Water, Power, Sewer, Trash Pickup & Lawn Care are all included in price. Circle driveway pull-through. Tree privacy in the summer. Close to a country store/gas station. 30 minutes to Chattanooga, 10 minutes to Cleveland, TN. Pets welcome. 30% discount on monthly stays. (2nd campsite 150 feet away is under construction).

The space
The tiny House Campground Site #1 is a private space for your tiny house, camper, or RV. No bathroom or house on property. This space is all yours if you’re tired of the crowded commercial RV parks. Only two separate RV campsites on the property. They are 150 feet away from each other. (Site #2 is currently under construction and you may see me over there working on it some days). Site #1 includes a full RV hookup with 20/30/50 amp power, water, septic system, trash pickup, lawn-care, picnic table, fire pit, Big Easy Adirondack chairs, hammock, park-style charcoal grill, LED string lights. Friendly pets of all kind are welcome. Circle gravel driveway for pull through access with room for extra car parking and friends. 40 foot campers may be tight getting in and out of the driveway turn.

This is a small private property with only two RV hookups/sites in a rural neighborhood community with other houses and mobile homes in the area. It is not a large RV park or commercial campground. Long term rental is available, just book it on Airbnb. Weekly and Monthly rental (28 days) is discounted on Airbnb. No extra charges for power, water, trash, guests, parking, or cleaning...everything is included.

Tip: When booking 90 days, the occupancy tax & TN sales tax should both go away. The occupancy tax goes away when booking 30 days. 30 days makes it a long term stay instead of a vacation rental. So booking 30 days should be less total than booking 29 days for example.

No Internet, No Cable TV, No Phone is currently connected. These are available at the RV hookup through EPB for long term guests to activate on their own if they wish. Verizon and AT&T cellular networks both work good at this location.

Neighborhood highlights

Rural neighborhood lot. Usually a quiet neighborhood. Neighbors are close by but hard to see when trees are full during summer months, it is a little less private during the winter months. Neighborhood is mostly small older homes and mobile homes. A country store/gas station and Dollar General are within walking distance. You have the 1.3 acre campground lot all to yourself.

Some neighbors have chickens & roosters that can be heard at times. The train track is close by and you will usually hear the train a couple times a day. Bring your bug spray, the campsite is surrounded by woods.
