Most people staying in our guest house are pleasantly surprised at all of the amenities, how comfortable the beds are, and how clean the house is. This recently remodeled house is close to downtown historic Independence, main streets, and many tourist attractions in the greater K.C. area. This 1,700 sq. ft. 1920 home can accommodate 6 adults in beds and two more on a pull-out couch. Whether staying for business or pleasure, this home is sure to please you. Suitable for adults and children.

The space
NOTE: Due to the pandemic we are taking extra precautions and sanitizing everything in the house and the railings outside before new guests arrive. You can be assured that the house is clean! This is a low-allergen, no pet, no smoking home. Most people who stay here say they think this is the nicest house interior they've ever stayed in. Suitable for vacation or business travelers. Fully stocked kitchen with all the pots, pans, plates, glasses, and utensils you need plus all new appliances. Refrigerator, stove, range, microwave, dishwasher, Kitchenaid mixer, blender, coffee maker, teapot. Spices, coffee, tea, sugar, and honey provided. Complimentary filtered water will be in the refrigerator when you arrive, and if the chickens are laying, some fresh eggs as well.

Two bedrooms downstairs with very comfortable pillow-top queen beds and 32" HD TVs. Full bathroom with walk-in shower on the main level, and full bathroom with walk-in shower upstairs in the loft. Note: If there is anyone in your party that has difficulty with stairs please keep in mind that the loft is upstairs. The loft has one comfortable queen pillow top bed and one comfortable pull out couch (full size mattress) with an extra comfy mattress. There is an HD TV in this bedroom as well. High-thread-count soft bed sheets, soft Turkish towels, laundry soap, dish soap, makeup remover, shampoo, and bath soap provided. Closets with hangers, blow dryers, iron and ironing board, sewing kit, first aid kit, and washer/dryer combo on the first floor. Secretary desk for laptop or writing, DVDs and books, lots of games in the ottoman and desk. Cell phone USB chargers in each bedroom. There are two comfortable leather couches and one super comfortable recliner in the living room.

Central air plus an additional portable air conditioner in the loft for extra cooling if needed in the supper. The skylights in the loft have been painted to tone down the light.

Private patio area in the back with a firepit and Weber grill, and for the outdoor cooking chef- and we have a unique brick wood-fired brick oven to enjoy outside in nice weather. Just let us know if you want to use the oven or firepit and we'll have some firewood available and even preheat the oven for you!. Guests are welcome to clip some herbs from the herb bed right next to the house (in season). Crib, stair safety gate, and high chair available upon request. Parking for three vehicles available - one in the back drive near the house and two on the street. Shared driveway with our office next door and we need access to the garage at all times. No large trucks or RVs - we have limited space.

Corner dinette in the kitchen for six, plus the dining table pulls out to accommodate up to 7 people. Antique dressers, tables, and Three Trails decor throughout. Living room with 48" HD TV, with Fire TV, and blue ray player. No landline phone. Free WiFi. Bring your own DVDs if you wish. You may also hook up a game console if desired.

Note: We have a few chickens in the back and sometimes they wander around the driveway but they won't bother you. The neighbors have chickens and ducks. There are no roosters around!

For our long term guests staying more than 14 days: We will provide clean sheets every week upon request. Please leave used towels on the floor next to the washing machine before you leave for the day. We will take care of the bed linens ourselves.

PLEASE NOTE: If you need the pull-out couch or crib please let us know in advance so we can have it made up for you.

This convenient location is 20 minutes or less from just about everything in the area: downtown, KC; the Sprint Center; The Plaza; Starlight Theater; Bartle Hall; Silverstein Eye Arena in Independence; The Main Event in Independence; The KC Zoo; Steamboat Arabia; World's of Fun and Ocean's of Fun; The Power and Light District; Royals and Chiefs Stadiums; and just 2 miles from the Historic Independence Square, the Community of Christ Temple, Children's Peace Pavilion, the Auditorium, Puppetry Arts Institue, local historic tours on the Square, the Vaile Mansion, the Bingham-Waggoner Estate, the Truman Home and Truman Library, the 1859 Jail, and the Owens-Rogers Museum where Ginger Rogers was born - (we own the museum, too). Convenient to stores, gas stations (Quick Trip is a block away). Easy access to main thoroughfares and highways.

Only up to 6 adults and 8 persons total may stay in this home per the city laws, and only the number of guests in the reservation may stay. The person renting must be staying in the house (for instance, no workers without the lead contractor on-site). A copy of the guest's driver's license is required - please send it via email prior to your stay.

Guest access
Go in the blue side door, and enter and exit through this door during your stay. We will send you the code before your arrival. The welcome book is on the kitchen counter. Guest access to the main level and upstairs loft. The basement is locked and not accessible by guests except in case of a tornado. Not handicapped accessible, there are stairs to the door and the second floor.

Other things to note
Two parking spaces in front, and one in back, facing the patio next to the house. Shared driveway with our office staff, so please do not block the drive or the garage 7 days a week. The person booking must also be staying in the house. Minimum age 25 for the responsible party. Please read the house rules in the manual in the house. Neighborhood highlights

This is in an older neighborhood with friendly neighbors right off a main street- there is a church right across the street, nearby restaurants, gas stations, and shopping is not far away. Not a luxury space, but very clean and comfortable and newly remodeled. Just a few miles to Independence Center and the 39th street corridor shopping area. Downtown Independence offers shopping, restaurants, and a theater. Be sure to visit the historic courthouse, the Truman Library, Truman Home, the Vale Mansion, and the 1859 Jail while you are here. Note: the Square is not within walking distance.
