taxi to the most popular attractions in Marrakech including Marjorelle Gardens and Jardin de l'Agdal.

The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.

EXCURSIONS- We can offer a wide range of excursions to various different places like the Cascades, desert trips and other destinations. Please ask us when you arrive and we will be happy to tell you what is available.

The access to the kitchen is for staff only. Please inform us on a departure earlier than 8.00am or on a late arrival after 11.00pm, we may be able to offer early/late check-in/out depending on availability on the day, please ask.

Access to the house is not permitted to local people you might have met during your trip or in town. If you have foreign friends staying in town then they are allowed to access the house in the public ares only (not in the rooms).



Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.

Radouane's riad is great. It's tucked deep away in the souk and is a very cool place to sleep if you want an authentic experience. Facilities were great and Rodouane was a really nice and helpful host. I definitely recommend this place :)

We had a great time at Riad Eva! Radouane is super nice, communication was very easy and everything from pick-up to farewell went very well. The Riad is just beautiful! Everything is clean, the rooms are pretty "cool", given that it gets plus 40 degress celsuis outside. At night it's very quiet and you can get a good night's sleep, although you're technically in the middle of the buzzling medina - so great location. the breakfast is very delicious is being served on the beautiful roof top. All in all a great visit and highly recommendable!

We had some problems from the get-go. We were met at the airport and shuttled to the main plaza Jemâa el-Fna where another mans came to walk us to the Riad (no cars allowed in the medina). The room was nice enough, but there were tiny black flies everywhere- on the pillows, towels, blankets, walls... everywhere. The room also had a very strong smell of paint. We had one window that opened out to the main courtyard, and with it open we didn't feel like we had much privacy. We decided to leave the Riad to explore our first night and NO one told us that the Riad we were taken to was NOT the one we had booked. Somehow we were taken to another Riad (Riad Lalla Aicha). This meant that when it came time for us to head back at the end of the night, we were looking for the WRONG Riad! We got back to Riad Eva (the one we had originally scheduled) and quickly realized that was not where we were staying. Of course, a panic sets in because we were two women, traveling alone in Morocco, it was dark and we were in the Medina having no idea where we were supposed to be. Luckily we were finally able to contact the owner (after trying two different numbers- the first of which was disconnected). The man at Riad Eva was very sweet and helped us find our way back to Riad Lalla Aicha (someone actually came to walk us over there... and we were no where close!) Back at Riad Lalla Aicha, our room reeked of paint fumes prohibiting us from sleeping. We asked for a fan (or anything) to circulate the air and were given a large box fan that probably hadn't been used in a while. Upon plugging it in it began spewing dust everywhere. We tried to position it so it would blow air from out in the courtyard into the room and circulate the air, all without breathing in the dust caught in the fan. Needless to say, our first night was terrible. Along with the smell of fumes, the pillows were cotton sacks filled with lumpy stuffing. The next morning we told the manager and she was happy to switch us rooms. We came back from our day of exploring to find our bags moved to the new room which was MOUNTAINS better than the previous one. They made sure to let us know that we were getting a "free upgrade"... This was luxurious in comparison. The room is exactly what I felt we should have received the first time around... and the mattress was comfortable with actual, real pillows. The overall experience was not absolutely awful, but I think it was very irresponsible to not explain to us that we were stationed in another Riad from the one we had booked. It caused us unnecessary stress and anxiety, especially for our first night in Marrakech. Pros: Riad Lalla Aicha...
